No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

2elevator outages of 48 hours or more reported to TSSA since July 2022, about 51 days out of service in total, most recent Feb 22, 2023

TSSA lists 2 elevators serving 14 floors, installed around 2014. Ask whether elevator modernization is in the reserve fund plan.

Before you buy here

Five things the listing will not tell you about Carmelina Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Carmelina is one of the few mid-rise condos on the east Danforth that was designed from the start to fit a main street, not just to maximise height. It steps up from the sidewalk and back down to the houses behind it, and that shape creates terraces on the setback floors. For buyers who want a newer building near Woodbine without going to a big tower, it deserves a close look. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Carmelina Condos is a 12-storey condominium at 2055 Danforth Avenue, on the south side of the Danforth just west of Woodbine, in the Woodbine Corridor area, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. Condos.ca lists 147 suites, Tre Memovia as developer and Icon Property Management as manager; the architect was TACT Design. It was completed in 2015, and the condominium corporation is TSCC-2455, registered on 1 June 2015. Condos.ca says the fee includes heat, air conditioning, water, building insurance, parking and common elements.

A vacant lot that became a stepped mid-rise

Before Carmelina, this stretch of the Danforth had a gap in it. Discussion of the 2009 rezoning application on UrbanToronto describes the parcel as empty since 2001. It straddled two planning designations: mixed use along the Danforth and Neighbourhoods at the back, which is why the design had to respect the houses to the south.

The answer was a stepped building. The application described a profile rising from four storeys at the street to nine and then twelve, and dropping back to four at the rear. The existing zoning had allowed five storeys, so the extra height came through rezoning with the setbacks as the trade-off.

TACT Architecture’s firm, TACT Design, did the architecture, and Michael Krus of TACT handled the interior and residential design, according to UrbanToronto’s 2011 coverage of the renderings. The same firm was in the news at the time for King + Condos, a much taller downtown project, so Carmelina was a deliberately modest piece of work by comparison.

What the steps mean for the suites

A stepped building produces something a straight tower does not: terraces on the setback floors. If you are shopping here, the suites on the step-back levels are the ones to look at first, because a large outdoor space on the Danforth is hard to find at this price point.

Condos.ca lists suites from about 505 to 1,441 square feet, so the building covers everything from compact one-bedrooms to family-sized suites. The active listings when I checked were a one-bedroom in the 500s and a two-bedroom in the 700s, which is where most of the trading happens.

Ask about orientation before you buy. North-facing suites look over the Danforth itself, with the street life and the noise that come with it. South-facing suites look over the low-rise houses behind the building, and the upper floors on that side are the quietest in the building.

The numbers do not quite agree

Different sources give different suite counts. Condos.ca lists 147 suites, UrbanToronto’s 2011 renderings article said 140, and the 2009 application proposed 141. Plans often change between rezoning and registration, and 147 is the most recent figure, but the corporation’s declaration is the document that settles it.

The developer credit also varies. Condos.ca and UrbanToronto list Tre Memovia, while an UrbanToronto forum post on the rezoning names JFC Properties. Several partner firms were also involved, including Fusioncorp Developments and the Milborne Group on sales. It is not unusual for a project company to sit under a different name from the marketed developer.

None of this changes what you are buying. It does mean that if you are researching the builder’s track record, you should look at all of those names.

The same advice applies to the status certificate and the reserve fund study. Make sure every document you are given names TSCC-2455 at 2055 Danforth Avenue, and if the numbers in a listing do not match the declaration, the declaration wins. A good lawyer will catch this, but it helps to know it before you start.

Life just west of Woodbine

This end of the Danforth is quieter than Greektown to the west, with more local shops, cafes and family restaurants than destination dining. The Danforth subway line runs underneath, and the building’s position just west of Woodbine is the core of its appeal for commuters. The data panel on this page shows the station distances.

The 2009 application put the garage entrance and drop-off off Woodbine Avenue rather than the Danforth, which keeps cars out of the main-street frontage. Ground-floor commercial units were also part of the plan, so expect retail at the base.

To the south, the residential streets lead down toward the Beaches and Woodbine Beach. That gives you a quieter walk than many Danforth addresses, and it is one reason the building appeals to couples and young families.

The trade-off of a main-street address is that the Danforth is always changing. Shops turn over, patios come and go, and new mid-rise proposals may keep appearing along the avenue. That is mostly a positive for a building like this one, but if a quiet, unchanging view matters to you, a south-facing suite on an upper floor is the safer choice.

Price per square foot, and a reasonable fee

Condos.ca shows an average of about $841 per square foot for Carmelina. That is well above the 1970s to 1990s buildings in East York and a fair premium for a 2015 mid-rise on the subway line. It reflects the age of the building, its main-street location and the share of small suites, which always lift the per-square-foot average.

The two active listings when I checked were asking about $495,000 to $670,000. Asking prices are not sale prices; my building sold report shows what has actually traded.

The fee is the good news. The active listings averaged about $0.72 per square foot, and that covers heat, air conditioning, water and parking. Hydro is separate. For a building with concierge staff, that is a reasonable fee, and it suggests the corporation is not carrying an unusual cost load.

Concierge, a party room, a media room, a meeting room, a business centre and an outdoor patio make up the package. For a 12-storey building it is right-sized: enough to host and work from home without the operating cost of a pool.

Jatin’s honest take on Carmelina Condos

Who this building suits

Commuters who want the subway close by in a newer, smaller building; couples and young families who want access to the Beaches and the Danforth together; and buyers looking for a terrace, who should focus on the step-back floors. The smaller suites also suit first-time buyers who want to stay in the east end.

What I’d want you to check

At about 11 years old, the building is past its early warranty period and into the stage where the first reserve fund study updates matter. Read the reserve fund study and recent board minutes, and confirm whether any construction deficiencies were resolved. Check that parking and a locker are attached to the suite you want, check the terrace rules if you are buying on a step-back floor, and read the declaration for pet and leasing rules.

The value question

At about $841 per square foot with a fee around $0.72, Carmelina is fair value for a newer mid-rise on the east Danforth. You pay a premium over older East York buildings and get a stepped design, terraces and a reasonable fee in return. For a buyer who will live here, I think it is one of the better newer mid-rise options near Woodbine.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
