Living here
Renters, Airbnb and elevators at Edgewood Green
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Edgewood Green?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Edgewood Green
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Edgewood Green is a small, tucked-away townhouse condominium on a residential side street near Gerrard and Coxwell: 37 homes, registered in 1978, with garage parking and very little public information about it. That makes it easy to overlook, and it means the documents, not the marketing, will tell you whether a home here is a good buy. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Edgewood Green is a 37-unit condominium townhouse complex at 90 Edgewood Avenue, Toronto M4L 3H1, in the Woodbine Corridor neighbourhood near Gerrard Street East and Coxwell Avenue, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was built in 1978, and the condominium corporation is YCC-408, registered on 10 August 1978. Condos.ca lists Pro-House Management Ltd as the manager. No developer is recorded, and condos.ca does not publish what the maintenance fee includes.
Edgewood Green at a glance
A 1978 townhouse court off the main roads
Edgewood Green sits on Edgewood Avenue, a residential street in the Woodbine Corridor neighbourhood, close to Gerrard and Coxwell. Condos.ca records 37 units built in 1978. The condominium corporation is YCC-408, registered on 10 August 1978, and Pro-House Management Ltd is listed as the manager.
It is one of several small townhouse condominiums registered in this part of the east end in 1978. 50 Battenberg Avenue, a 35-home complex a few blocks south near Queen and Coxwell, was registered two months earlier. If you are shopping for an older condo townhouse in this pocket, it is worth looking at both.
The setting is the appeal. A side-street location keeps the complex away from the traffic and noise of Gerrard and Coxwell, while the shops and restaurants on those streets are still part of daily life. The data panel on this page covers nearby food, parks, transit and schools.
What we know, and what you need to confirm
Condos.ca lists three features: a parking garage, visitor parking and permission for barbecues. It does not record a developer, suite sizes, layouts or what the maintenance fee includes, and I could not find a published floor plan for the complex.
It records the complex as one floor. For townhouses, that usually reflects how the database files row housing, not the number of levels in each home, so do not read it as a bungalow. Ask the listing agent for the floor plan, the number of levels and bathrooms, and whether there is a finished lower level.
Parking deserves its own question. A parking garage in a 1978 townhouse complex can mean a shared underground garage or individual garages, and the two carry very different repair costs for the corporation. Find out which it is, whether a space comes with the home, and whether it is owned or assigned.
Heating and utilities are the other unknown. Most townhouses of this era have their own furnace and water heater, but that is not something I could confirm here. Ask what system the home has, how old it is, whether the water heater is owned or rented, and which utilities are billed to you directly. It all belongs in your monthly budget.

Living with a 48-year-old corporation
At 48 years old, the complex will have been through at least one cycle of replacing roofs, windows and exterior doors, and possibly brick repairs, fencing and paving. How well each cycle was planned and paid for decides what you inherit.
With 37 owners, costs are spread across more homes than in the tiniest east-end complexes, but a garage or roofing project is still a large bill per household. Read the reserve fund study, compare the balance with the work scheduled for the next ten years, and ask whether a special assessment or a fee increase has been discussed.
In townhouse condominiums, the declaration decides who repairs what. Some corporations look after every exterior element; others leave windows, doors, decks and fences to owners. Read it, because it changes both your monthly fee and what you might pay out of pocket.
A professional manager is a plus at this size. Confirm that Pro-House is still managing the complex, and ask how long the current firm has been in place and how often the board turns over.
Gerrard and Coxwell
This corner of the east end sits between Leslieville, the Danforth and the Beaches,, and it borrows a little from each. Gerrard Street has a long shopping strip to the west, and Coxwell runs south towards Queen Street and the lake.
Newer townhouse development has reached this area too. Bespoke Towns at 96 to 100 Coxwell Avenue, a 22-home condominium townhouse complex completed in 2020, is a useful comparison: new finishes and a fresh reserve fund, against a mature complex where the costs and the history are already on record.
For a buyer, the trade-off is simple. A newer complex gives you warranty coverage and modern layouts, but its first major repair cycle is still ahead of it. A 1978 complex like this one has been through those cycles, and the reserve fund study and minutes show you how it handled them. That track record is worth reading closely.
Pricing: how to judge a home here
Condos.ca does not publish an average price per square foot for Edgewood Green, and there were no active listings when I checked. With 37 homes, sales are infrequent. The data panel on this page shows recent MLS sales and rents for the complex.
When a home here comes up, I compare it with older condo townhouses nearby, including 50 Battenberg Avenue, and with small freehold houses in the Woodbine Corridor and Upper Beaches. The gap between a condo townhouse and a freehold house is what you are buying into, and the monthly fee is what you pay for it.
Because the fee inclusions are not published, get the current fee, the budget and the list of what it covers before you compare it with any other complex. For a proper read of what has sold here and nearby, ask me for a building sold report.

Amenities at Edgewood Green
There is no gym, pool or party room on record, so your fee is paying for the upkeep of the grounds, garage and shared structures rather than facilities. Being allowed a barbecue and having visitor parking are small things, but they are the ones townhouse owners use every week. Confirm both in the rules, since visitor spaces in small complexes are often limited and assigned.
Jatin’s honest take on Edgewood Green
Who this building suits
Buyers who want a townhouse on a quiet street in the east end and who value a smaller, settled complex over a new build. It suits first-time buyers moving up from a condo apartment and families who need more space than a one-bedroom tower suite offers.
What I’d want you to check
The status certificate, reserve fund study and two years of board minutes. Confirm the parking arrangement and the condition of the garage, who repairs windows, doors, roofs and fences, what the fee includes, the number of levels in the home, and the rules on pets and rentals. In a 1978 complex, ask what major work has been done in the last ten years.
The value question
If the reserve fund is healthy and the major exterior and garage work has been handled, a townhouse here can be a good-value way into the east end. If the documents show large repairs coming with little set aside, the lower price is the market warning you, and I would walk away.
