Living here

Renters, Airbnb and elevators at The Carlaw

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at The Carlaw?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Carlaw

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Carlaw is the building that brought mid-rise condo living to the corner of Dundas and Carlaw, and ten years on it is one of the more liquid buildings in Leslieville. It is not a converted factory, despite the loft branding, but it was designed to look at home among them. Most suites are small, the fees are reasonable, and the Ontario Line is coming. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Carlaw is a 12-storey, 311-suite condominium at 345 Carlaw Avenue and 1190 Dundas Street East in South Riverdale (Leslieville), part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was developed by Streetcar Developments, with Dundee Realty as a partner, designed by TACT Architecture and completed in 2015. The condominium corporation is TSCC-2493, registered on 30 October 2015, and Crossbridge Condominium Services is listed as the manager. Suites run from roughly 347 to 1,201 square feet. Maintenance fees include heat and water.

Brick at the ends, glass on the corner

The Carlaw replaced an older building on the site, which was demolished in 2013. UrbanToronto’s coverage during construction described an L-shaped building that wraps the Dundas and Carlaw corner, with staggered volumes and alternating facade treatments rather than one flat slab.

TACT Architecture used glass, steel and precast on the southwest corner and brick on the northwest and southeast ends, a deliberate nod to the warehouses and plants that once lined Carlaw Avenue. Principal architect Prishram Jain has called the style warm modernism, and it is a fair description: the building reads as new without fighting its older neighbours.

The sources differ on interiors. UrbanToronto’s project database credits Seven Haus Design, while its 2013 article credits Tact Design. I would not make a buying decision on that, but it is a reminder that marketing-era credits are not always consistent.

Mostly compact suites, and that shapes everything

Condos.ca lists suites from about 347 to 1,201 square feet across 311 units. The current listings tell the story: three of the four for sale are one-bedrooms under 600 square feet, and the fourth is a two-bedroom in the 600 to 699 band. This is a building of starter suites and investor units, with a smaller number of larger plans.

Streetcar also released townhouse-style urban towns at The Carlaw during sales, which gives the base of the building a different feel from the tower floors above. If you want your own front door and more space, ask specifically about those units.

Small suites mean a deep pool of comparable sales and plenty of renters, which is good for liquidity. It also means a lot of turnover in the elevators and hallways. Buyers who want a quiet owner-occupied building should know that going in.

Layout matters more than finishes in small suites. A 500 square foot one-bedroom with a proper bedroom door and a window in that bedroom will always sell better than a slightly larger plan with a sliding panel or an interior den. When you look at a resale here, judge the plan first, then the view, then the finishes.

Dundas and Carlaw today, and what is coming

This corner sits at the western edge of Leslieville, with the Carlaw corridor’s converted factories and studios to the south and Riverdale to the north and west. Streetcar built its sister project, The Taylor, right beside it, so the corner now has two buildings from the same developer.

The bigger change is transit. Metrolinx is building the Ontario Line through this area, with Gerrard Station planned near Gerrard and Carlaw and Leslieville Station to the south near Queen Street. Local transit writer Steve Munro was still tracking construction effects around both station sites in July 2026, so expect disruption on and around Carlaw for a while yet.

Once the line opens, the corner gains a rapid transit connection it has never had. The automatic panel on this page covers current transit and Walk Score; the point for buyers is that the location is likely to get more convenient, and the construction phase is the price of that.

Day to day, the Dundas streetcar runs past the door and Carlaw has become a street of cafés, studios and small offices in old industrial buildings. Suites facing Dundas or the corner will hear the street; suites facing into the L are calmer. Ask which side a suite faces before you book a second showing.

Price per square foot and the fee question

The building average sits around $884 per square foot. Small suites always carry a higher price per square foot than large ones, so do not compare a 450 square foot one-bedroom here with a 1,000 square foot loft on the same basis.

There are four active listings as I write this, asking roughly $400,000 to $650,000. Monthly fees across those listings run from about $415 to $635, or roughly $0.94 per square foot.

The fee includes heat and water only. Parking, where a suite has it, and hydro are not listed as included, and many of the smaller suites will not have parking at all. When you compare The Carlaw with an older Leslieville building whose fee looks higher, add those costs back before deciding which is cheaper.

The TRREB data panel on this page shows sold and leased medians over the last twelve months. With 311 suites there are usually enough trades for those medians to mean something, which is more than I can say for the boutique conversions nearby.

Amenities at The Carlaw

ConciergeGymParty roomRooftop deckGuest suitesBBQs permitted

A concierge, gym, party room, guest suites and a rooftop deck with BBQs is a complete package for a building of this size. The rooftop matters most in a building full of small suites, because it is effectively your outdoor space, and the guest suites save you from hosting visitors on a pull-out in 450 square feet.

Jatin’s honest take on The Carlaw

Who this building suits

First-time buyers who want Leslieville at an entry price, young professionals who will use the gym and rooftop, and investors looking for a rentable one-bedroom with a deep pool of tenants. It also suits buyers betting on the Ontario Line, provided they can live through the construction years. It is less suited to a family that needs three bedrooms, or to anyone who wants a small, quiet building where they know every neighbour by name; the boutique conversions on the side streets nearby do that better.

What I’d want you to check

This building is about ten years old, which is when the first round of warranty-era issues has been dealt with and the first big reserve fund items start to appear. Read the reserve fund study and the board minutes for anything on windows, balconies, the garage and the mechanical systems. Confirm whether the suite comes with parking or a locker, since the fee does not include parking. Check the rules on short-term and long-term rentals in the status certificate, given how many suites are leased.

The value question

At around $884 per square foot with fees under a dollar, The Carlaw is fairly priced for Leslieville rather than cheap. What you are paying for is a newer building with full amenities at a corner that will get better transit. For a first purchase you plan to hold for five years or more, I think that is a reasonable bet, as long as you are choosing a layout that will still be easy to sell. If you are unsure which plans resell best here, book a call and I will walk you through them.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
