Renters, Airbnb and elevators at 110 Southill Drive Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 110 Southill Drive Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 110 Southill Drive Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Don Mills was Canada’s model postwar suburb, and most of it is detached houses on curving streets. 110 Southill Drive is one of the townhouse complexes that let you live in that plan for less than the price of a house. It is 70 homes from 1974, close to the Shops at Don Mills, and it is 50 years old, which shapes everything I would check. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
110 Southill Drive Townhouses is a condominium townhouse complex of 70 homes at 85–125 Southill Drive, 2–70 Cottonwood Drive, 2–22 Burdock Lane and 950–960 Don Mills Road in North York’s Banbury-Don Mills neighbourhood, near Don Mills Road and Lawrence Avenue East. It was built in 1974. The condominium corporation is YCC-179, registered on 26 November 1974, and Summerhill Property Management is listed as manager. Condos.ca lists a parking garage, visitor parking and BBQs permitted, but does not name a developer or publish what the fee includes.
110 Southill Drive Townhouses at a glance
A townhouse complex inside a famous plan
Don Mills was planned by Macklin Hancock for E.P. Taylor and built mostly between 1953 and 1965, according to The Cultural Landscape Foundation. The plan set out residential quadrants, each with a school, church and park, a shopping centre at the middle, and walkways linking them to the river valleys. It was later recognised as a heritage site by the Ontario Heritage Foundation.
This complex came later, in 1974, after the original plan was largely built. That puts it in a later wave of Don Mills housing, when townhouse condominiums like this one added a different kind of family home to an area that was mostly detached.
For you, the useful point is that you are buying into a mature, well-planned neighbourhood with established trees, parks and walkways, in a home type that usually costs less than the detached houses around it.
Seventy homes on four streets
The addresses spread across Southill Drive, Cottonwood Drive, Burdock Lane and a short stretch of Don Mills Road. That matters when you pick a home. Homes facing Don Mills Road will hear a busy arterial road, while those set back on Burdock Lane or the inner parts of Cottonwood and Southill are usually quieter.
Condos.ca lists a parking garage and visitor parking. In a 1970s complex, a shared garage is usually the corporation’s largest single repair risk, because the waterproofing, concrete and drainage all wear out. Ask how parking works for the home you want, whether the space is owned or exclusive-use, and when the garage was last repaired.
With 70 homes, this corporation is mid-sized for a townhouse complex. Large projects are shared among more owners than in a very small complex, but it is still far smaller than a tower, so the reserve fund needs to be planned well.
Look at three numbers in the reserve fund study: the balance today, the spending planned over the next ten years and the yearly contribution. If the plan depends on steep fee increases or a special levy, you want to know that before you buy. Ask the manager directly whether any major project is being discussed at the board.

What a 1974 townhouse needs
Condos.ca does not name the original builder, and I could not confirm one from another source. Homes of this age have usually had at least one round of roofs, windows and doors, or have one coming. The reserve fund study will tell you which.
The declaration sets out who pays for each part of the home. Some townhouse corporations replace windows, roofs and exterior doors for every owner, while others leave parts of that to owners. Read the two documents together before you firm up an offer.
Inside, ask what has been renovated and whether work was done with permits and corporation approval. Have your inspector look at the electrical panel and wiring, the basement for moisture, and the age of the furnace and air conditioner. In a 50-year-old home, those items drive your first few years of costs.
Condos.ca lists BBQs as permitted. Confirm the exact rules on the status certificate, along with the rules on fences, decks, satellite dishes and exterior changes.
Living near Don Mills and Lawrence
The Shops at Don Mills, an open-air retail centre that replaced the original Don Mills Centre in the mid-2000s, is the area’s main shopping destination. Around it are the original Don Mills streets, with their curving roads and cul-de-sacs.
The Don River valleys are a big part of life here. In July 2026, the City of Toronto and the TRCA opened the first phase of the East Don Trail, a 6.3-kilometre multi-use trail that fills one of the largest gaps in the city’s ravine trail network. The data panel on this page shows nearby parks, transit and schools.
Lawrence Avenue and Don Mills Road are both busy, and most households here drive. The upside is quick access to the rest of the city by car, with the Don Valley Parkway a short drive west.
Pricing: thin listings, so look wider
There was a single home on the market when I checked, which is too few to quote a range, and condos.ca does not publish a price-per-square-foot figure for this complex. Seventy homes do not produce many sales in a year.
For comparables, I would use recent sales here, other 1970s townhouse condominiums in Don Mills and Parkwoods, and semi-detached homes nearby. Adjust for parking, finished basements, renovations and the monthly fee.
I could not find what the fee includes. Ask whether water, building insurance, exterior maintenance, snow removal and garage costs are covered, and how each home is heated. For aggregate sale figures, use the data panel above or my sold report.

Amenities at 110 Southill Drive Townhouses
There are no shared recreation facilities listed, which is typical of townhouse complexes of this era. What you get is indoor parking and the grounds; the neighbourhood itself, with its parks, walkways and valley trails, does the work an amenity floor would do in a tower.
Jatin’s honest take on 110 Southill Drive Townhouses
Who this building suits
Families who want to be in Don Mills but cannot stretch to a detached house, and downsizers from the area who want to stay close to the Shops at Don Mills and their community. It also suits buyers who value the trees, parks and valley trails more than a new kitchen. If you are renovating anyway, an original home here can be a good canvas, as long as the corporation’s approval rules fit your plans.
What I’d want you to check
Start with the parking garage and the reserve fund study: what has been done, what is planned and whether contributions keep pace. Read the declaration for who pays for roofs, windows and doors. Ask for recent board minutes, the budget and the insurance deductibles. Inside the home, focus on electrical, basement moisture and heating and cooling equipment, and pick a home away from Don Mills Road if noise bothers you.
The value question
The value case is location. You get a Don Mills address, a mature neighbourhood and indoor parking for less than a house nearby. Whether a given home is good value depends on its renovation level and on the corporation’s reserve fund, so I would weigh those two before the asking price.
