Living here
Renters, Airbnb and elevators at 150 Neptune Drive Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 150 Neptune Drive Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 150 Neptune Drive Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

150 Neptune Drive is a small building by tower standards: 72 suites over 13 storeys, completed in 1975. Small means fewer neighbours, fewer listings and a budget shared by fewer owners, and every one of those cuts both ways. If you want a large suite with an outdoor pool and a tennis court at one of the lowest prices per foot in the city, this is worth a careful look. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
150 Neptune Drive Condos is a 13-storey, 72-suite condominium at 150 Neptune Drive in North York’s Englemount-Lawrence neighbourhood, between Bathurst Street and Allen Road north of Lawrence Avenue West. Condos.ca lists Victoria and Grey Company as developer and builder and the completion year as 1975. The condominium corporation is YCC-222, registered on 25 September 1975, and Nadlan-Harris Property Management is listed as manager. Condos.ca lists the fee as covering common elements, heat, air conditioning, cable TV, building insurance and water.
150 Neptune Drive Condos at a glance
Seventy-two suites, and why the count matters
A 72-suite building runs differently from a 300-suite one. Every major repair, from the roof to the elevators, is divided among fewer owners, so the cost per suite of any big project is higher. On the other hand, a small owner group can be easier to engage, and boards in buildings like this often know the building very well.
Condos.ca lists Victoria and Grey Company as developer and builder. I could not find a published history of the building or its architect, so I will not add one. The corporation, YCC-222, was registered in September 1975, three years after its neighbour at 130 Neptune Drive.
The two buildings are separate corporations with separate boards, budgets and reserve funds, and condos.ca lists different managers. If you are deciding between them, compare the status certificates side by side, not just the suites.
Size also shapes governance. With 72 owners, a handful of votes can carry a decision at an owners’ meeting, so it is worth reading the last two years of minutes to see how the board communicates and how owners have responded to major spending.
Big suites, and not many of them for sale
The listing data I have for 150 Neptune is thin. The suites on the market when I checked were three-bedroom plans of roughly 1,270 square feet, which tells you the scale the building was designed around. I do not have a full range of plans, so ask for the floor plan of any suite you view.
In my experience, mid-1970s plans tend to have separate dining rooms, enclosed kitchens and generous storage. Ask what has been updated and whether the corporation approved any changes to walls, plumbing or electrical. In a small building, a renovation also affects more of your neighbours, so read the renovation rules early.
Low turnover is the practical issue. With 72 suites, there are long stretches with nothing listed, and there may be only one suite available when you are ready to buy. Patience matters more here than in a big tower. When a suite does come up, be ready to move.

What the fee covers
Condos.ca lists common elements, heat, air conditioning, cable TV, building insurance and water in the fee. Two things are missing from that list: hydro and parking. Budget for your own electricity, and ask whether a parking space comes with the suite and whether there is a separate charge for it.
The fee on the listing data I have is high in absolute terms, which is normal for a large suite in an older building with heating and cooling included. What you want to know is how it is spent. Ask for the current budget, the reserve fund contribution and the history of fee increases over the past few years.
Heat and cooling in the fee mean the corporation carries the energy risk. In a small building, a jump in gas prices or insurance premiums is shared by fewer owners, so it shows up in each fee more quickly.
Daily life north of Lawrence
Neptune Drive sits in a residential pocket north of Lawrence Avenue West, with Bathurst Street to the east and Allen Road to the west. Bathurst is the everyday shopping street and Yorkdale Shopping Centre is a short drive away. The panel beside this review covers transit, schools and parks.
South of Yorkdale, Toronto Community Housing is partway through the Lawrence Heights revitalization, a roughly 100-acre, four-phase rebuild with 1,208 replacement rental homes and 4,092 market homes, expected to finish in 2039. Expect construction nearby for years, and new streets, parks and services as it is completed.
Neptune Drive is a street of apartment buildings of many types and ages, from condominiums like this one to the Toronto Community Housing buildings nearby. It is practical rather than polished, and the price per foot reflects the location as well as the building’s age.
Pricing: about $322 per square foot
Condos.ca puts the building average at about $322 per square foot. That is lower than 130 Neptune Drive next door, at about $341, and a fraction of what newer North York towers ask. Buyers price in the age, the size of the fee and the capital work an over-50-year-old building faces.
The listing data I have shows the same suite figures twice, which looks like one suite listed twice, so I will not quote an asking price here. With so few listings, a single sale can move the building average a long way, so treat the per-foot figure as a guide rather than a benchmark.
For recorded sales, use the 12-month data in the panel. If you are weighing this building against 130 Neptune, a building sold report covering both is the quickest way to see how they actually trade against each other.

Amenities at 150 Neptune Drive Condos
An outdoor pool and a tennis court are unusual in a building of only 72 suites, and for families they are the real draw. They are also costs shared among few owners, so check what the reserve fund study says about resurfacing the court and rebuilding the pool.
Jatin’s honest take on 150 Neptune Drive Condos
Who this building suits
Families and downsizers who want a three-bedroom-sized suite in a quiet, small building, and who value a pool and tennis court over a concierge desk. It also suits a patient buyer who is happy to wait for the right suite rather than choose between several. Buyers who like knowing their neighbours will feel at home in a building this size.
What I’d want you to check
The reserve fund study comes first. In a 1975 building, look at windows and balcony doors, balcony slabs and railings, elevators, the roof, the garage, the pool and the heating and cooling plant, and whether those items are funded. Because there are only 72 owners, ask whether there have been special assessments and whether any are planned. Confirm parking, since it is not listed in the fee. Condos.ca flags a pet restriction; I have not seen the rules, so read the declaration and rules if you have a pet.
The value question
At about $322 per square foot, the price per foot is about as low as Toronto condominiums go. The question is the cost of keeping a small, older building in good shape. If the reserve fund and the board minutes show a well-planned building, I think this is a strong space-for-money buy for someone planning to stay. If they show a list of unfunded projects, the low price per foot may simply be the market pricing that in.
