Can you Airbnb a unit at Yorkdale Condominiums II?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Yorkdale Condominiums II

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Yorkdale Condominiums II is the second market condo built in phase one of the Lawrence Heights revitalization, one of the largest neighbourhood rebuilds in Toronto. You are buying into a 2022 building of 306 suites, but you are also buying into a district that will keep changing around you for years. That is the opportunity and the inconvenience in one sentence. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Yorkdale Condominiums II is a 15-storey condominium with 306 suites at 106-120 Varna Drive and 217 Ranee Avenue, in Englemount-Lawrence in North York, south of Yorkdale Shopping Centre and beside Allen Road. It was developed by Context Development and Metropia, with KPMB Architects and Page + Steele / IBI Group Architects named on the project. Toronto Community Housing lists it as completed in 2021, and the condominium corporation, TSCC-2937, was registered on 8 September 2022. Condos.ca lists Daniels Home Management as the manager.

The first market homes in a 100-acre rebuild

Lawrence Heights is a roughly 100-acre community that Toronto Community Housing is rebuilding with private partners. The plan replaces the original rent-geared-to-income homes with new ones and adds market condos, townhouses, new streets, parks and retail, for a total of about 5,000 new homes over the full build-out.

Context and Metropia were chosen as the developer partner for phase one, which covers about 25 acres. That phase launched in 2014 as The Yorkdale Condominiums I and II: two mid-rise market buildings of 14 and 15 storeys on opposite sides of Allen Road, built alongside seven- and eight-storey replacement rental buildings. Metropia reported that the first release sold out in about four weeks.

This building is the second of the two. Toronto Community Housing lists 160 Flemington Road, the first market condo, as completed in 2018, and 120 Varna Drive as completed in 2021; the corporation registered in September 2022. Toronto Community Housing now describes four phases in all, with overall completion anticipated in 2039.

The architecture team is worth noting. KPMB Architects, one of Toronto’s best-known design firms, is named on the Yorkdale Condominiums alongside Page + Steele / IBI Group, a firm with a long record of residential towers. That pairing is more design pedigree than you usually find at this price point in North York.

A mixed-income building by design

The revitalization was planned so that market owners and social housing tenants share the same new streets, parks and services rather than being separated. For most buyers that is simply part of a modern city neighbourhood, and it is the reason the area is getting new infrastructure at all.

What matters for you as an owner is how your own corporation is run. Ask for the reserve fund study, the budget and recent board minutes, and confirm whether any shared facilities, roads or parking are governed by a shared facilities agreement with neighbouring parcels. In a master-planned site, those agreements can affect what you pay and who maintains what.

It also helps to know the plan for the blocks around you. Toronto Community Housing says the full plan includes new parks, a school, a community centre and retail, and the City is designing a community and recreation centre as a key part of the next phase. Ask the property manager or board what they know about the timing of work on the neighbouring parcels.

Suites, parking and the Allen Road question

With 306 suites, the building carries a wide mix of plans, from compact layouts to larger suites with a den. At the time of writing there were ten suites listed for lease against two for sale, which shows how much of the building is rented out. Expect a strong lease market and plenty of investor-owned suites.

Pre-construction buildings of this vintage often squeezed two-bedroom plans into very small footprints. If you are looking at a compact two-bedroom, check the second bedroom for a window and a closet, and whether a queen bed fits with room to walk around it. Plans with a proper den give you a real home office.

The two Yorkdale buildings were set either side of the elevated Allen Road and the Spadina subway line. Suites facing the expressway will hear it, and some will see the trains. Suites facing into the new neighbourhood will be quieter. Choose your exposure deliberately; it will affect both your daily life and your resale.

Living south of Yorkdale

Yorkdale Shopping Centre is a short walk north, which gives the building an unusual depth of everyday shopping and restaurants for a North York address. Yorkdale subway station sits on the same corridor, and Highway 401 is minutes away by car. The data panel on this page shows the exact transit, school and walkability figures.

The other side of that coin is construction. Later phases of Lawrence Heights will bring cranes, road work and new buildings to the blocks around you, likely for years. If you want a finished, settled street, this is not it yet. If you want to buy early in an area that is being rebuilt with new parks and services, that is the case for it.

Compared with its sister building across Allen Road, Yorkdale Condominiums I, this one is newer and its corporation younger. When you are choosing between them, compare the fee per square foot, the reserve fund position and the exposure of the specific suite rather than assuming the two are interchangeable.

Pricing and fees

At the time of writing there were two active resale listings asking between $429,900 and $739,900, with monthly maintenance fees between about $471 and $1,128. That spread reflects the range of suite sizes in the building more than anything else.

I could not confirm what the maintenance fee includes, so ask for the status certificate and check whether heat, water and parking are covered or billed separately. Newer buildings often meter hydro and sometimes water and heat per suite. Beanfield Fibre is listed as available.

With ten suites for lease against two for sale, renters are a big part of this market. That supports investors, but it also means owner-occupiers should check the rules on short-term rentals and move-ins. Aggregate sale and lease figures for the building are in the data panel on this page.

Jatin’s honest take on Yorkdale Condominiums II

Who this building suits

First-time buyers and investors who want a newer suite close to Yorkdale and the Spadina subway line at a lower entry price than buildings closer to Yonge, and buyers who are comfortable living through the next phases of a large neighbourhood rebuild.

What I’d want you to check

Ask for the status certificate, the reserve fund study and any shared facilities agreements with neighbouring parcels. Confirm what the fee includes, whether the suite has parking and a locker, and the leasing rules. Look hard at exposure: Allen Road-facing suites trade differently from suites facing into the neighbourhood. Ask about the construction timeline for adjacent phases. Finally, ask whether the original developer still holds any unsold or rental suites, since that can affect both voting at owners’ meetings and resale competition.

The value question

The value case is a 2022 building with established resale and lease activity, next to a major mall and subway line, in a district that is getting new parks and services. The trade-off is years of construction nearby and a large rental share. For an investor, the lease demand is a plus. For an owner-occupier, pick the right exposure and the right plan. Book a call and I will compare it with other buildings near Yorkdale.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
