Leases 38%Sales 62%

Mostly owner-occupied. Of 13 deals here in the last 24 months, 5 were leases and 8 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Crystal Towers?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Crystal Towers

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Crystal Towers is the building I point to when a buyer near Bathurst and Lawrence wants space more than shine. It is a 14-storey, 126-suite condominium from 1997 on Covington Road, with suites that run past 1,600 square feet, an outdoor pool and a fee that already covers parking, water and cable. The trade-off is age, and I will walk you through what that means. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Crystal Towers is a 14-storey, 126-suite condominium at 2 Covington Road in the Englemount-Lawrence neighbourhood of North York, Toronto, close to Bathurst Street and Lawrence Avenue West. It was completed in 1997, and the condominium corporation, MTCC-1168, was registered on 10 November 1997. Condos.ca does not name a developer and lists Nadlan-Harris Property Management as the manager. Suites run roughly 555 to 1,646 sq ft. Maintenance fees cover common elements, building insurance, parking, water and cable TV.

A 1990s tower built for people who wanted room

Crystal Towers belongs to the late-1990s wave of North York condos, when many buyers on this part of Bathurst were moving out of houses nearby and did not want to give up square footage. The numbers show it. Suites here run from about 555 to 1,646 square feet, and the top of that range is larger than most of what has been built in North York in the past decade.

It is a 14-storey tower with 126 suites, which works out to roughly nine suites a floor. That is moderate for a tower. You share each corridor with fewer neighbours than in a 40-storey building, and the elevators serve a smaller population.

The building also has a neighbour with a similar name. Encore at Crystal Towers sits next door at 8 Covington Road, and buyers searching the street will often see listings from both. Check which building a listing is actually in before you compare fees, because a different building means a different budget, reserve fund and set of rules.

What the fee covers, and the cable question

Condos.ca lists the fee here as covering common elements, building insurance, parking, water and cable TV. Parking is the line I care about most. In many newer buildings parking is bought separately and carries its own monthly charge, so a fee that includes it cannot be compared directly with one that does not.

Cable TV in the fee is a mixed blessing. It was a selling point in 1997, fewer buyers use it now, and you pay for it either way while it sits in a bulk contract. Ask the manager when that contract ends and whether the board has looked at switching to bulk internet, which is what most buyers actually want today.

Heat and hydro are not listed as included, so confirm in the status certificate how each suite is heated and metered. That decides your winter bill, and it is the piece most people forget when they compare this building with another.

The two suites on the market in October 2026 carried fees of roughly $950 to $1,000 a month. That is a real monthly number, and the honest way to judge it is total cost: fee plus parking plus cable or internet plus heat, building against building, not fee against fee.

The pool, the guard and the amenity reality

The amenity list is practical rather than flashy: an outdoor pool, a sauna, concierge, a security guard and a security system, bike storage and an underground garage. Condos.ca lists pets as permitted, but read the declaration and rules for any size or number limits before you assume your dog qualifies.

An outdoor pool in a 126-suite building is a summer amenity with year-round costs. Pumps, filters, the deck and eventually the pool itself all sit in the reserve fund. That is not a reason to avoid the building; it is a reason to read the reserve fund study with the pool line in mind.

For most owners, the staffed front desk and the guard matter more day to day than the pool. Staffing is also usually one of the largest lines in any condo budget, which helps explain where the fee sits.

Bathurst and Lawrence, and the change to the west

Day to day, this is a Bathurst Street address. Bathurst here is a long run of shops, bakeries, places of worship and everyday services, and Lawrence Avenue gives you a straight run west toward Lawrence Square and the Allen Road. Transit, schools and walkability are in the data panel on this page.

The bigger story is to the west. City council’s Lawrence Allen Secondary Plan covers the area bounded by Highway 401, Bathurst Street, Lawrence Avenue West and Dufferin Street, and Crystal Towers sits at its south-east corner. The plan allows the replacement of 1,208 social housing units and the addition of about 4,400 market units over 20-plus years.

For an owner here, that means years of construction nearby, followed by a larger and more mixed neighbourhood with new streets, homes and retail. Buyers planning to hold for the long term may see that as upside. Buyers who want quiet next year should pay attention to which way a suite faces.

Price per square foot: what $635 buys here

Condos.ca puts the building average at about $635 a square foot. That is well below the smaller midtown buildings closer to Yonge and Avenue Road: condos.ca shows about $800 a square foot at The Lawrence Park Condominiums at 2727 Yonge Street and about $1,163 at 1717 Avenue Road, a 2011 building.

Two suites were listed for sale in October 2026, asking between $479,900 and $579,900, and none were listed for rent. With so few listings, the asking range tells you little on its own. The sold data panel on this page is the better guide, and I would want a few recent sales of similar size before setting a price.

On a large suite, the low per-square-foot figure is the attraction. At the building average, a 1,200-square-foot suite works out to roughly $760,000, which buys house-like room sizes for the price of a much smaller new condo. You pay for that in age, a higher fee and finishes you may want to update.

This is a staffed building with a summer pool, not a resort. The concierge and guard matter most to owners who travel or live alone, and the sauna and outdoor pool are a pleasant extra rather than the reason to buy.

Jatin’s honest take on Crystal Towers

Who this building suits

Downsizers from the surrounding neighbourhoods who want a large suite with parking included, buyers who like a staffed lobby, and people who want to stay close to the Bathurst Street shops and community they already use. It also suits patient buyers who see the Lawrence Allen redevelopment as long-term upside rather than a nuisance.

What I’d want you to check

This building is nearly 30 years old, which is the age when windows, balcony doors, the garage membrane, elevators and major mechanical equipment come up for replacement. Read the reserve fund study and the last few years of board minutes for those items and for any planned special assessment, and ask what the outdoor pool costs to run. Confirm how your suite is heated and metered, when the cable contract ends, and which parking space and locker are tied to the unit.

The value question

At about $635 a square foot with parking included, the value case is space. If you need 1,000 square feet or more, you can get it here for far less than in a newer building, and the fee is easier to justify on a large suite. If you only need a one-bedroom, I would compare total monthly cost carefully against newer options nearby before choosing a 1997 tower. You can book a call and I will run that comparison with you.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
