Living here
Renters, Airbnb and elevators at 897 Sheppard Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 897 Sheppard Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 897 Sheppard Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

897 Sheppard packs a rooftop deck, a gym and a sauna into a building most people drive past without noticing. It is three storeys and 24 suites, registered in 1993, and its fee pays hydro, heat, air conditioning, water and parking. For a buyer who wants one predictable monthly cost and a quiet building, it is worth a look. For one who wants a doorman and a pool, it is not. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
897 Sheppard Condos is a three-storey, 24-suite low-rise condominium at 897 Sheppard Avenue West in the Clanton Park area of North York, Toronto, west of Bathurst Street. It was built in 1993, and the condominium corporation is MTCC-1051, registered on 16 April 1993. AA Property Management is listed as the manager. Suites range from about 670 to 990 sq ft. Maintenance fees include common elements, heat, hydro, air conditioning, parking, building insurance and water.
897 Sheppard Condos at a glance
Twenty-four suites, three storeys, a rooftop
This is a genuinely small building. With 24 suites over three floors, there are fewer households here than on one floor of most towers, and the board is made up of people you will see in the hallway.
What surprises buyers is the amenity list. Condos.ca records a rooftop deck, a party room, a gym, a sauna, an enterphone system, visitor parking, a security system and permission to barbecue. That is a lot of shared space for 24 households.
The rooftop deck is the feature I would look at first. On a low building in a neighbourhood of houses and low apartment blocks, a roof terrace gives you open sky and evening sun that a ground-floor patio cannot. Ask about its condition and when the roof membrane beneath it was last replaced, because rooftop decks and roofs age together.
Suites and layouts
Suites here run from about 670 to 990 square feet. That fits one-bedrooms, one-plus-dens and modest two-bedrooms, and it suits singles, couples and downsizers better than families.
Early-1990s suites tend to be laid out with more separation between rooms than newer open-plan condos, which many owners prefer. Original kitchens and bathrooms will be more than 30 years old unless updated, so the condition of the individual suite matters as much as the building.
Parking is in the fee, which is useful on a corridor where most households drive. Confirm whether the space is underground or surface, and whether a locker comes with the suite, because in small buildings storage is often limited.
I could not confirm ceiling heights, balconies or whether the building has an elevator from a published source. In a three-storey building, the last point is worth checking in person if stairs are a concern.

A fee that covers nearly everything
The fee includes common elements, heat, hydro, air conditioning, parking, building insurance and water. Bundling hydro and air conditioning is unusual and makes your monthly cost close to one number year-round, with no surprise summer cooling bill.
That also means the fee will look high next to a newer building with separate meters. Compare total monthly cost, not the fee alone: add hydro, heating, cooling and parking to the other building’s fee before you decide which is cheaper.
In a small, older corporation, bundled utilities also expose every owner to energy price changes. Ask how the fee has moved over the past five years and how much of the budget goes to utilities, so you understand how sensitive your monthly cost is to rates. A corporation that has signed fixed-rate energy contracts, or upgraded its heating and cooling equipment, is in a better position than one that has not.
Sheppard West between Bathurst and the Allen
This part of Sheppard Avenue West is covered by the City’s Sheppard West/Dublin Secondary Plan, which aims for a mix of homes, shops, services and offices along the avenue. It concentrates commercial uses at the Bathurst, Wilson Heights and Allen intersections, and prefers ground-floor shops with homes above elsewhere on the strip.
The plan’s written limit for most buildings on the strip is five storeys, which is why the nine-storey proposals nearby have needed Official Plan amendments. Buyers here should read that as a sign of pressure: the corridor is being asked to take more height than the original plan allowed.
That policy is why low and mid-rise condos keep arriving along the corridor. In 2017, UrbanToronto reported a nine-storey, 69-unit proposal designed by Kirkor Architects at 813 to 817 Sheppard Avenue West, a block from a near-identical project at 740 to 748 Sheppard West whose planning applications Council approved in 2016. Check the current status of both, because they shape what the street will look like over the next few years.
Clanton Park, where condos.ca places this building, is largely residential on its side streets. Transit, schools and nearby shops are in the panel on this page.
Price per square foot in context
Condos.ca shows an average of about $531 per square foot here. For a building with this many utilities in the fee and a rooftop deck, that is a modest number for North York, and it reflects the building’s age and small size.
There was one suite listed for sale when I checked in October 2026, so I will not quote it. With 24 suites, sales are infrequent, and the recorded sales in the panel on this page are a more reliable guide than any single asking price.
For a fair comparison, look at the newer mid-rises along Sheppard West. They will ask more per square foot and carry lower fees, but you will pay hydro, cooling and often parking separately. Put both on a monthly basis before choosing.
Also think about resale. A 24-suite building does not produce many comparable sales, so pricing a suite here takes judgement, and selling one can take longer than in a large tower. That is not a reason to avoid it, but it is a reason to buy a suite you will be happy to live in for years.

Amenities at 897 Sheppard Condos
For a 24-suite building, this is a full package: a roof terrace for summer, a gym and sauna for winter, and a party room for hosting. Every one of them is maintained by a small group of owners, so ask what each costs to keep running.
Jatin’s honest take on 897 Sheppard Condos
Who this building suits
Singles, couples and downsizers who want a quiet, small building with one all-inclusive monthly payment, and who will actually use a rooftop deck, gym and sauna. It also suits buyers who want to stay near Bathurst and Sheppard without moving into a tower.
What I’d want you to check
At more than 30 years old, the roof, rooftop deck, windows, garage and heating and cooling plant are all at the stage where the reserve fund study should show planned work. Read it, and read recent board minutes, with 24 owners sharing each bill in mind. Confirm the parking space and locker for the suite, whether there is an elevator, the age of the suite’s kitchen and bathrooms, and the fee history over five years.
The value question
At about $531 per square foot with almost every bill included, the value case is good for an owner-occupier who plans to stay. It is weaker for an investor, because a full-inclusive fee cuts into rental returns. Book a call and I will compare it with the newer buildings along Sheppard West.
