Living here
Renters, Airbnb and elevators at Nordic Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 298 deals here in the last 24 months, 262 were leases and 36 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Nordic Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Nordic Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Nordic is the newest building in the Wilson station cluster, and the one I show buyers who want a brand-new suite with an architect’s name on it at a price below most of midtown. It was designed by gh3, a Toronto firm better known for public buildings than condos. It is also a building whose first years are still being written, which affects what you need to check. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Nordic Condos is a 12-storey condominium at 470 and 500 Wilson Avenue, on the north side of Wilson Avenue just east of Wilson subway station in North York’s Clanton Park neighbourhood. Condos.ca lists 437 suites; UrbanToronto reported 429 condominium units plus rental replacement suites. It was developed by Collecdev, designed by gh3, with amenity interiors by ESQAPE Design, and completed in 2024. The condominium corporation is TSCC-3087, registered on 4 December 2024. Condos.ca lists the fee as covering common elements, building insurance and water.
Nordic Condos at a glance
A gh3 building on the site of older rentals
Nordic replaced a row of older buildings on the north side of Wilson Avenue between Faywood Boulevard and King High Avenue. SkyriseCities reported that the project replaces the 160 rental units that were demolished, with rental replacement suites built into the new complex alongside the condominium units.
The architect is gh3, a Toronto firm best known for parks, pavilions and public buildings rather than condominiums. SkyriseCities describes the project as 12 storeys, topping out at about 41 metres over Wilson Avenue, and condos.ca lists two addresses, 470 and 500 Wilson. ESQAPE Design did the amenity interiors.
The rental replacement suites are worth understanding before you buy. They may be owned by a single entity and rented at controlled rents, and how they share costs and amenities with condo owners is set out in the declaration. Ask your lawyer to explain that structure as part of the status certificate review.
Compact suites, and the counts that do not match
Condos.ca records suites from about 440 to 807 square feet. That is a tight range, and it means this is a building of studios, one-bedrooms and compact two-bedrooms, with nothing large. The current listings include two-bedroom layouts in the 500 to 600 square-foot band, which will be efficient rather than roomy.
Suite counts differ by source. Condos.ca lists 437 suites; UrbanToronto and SkyriseCities reported 429 condominium units, with the rental replacement suites counted separately in one report and together in another. The status certificate and the registered declaration will give you the true figure.
Before you buy a compact two-bedroom, check where the second bedroom’s window is, whether both bedrooms have closets, and how the kitchen sits in the living space. Some layouts in this size range work well and others are hard to furnish.
The size range also shapes resale. When you sell, your buyer will mostly be a first-time buyer or an investor comparing your suite with the same plan a few floors away, and with similar suites at The Rocket and Southside. Suites with a better exposure, a larger balcony or parking will hold their value best, so pay attention to those details now.

New building, early years
Collecdev built Nordic with a two-level underground garage, which UrbanToronto reported required excavation to almost 10 metres. Condos.ca lists a concierge, gym and party room among the amenities, and the full ESQAPE-designed package may be larger. Ask for the amenity list in the disclosure documents rather than relying on a listing.
Condos.ca does not list a property manager for the building. In a corporation registered in December 2024, management may have changed hands from the developer’s choice to one picked by the owners’ first board, so confirm who runs the building today and what contract they are on.
A building this new is also inside its Tarion warranty periods. That is a real protection, but it depends on owners and the board filing claims on time, so ask what deficiencies have been reported for the common elements and for the suite you are buying.
Two street addresses usually mean two entrances or lobbies within one corporation. Ask which entrance serves the suite you are looking at, where the elevators and garbage rooms are, and how the concierge covers both sides. These are small things on a viewing and big things once you live there.
Wilson station and the cluster around it
Nordic sits just east of Wilson station, at the western end of a group of newer buildings that includes Gramercy Park, The Station, The Rocket and Southside on Tippett Road. Together they have made this part of Wilson Avenue one of North York’s more concentrated condo pockets.
For an owner, the draw is simple: the subway, the Allen Road and Highway 401 all within easy reach, and Yorkdale a short trip south. The trade-off is that the neighbourhood is still adjusting, with construction on nearby sites and shops that are still catching up. The panel beside this review shows the transit, schools and food.
Pricing: new-build pricing, near the top of the Wilson cluster
Condos.ca puts Nordic’s average at about $805 per square foot. That is below The Rocket on Wilson at around $848 and above Gramercy Park at around $739, The Station at around $682 and Southside at around $669. For the newest building in the group, that is about where I would expect it.
Four suites were listed for sale when I checked, asking from about $379,000 to $589,900, with monthly fees of roughly $431 to $612. Across those listings, fees average about $1.00 per square foot, and condos.ca lists only common elements, insurance and water as included, so hydro and heating are on top.
Eleven suites were listed for rent at the same time, so if you are buying to lease, expect competition from near-identical suites. For actual trades, use the 12-month panel data, and ask me for a building sold report comparing Nordic with The Rocket and Gramercy Park before you make an offer.

Amenities at Nordic Condos
Condos.ca lists a concierge, gym and party room, which covers the daily basics for a commuter building. Ask for the full amenity schedule, since ESQAPE Design was hired for the amenity spaces and the package may be larger than the listing shows.
Jatin’s honest take on Nordic Condos
Who this building suits
First-time buyers and commuters who want a brand-new suite near Wilson station, and buyers who care about architecture and want a gh3 design at a North York price. It also suits investors who are comfortable with an active leasing market and plenty of competing units. It is not for anyone who needs more than about 800 square feet.
What I’d want you to check
Confirm the property manager, since condos.ca does not list one. Ask what Tarion claims have been filed and what deficiencies remain. Have your lawyer explain how the rental replacement suites fit into the corporation and its costs. Read the first reserve fund study and budget to see whether fees were set realistically, check the suite count on the declaration, and confirm whether the suite includes parking and a locker.
The value question
At around $805 a square foot, Nordic is priced as the new building it is, between Gramercy Park and The Rocket. You pay for newness, the architect and the subway location, and you get small suites in return. For an owner-occupier who will stay a few years and wants a brand-new suite, I think it is fair. For an investor, compare the rent you can get with the fee and the competition from the other units for lease.
