Living here
Renters, Airbnb and elevators at Diva Condo
Do mostly owners or renters live here?
Mix of owners and renters. Of 15 deals here in the last 24 months, 7 were leases and 8 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Diva Condo?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Diva Condo
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Diva Condo is a nine-storey building on Sheppard Avenue West, just west of Bathurst, and its defining choice was made at the planning stage: 80 of the 107 suites were approved as two-bedrooms. That makes it unusual among newer North York condos, which are often dominated by one-bedrooms. If you need a real second bedroom without moving to a tower, start here. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Diva Condo is a nine-storey, 107-suite mid-rise condominium at 741 Sheppard Avenue West, on the southwest corner of Harlock Boulevard in the Clanton Park area of North York, Toronto. It was developed by Tor-Bel Group, designed by KFA Architects and completed in 2019. The condominium corporation is TSCC-2728, registered on 15 August 2019, and Icon Property Management is listed as the manager. Suites range from about 510 to 1,210 sq ft.
Diva Condo at a glance
A mid-rise built to the avenue plan
Diva went up on an empty lot at 741 to 747 Sheppard Avenue West. City Council approved the zoning changes in July 2015, construction was under way by 2017, and the building was complete by May 2019.
KFA Architects designed it as a classic Avenues-style mid-rise, which is what the City’s Sheppard West/Dublin Secondary Plan calls for: shops at street level and homes above. The plan included about 310 square metres of street-front retail and eight new street trees along the frontage.
The massing was shaped around its neighbours. The south side steps back as the building rises, so it does not loom over the houses behind it, and upper-floor step-backs on the other sides reduce bulk and protect privacy for the townhomes to the west. Those terraced upper floors are where you will find the units with the most outdoor space.
The exterior combines precast concrete, brick, steel and glass. It is a restrained building rather than a showpiece, and it fits the low and mid-rise scale of this part of Sheppard.
Two-bedrooms are the point
At approval, the suite mix was 21 one-bedrooms, 80 two-bedrooms and 6 three-bedrooms. Final layouts can shift during sales, but the building was clearly designed for couples, small families and buyers who want a home office.
Condos.ca lists suites from about 510 to 1,210 sq ft. The low end is a compact one-bedroom; the high end is a three-bedroom that competes with a townhouse. Many of the two-bedrooms will sit in the middle of that range, so check the plan for split versus side-by-side bedrooms and for the size of the second room.
Upper floors behave differently from the rest of the building. Because the massing steps back, some upper suites gain terraces while losing a little interior width, and window lines can shift from floor to floor. If outdoor space matters to you, look at the step-back floors first; if you want the most efficient interior, a mid-level suite may serve you better.
With so few three-bedrooms in the building, those units rarely come up. If you need one, register your interest early and be ready to move when one lists.
FibreStream internet is listed among the building’s services, which is a practical plus for anyone working from home.

Fees and what to confirm
Condos.ca does not list what the maintenance fee includes for Diva, so I will not guess. Ask for the budget and the status certificate, and confirm whether heat, water, parking and a locker are part of the fee or billed separately.
In a 107-suite building with a concierge, gym, spa and rooftop, the fixed costs are shared by a mid-sized group of owners. That is a reasonable balance: enough owners to absorb routine costs, and few enough that the building stays quiet.
At about seven years old, Diva is still in the later years of new-home warranty coverage for some items. If you are buying a resale unit, ask the seller whether any warranty or deficiency items are open for the unit or the common elements, and read the most recent reserve fund study.
Also confirm the rules that matter for your plans, such as rentals, pets and renovations, in the declaration and rules rather than from a listing. I have not found a reliable published source for them, so the status certificate is the place to check.
Life on Sheppard West
Diva sits on a busy avenue, so units facing Sheppard hear traffic and buses, while south-facing units look back over the houses of Clanton Park. Which side the unit faces matters for noise, light and view.
The avenue is steadily filling in. Across the road, the 18-unit 724 Sheppard Condos townhouse complex was finished in 2014, and a 48-townhouse project at 665 to 671 Sheppard Avenue West went to City Council in 2019. Expect more low and mid-rise housing along this stretch, and with it more shops and street life over time.
Day-to-day errands are along Sheppard and Bathurst, and the side streets to the south are quiet residential blocks. Transit, schools and nearby parks are listed in the panel on this page.
Where $811 a foot sits
Condos.ca puts the building average at about $811 per square foot. That is a mid-market figure for a 2019 mid-rise in North York: above the older towers along Sheppard West, and below new launches in the Yonge corridor.
Only one unit was listed for sale when I checked in October 2026, so the asking side tells you little. I anchor on the recent sales shown in the panel on this page, then on comparable 2015-to-2020 mid-rises along Sheppard West and Wilson.
Two-bedroom units tend to sell for less per square foot than one-bedrooms in the same building, simply because they are larger. Compare on price per square foot and total monthly cost, including any parking or utilities billed separately, and you will get a much fairer picture than comparing headline prices. Price the exposure as well, because a south-facing suite over the houses is a different product from one facing the avenue.

Amenities at Diva Condo
The package is sensible for a mid-rise: a concierge, a gym, a party room and a rooftop deck with outdoor space and city views, plus a spa listing and BBQ permission. The 2015 plans also described a games room and a lounge. It is enough to use every week without paying for a pool, and in a building of 107 suites the gym and rooftop rarely feel crowded.
Jatin’s honest take on Diva Condo
Who this building suits
Couples and small families who need a true two-bedroom, remote workers who want a second room for an office, and owners leaving a house in Clanton Park or Bathurst Manor who want to stay close to family and the streets they know.
What I’d want you to check
Confirm what the fee includes, because condos.ca does not list it. Check parking and locker details for the unit, which side of the building it faces, and whether any warranty or deficiency items are still open. Read the reserve fund study and board minutes, and ask for the insurance deductible charged to owners.
The value question
At around $811 per square foot, Diva is priced as a newer mid-rise, not a bargain, but the two-bedroom-heavy mix gives it a resale audience that many one-bedroom buildings lack. If you choose the right exposure and confirm the fee, it is a solid long-term hold. Book a call and I will help you compare it with nearby buildings.
