Living here
Renters, Airbnb and elevators at Park Place Condos
Do mostly owners or renters live here?
Mix of owners and renters. Of 10 deals here in the last 24 months, 4 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Park Place Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Park Place Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Park Place is a quiet eight-storey building on Bathurst Street that rarely shows up on anyone’s shortlist, partly because units here so seldom come up. What it offers is a fee that covers heat, cooling and parking, and suite sizes that run well past what most buyers expect in a North York mid-rise. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Park Place is an 8-storey, 92-suite mid-rise condominium at 4200 Bathurst Street in North York’s Clanton Park neighbourhood, south of Sheppard Avenue West. It was developed and built by Lancer Developments Limited and completed in 2005. The condominium corporation is TSCC-1709, registered on 7 October 2005, and Maple Ridge Community Management is listed as manager. Maintenance fees cover common elements, heat, air conditioning, building insurance, parking and water.
Park Place Condos at a glance
The fee covers heating and cooling
Condos.ca lists air conditioning, heat, common elements, building insurance, parking and water in Park Place’s fee. In practice that leaves hydro for lights and appliances as the main utility you pay on your own, which is unusual for a building completed in 2005.
Many condos built in the mid-2000s moved heating and cooling onto individual suite meters. When you compare fees with those buildings, the Park Place fee will look higher on paper. Add back a winter heating bill, a summer cooling bill and a parking charge on the other building and the gap narrows a lot.
Bundled heat and cooling also means the building runs a central system, and central systems eventually need large, shared capital work. That is not a reason to avoid the building, but it is a reason to read the reserve fund study with an eye on the mechanical plant.
For budgeting, that predictability is the real benefit. Your monthly cost barely moves between January and July, which suits retirees on a fixed income and anyone who dislikes surprise utility bills. Ask for the last two years of fee history too, so you can see how quickly the fee has been rising.
Suite sizes from compact to house-sized
Condos.ca puts suites at about 607 to 2,235 square feet. The low end is one-bedroom territory. The high end is larger than many semi-detached houses nearby, and suites of that size in a 92-unit building are usually top-floor or corner plans.
That range shapes who lives here. Small buildings with big suites tend to attract downsizers and long-term owners, and that is the profile I would expect on this stretch of Bathurst, near Bathurst Manor and Clanton Park, where many buyers move from a house a few streets away.
Ask for the floor plan of the suite you are considering and check the balcony or terrace size separately. On larger plans, compare per-square-foot price carefully, because the biggest suites in a building often trade at a lower price per foot than the mid-sized ones.

Lancer Developments and a small corporation
Park Place was developed by Lancer Developments Limited, a smaller builder rather than one of the large names that dominate Toronto condo marketing. I could not find a published architect for the project, so I have left that out.
At 92 suites, the corporation is small enough that the board is made up of a handful of owners. That can be an advantage when the board is engaged, because decisions are quick and owners know each other. It also means each large repair is shared among fewer people.
Condos.ca lists Maple Ridge Community Management as manager. Confirm the current manager on the status certificate and ask how long they have been in place, because a recent change of manager is often a sign the board is working through something.
If the building has had major work done in recent years, such as window, roof or corridor upgrades, the minutes and the status certificate will show how it was paid for. Work funded from the reserve is a good sign of planning; work funded by a special levy deserves a question about why.
Living on this part of Bathurst
4200 Bathurst sits between Wilson Avenue and Sheppard Avenue West, on a stretch of Bathurst with a mix of low-rise residential streets and a handful of mid-rise condos, including the two Viva towers at 3830 and 3840 Bathurst a little to the south. The daily pattern is practical: shops and services along Bathurst, and Highway 401 and Allen Road close for drivers.
Condos.ca lists public transit and a security system among the building features. The specific bus routes, subway access, schools and Walk Score are in the data panel on this page, so I will not repeat them here.
Bathurst is a busy arterial road. Ask which way the suite faces and visit at rush hour, because a Bathurst-facing unit and a rear-facing one can feel like two different buildings.
What Park Place trades at
Condos.ca puts the Park Place average at about $531 per square foot. For a 2005 building with heat, cooling and parking in the fee, that is on the modest side for this part of North York.
The nearby Viva towers at 3830 and 3840 Bathurst, completed in 2006 by Remington Group with a similar eight-storey form, show averages of roughly $570 to $610 per square foot on condos.ca. Some of that gap may be size: Park Place’s large suites pull its average per foot down. Compare like with like, by size and floor, before concluding one building is cheaper.
There were no Park Place listings for sale or rent when I checked in October 2026. With 92 suites and many long-term owners, that is common. Watch the sales recorded in the panel above and be ready to move when a suitable unit appears.

Amenities at Park Place Condos
The amenity package is basic: a party room, a meeting room, visitor parking, a security system and an underground garage. You are paying mainly for heat, cooling, parking and upkeep, not for a gym or pool you may never use. If you want a gym, budget for a membership nearby; if you mostly want a quiet hallway and a small community of neighbours, this is the kind of building that offers it.
Jatin’s honest take on Park Place Condos
Who this building suits
Downsizers from the surrounding Clanton Park and Bathurst Manor streets who want real square footage, one-floor living and a predictable monthly bill. It also suits owner-occupiers who would rather have a quiet, small building than a big amenity tower. Investors will find little turnover to work with.
What I’d want you to check
This is a 21-year-old building with a central heating and cooling system, so the reserve fund study matters more than usual. Look at the planned timing and cost of boiler, chiller or heat pump replacement, the roof, the windows and the garage membrane, and whether contributions have kept up. Read the last two years of board minutes. Confirm the parking spot and any locker are assigned to the suite, and check the pet and rental rules in the declaration rather than relying on a listing summary.
The value question
At around $531 per square foot with heat, cooling and parking included, Park Place looks like reasonable value on carrying cost alone. The bigger question is supply: so few units trade that you may wait. For a buyer who wants this pocket of Bathurst and plans to stay, I would rather wait for the right suite here than settle elsewhere, provided the reserve fund checks out.
