Living here
Renters, Airbnb and elevators at Briar Hill Towers
Do mostly owners or renters live here?
Mostly owner-occupied. Of 18 deals here in the last 24 months, 5 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Briar Hill Towers?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Briar Hill Towers
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Briar Hill Towers is a 1973 tower that was built for space, and space is still what it sells. Suites run past 1,150 square feet, the fee covers hydro and heat, and since the Eglinton Crosstown opened in 2026, the location just north of Eglinton West works better than it has in decades. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Briar Hill Towers is a 23-storey, 264-suite high-rise condominium at 155 Marlee Avenue in Toronto’s Briar Hill-Belgravia neighbourhood, in the former City of York, north of Eglinton Avenue West. It was developed and built by Ogee Holdings Ltd and completed in 1973. The condominium corporation is YCC-107, registered on 6 June 1973, and Del Property Management is the manager. Maintenance fees cover common elements, heat, hydro, cable TV, building insurance, parking and water.
Briar Hill Towers at a glance
A 1973 tower built around large suites
Condos.ca puts the suites here at about 1,156 to 1,259 square feet. That is a narrow, generous range: these are two- and three-bedroom homes, not compact investor units, and that has shaped the building’s owner base for five decades.
A recent listing described the building as an established community with long-term owners and on-site management. That fits what I would expect in a 1970s tower of family-sized suites, where people tend to buy once and stay.
Layouts vary with renovation. One recent listing described a suite reworked with a new electrical panel, vinyl plank flooring and a laundry room large enough to double as a den, while others still carry older finishes. Treat each suite on its own condition, and be careful with listings whose bedroom count and square footage do not line up.
Large suites in an older tower also change how you budget renovation. A full kitchen and bathroom refresh in a 1,200-square-foot suite is a bigger project than in a one-bedroom, and condo rules on flooring underlay, electrical work and contractor hours apply. Read the renovation rules before you plan anything.
Hydro, heat and cable in one fee
Condos.ca lists common elements, heat, hydro, cable TV, building insurance, parking and water in the fee. Air conditioning is not on that list, so ask how the specific suite is cooled and what that costs in summer.
Across the two listings active in October 2026, fees ran from about $929 to $1,021 a month. On the building’s listed size range, that is roughly $0.80 per square foot, a fair figure when hydro, heat and parking are already included.
The trade-off with bundled utilities is that the corporation pays for 264 suites’ power and heat, so rate increases and an ageing mechanical system feed directly into the fee. Ask for the fee history over the past several years.
If you are comparing with a house nearby, remember that this fee covers the utilities a house owner pays separately. Put a year of a house’s hydro, gas and water next to it before deciding which is cheaper to carry.

The amenities and recent work
Condos.ca lists an indoor pool, a gym, a sauna, bike storage, a security system, visitor parking and underground parking. A recent listing added storage lockers, an exercise room, a games room and a children’s playroom.
The same listing mentioned recent updates to the parking garage and landscaping. Garage repair is one of the largest costs a building of this age faces, so if that work is done or underway, find out how it was funded and what remains on the schedule.
Del Property Management is listed by both condos.ca and REW, which is one of the clearer management records among buildings of this age. Confirm it on the status certificate all the same.
With 264 suites sharing the cost, amenities such as the pool are spread across many owners, which is one reason older towers of this size can keep them running. Ask whether any have been closed or reduced recently.
Marlee Avenue and the Crosstown
Marlee Avenue runs north from Eglinton West through a pocket of mid-century apartment towers and low-rise streets. Briar Hill Towers shares the strip with buildings such as 135 Marlee Avenue and The Dylan at 556 Marlee, and Yorkdale and Highway 401 are a short drive north.
The big change is transit. The Eglinton Crosstown, Line 5, opened to riders on 8 February 2026 after about 15 years of construction, putting a rapid-transit line along Eglinton to the south of the building. The specific stations, bus routes and walking times are in the data panel on this page.
New transit lines usually draw development interest, so I would expect more proposals along the Eglinton West corridor over time. For owners here, that tends to mean more shops and services nearby and periods of construction noise, and it is worth checking the City’s development applications map for anything planned close to Marlee.
Pricing Briar Hill Towers
Condos.ca puts the building average at about $476 per square foot, which is modest for a location this close to Eglinton West and reflects a 1973 building with large suites. Two listings were active in October 2026, asking between $498,000 and $649,900.
Next door, 135 Marlee Avenue, a 1979 tower by Roselawn Properties, shows about $574 per square foot on condos.ca, and it includes air conditioning in its fee. The gap tells you how much age, cooling and condition move price on the same street.
Renovated suites sit at the top of the range here and original ones at the bottom. Before you offer, compare the suite against the recorded sales in the panel above, adjusting for renovation level, floor and view.
Also ask about parking: it is in the fee, but confirm the space is assigned to the suite, since a two- or three-bedroom without a spot is harder to resell.

Amenities at Briar Hill Towers
An indoor pool and sauna are a real winter asset, and a games room and children’s playroom make this one of the more family-friendly amenity sets in an older tower. Check what is currently open, since pools in 50-year-old buildings need constant upkeep.
Jatin’s honest take on Briar Hill Towers
Who this building suits
Families who need two or three bedrooms near Eglinton West without paying house prices, and downsizers who want large rooms on one floor with a pool downstairs. Owners who commute by transit gain the most from the Crosstown. Buyers who want new finishes and central air should look at a renovated suite or a newer building.
What I’d want you to check
At 53 years old, this tower needs a careful look at the reserve fund study and engineering reports: windows and balcony doors, balcony slabs, elevators, the heating plant, plumbing risers, the pool and the garage. Ask what the recent garage work covered and how it was paid for. Confirm how the suite is cooled, whether a locker and parking spot are assigned to it, and read the pet and rental rules in the declaration; REW lists cats and dogs as allowed while condos.ca shows a pet restriction.
The value question
At around $476 per square foot with hydro and heat in the fee, Briar Hill Towers gives a lot of space for the money, and the Crosstown improves the location’s long-term case. You take on the maintenance profile of a 1973 building. For an owner-occupier planning to stay, I think it is good value, provided the reserve fund is healthy and the suite’s condition is priced in.
