Leases 64%Sales 36%

Renter-heavy building. Of 11 deals here in the last 24 months, 7 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Blythwood at Huntington?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Blythwood at Huntington

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Blythwood at Huntington is a building for people leaving a house, not people buying their first place. It is a nine-storey Tridel and Concert building on Bayview with suites that run well past 2,000 square feet, a pool, and views over the Sherwood Park ravine. It is also one of the most expensive buildings per square foot in this part of the city, and it rarely has anything for sale. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Blythwood at Huntington is a nine-storey condominium at 1888 Bayview Avenue, Toronto M4G 0A7, on the Bayview corridor between Eglinton and Lawrence, close to Lawrence Park and the Sherwood Park ravine. It was developed by Tridel with Concert Properties and designed by KIRKOR Architects and Planners, with interiors by Union31. Condos.ca lists 119 suites; launch coverage gave 120. The condominium corporation, TSCC-2382, was registered on 2 June 2014, and Del Property Management is listed as manager. Maintenance fees include common elements, building insurance and parking.

Built for downsizers from the surrounding houses

At launch, suites ranged from about 795 square feet for a one-bedroom plus den up to about 2,265 square feet for a large two-bedroom. Condos.ca now records sizes from about 790 up to about 4,180 square feet, which suggests some suites were combined or that penthouse plans are larger than the launch range. Either way, this is a building of big suites.

That suite mix tells you who it was built for. The streets around Bayview between Eglinton and Lawrence are full of detached houses, and many of the people who buy here are moving from one of them. They want a single-floor home with a concierge and a garage, without leaving the neighbourhood.

UrbanToronto’s launch coverage noted nine-foot ceilings, hardwood floors, porcelain tile and stainless steel appliances. Those were standard finishes for a high-end building of that era. Many owners will have renovated since, so compare suites on layout and exposure as much as on finishes.

Tridel and Concert, and a project that was relaunched

Tridel and Concert Properties developed the building together, with KIRKOR Architects and Planners as architect and Union31 on the interiors and amenity spaces. Tridel is one of the best-known condo builders in the city, and buyers in this segment often put weight on that name.

The project began life under a different name, The Huntington, before Tridel repackaged and relaunched it as Blythwood at Huntington. Forum discussion at the time noted design changes between the original and the relaunched building. For a buyer today, the relaunch history matters less than the fact that the building has now operated for more than a decade and has a record you can read.

The fee is narrow, so budget for heat and cooling

Condos.ca lists the fee inclusions here as common elements, building insurance and parking. Heat, air conditioning and water are not on that list, which usually means suites carry their own heating and cooling costs. In a 1,500 or 2,000 square foot suite, that is a real monthly bill, so ask the seller for twelve months of utility costs.

That narrow inclusion list also means a fee comparison with older Bayview buildings, which often include heat and hydro, can mislead you in both directions. Compare total monthly cost, including utilities, before you decide one building is cheaper than another.

Parking is included in the fee. With large suites and a downsizer buyer pool, many owners want two spaces, so confirm how many spaces convey with the suite you are looking at and whether a locker comes with it.

Finally, a fee with fewer inclusions is not a bad thing in itself. Owners who use little heating and cooling pay less, and the building’s budget is less exposed to energy price swings than one with everything bundled.

Bayview, the ravine and the daily reality

The Sherwood Park ravine, which follows Burke Brook and is one of the city’s larger protected natural areas, lies directly north of the building. That green edge is the single biggest reason buyers pay a premium here. For any suite, the first things I would confirm are which way it faces, what it actually looks at, and whether anything could be built in the line of sight.

Concert described the setting as part of Lawrence Park, one of Toronto’s first planned garden suburbs, known for its winding streets and mature tree canopy. That context is real in daily life: the walk off Bayview into the side streets and the ravine trails is quiet and green, which is what many downsizers from those streets are reluctant to give up when they sell the house.

Day to day, this stretch of Bayview is a car-friendly corridor with shops, restaurants and services along the street toward Lawrence and Eglinton. The panel beside this review shows transit options and walking times. To the south, the Eglinton corridor is changing quickly, so expect more construction and more density in that direction over the coming years.

Pricing: a top-of-market Bayview address

The building averages about $1,205 per square foot, which puts it among the most expensive condominiums in this part of North York and midtown. You are paying for the Tridel name, the large suites, the ravine and a small, quiet building on a sought-after street.

When I checked, nothing was listed for sale. That is typical for a building of about 120 suites with a downsizer owner base, where people tend to stay for a long time. If you want in, you will likely need to wait and act quickly when something appears.

With so few transactions, a single sale can move the average a lot. Read the 12-month sold summary on this page carefully, and for a comparison with other Bayview and Lawrence Park buildings, request my building sold report.

Amenities at Blythwood at Huntington

24-hour conciergePoolHot tubFitness centreParty roomDining roomGuest suitesBike storageVisitor parking

For a nine-storey building, this is a full package: a pool and hot tub, a fitness centre, a party room with a dining room, and guest suites. For downsizers who have given up a spare bedroom and a backyard, the dining room and guest suites are often what make hosting family still work.

Jatin’s honest take on Blythwood at Huntington

Who this building suits

Downsizers from the surrounding houses who want a large single-floor suite, a concierge and a pool without leaving Bayview, and who value a small, established building with a respected builder. It suits buyers who will stay for many years. It is a poor fit for first-time buyers and investors, because suites are large and the price per square foot is at the top of the local market.

What I’d want you to check

Ask for twelve months of heating, cooling and hydro costs, because those are outside the fee. The corporation was registered in 2014, so it is now past ten years; read the reserve fund study for the pool, the garage membrane, the roof and the mechanical systems, and check the board minutes for planned projects. Confirm the number of parking spaces and lockers that convey, and review the status certificate before you firm up.

The value question

At about $1,205 per square foot, this is not a bargain, and I would not pretend otherwise. The value case is for the right suite: a large plan with a ravine view in a small Tridel building, where the alternative is a detached house with stairs and a snow shovel. For a suite without a view, I would compare hard against other Bayview and Lawrence Park buildings before paying the building average.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
