Leases 72%Sales 28%

Renter-heavy building. Of 46 deals here in the last 24 months, 33 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Cranbrooke Village?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Cranbrooke Village

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Cranbrooke Village is the building I suggest when a first-time buyer wants to own near Bathurst and Lawrence without paying new-tower prices. It was built by Options for Homes, a non-profit developer, and the City of Toronto lists it as a Toronto Green Standard Tier 2 project with a green roof and solar hot water. The suites are compact and the finishes are modest, but the numbers tend to work. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Cranbrooke Village is a 341-suite condominium at 35 Saranac Boulevard, near Bathurst Street and Lawrence Avenue West in North York’s Englemount-Lawrence neighbourhood. Condos.ca lists 13 floors; the City of Toronto’s green-standard profile describes it as 12 storeys. It was developed by Options for Homes, designed by Burka Architects and completed in 2014. The condominium corporation is TSCC-2395, registered on 7 August 2014, and condos.ca lists Del Property Management as manager. Condos.ca lists the fee as covering common elements, heat, air conditioning, building insurance and water.

A non-profit developer, and what that means for you

Options for Homes is a non-profit corporation whose stated aim is to build housing that people of low and moderate income can afford to buy. The Canadian Urban Institute studied the model in 2005 for the City of Toronto, and Cranbrooke Village is one of the buildings that came out of it.

For a resale buyer today, the practical effect is twofold. First, the building was designed around cost, so expect efficient layouts and builder-grade finishes rather than designer kitchens. Second, a non-profit model can come with purchase arrangements that differ from a conventional developer’s, so it is worth asking whether anything from the original purchase is still registered on the suite’s title.

That second point is not a problem, but it is a reason to have your lawyer review title early. If you are selling here, raise it with your lawyer before you list, so there are no surprises at closing.

Greener than almost anything its age

The City of Toronto profiles 35 Saranac Boulevard as a project that exceeded Toronto Green Standard Tier 2, and it was a LEED Gold Canada candidate. Burka Architects designed it, and the energy model projected it at about 39% better than the national model energy code.

The details are concrete. There is a 705-square-metre green roof covering about 60% of the available roof, a rooftop solar hot water system, a rainwater cistern that handles all the irrigation, low-flow fixtures and a heat recovery ventilator in each suite. Every floor has a sealed garbage room with a three-stream sorter.

Why should a buyer care? Because energy and water are among the biggest lines in a condo budget, and a building designed to use less of both has a structural advantage in keeping fees steady. Ask for the current budget and look at the utility lines yourself. If the efficiency is working as designed, it should show up there, and it is a fair point to compare against the newer, glassier towers nearby.

There is one detail I want buyers to notice. The City’s profile says suites were sub-metered individually for electricity and for hot and cold water. Condos.ca lists water, heat and air conditioning as included in the fee. Those two sources do not fully line up, so confirm on the status certificate exactly which utilities you pay yourself and which come through the fee.

Compact suites, and fewer parking spaces than usual

Condos.ca records suites from about 465 to 1,139 square feet. The current listings are all one-bedrooms and one-plus-dens under 700 square feet, which tells you where most of the stock sits. The larger two-bedroom suites exist, but they come up less often.

Parking is the other thing to understand. The City’s profile says the building was deliberately given less parking than the zoning by-law normally requires, to encourage transit and cycling, and it has designated bike storage. In practice that means you cannot assume a suite comes with a space.

If you drive, make parking ownership a condition of your offer, and check whether it is deeded or exclusive-use and whether a locker is included. If you do not drive, the lower parking count is part of why this building costs less, and you are not paying for something you would not use.

Bathurst and Lawrence, day to day

This is a settled, residential corner of North York. Bathurst Street and Lawrence Avenue West carry the shops, groceries and services that make Englemount-Lawrence easy to live in, and most errands do not need a long drive. Saranac Boulevard itself is a quieter side street, which keeps the building a step back from the main roads.

The panel beside this review shows the transit options, schools and nearby food. For drivers, Yorkdale and the Allen Road are a short drive west. It is not a nightlife address, and buyers who want that should look further south toward Eglinton or downtown.

Pricing: an entry point below the neighbourhood’s newer towers

Condos.ca puts the building average at about $685 per square foot. That sits a little above older buildings on Lawrence West such as The Shermount at around $646 and Liberty Walk at around $628, and well below the newer Treviso community at Dufferin, where the first phase averages about $835.

Four suites were listed for sale when I checked, asking from about $319,800 to $499,000, with monthly fees of roughly $344 to $576. That works out to about $0.88 per square foot in fees across those listings. For a building where heat and cooling are listed as included, that is a reasonable number.

For actual trades, use the 12-month data in the panel beside this review. If you want to know how a specific suite compares, ask me for a building sold report covering Cranbrooke Village and the Lawrence West buildings around it.

This is a practical amenity package rather than a resort one: a gym, a party room, a rec room and a rooftop deck with barbecues. The rooftop and the bike storage are the pieces owners use most, and the short list helps keep fees in check.

Jatin’s honest take on Cranbrooke Village

Who this building suits

First-time buyers who want to own rather than rent, and who value a lower monthly cost over a showpiece lobby. It also suits people who do not drive, since the building was planned around fewer cars, and buyers who care about energy efficiency. Families already rooted around Bathurst and Lawrence who want a smaller home in the same neighbourhood are another natural fit.

What I’d want you to check

Confirm which utilities are in the fee, because the City’s profile and condos.ca describe metering differently. Have your lawyer check title for any financing arrangements from the original Options for Homes purchase. Make sure you know whether the suite has parking and a locker, since the building has fewer spaces than usual. At 2014, the building is young enough that major systems should be fine, but read the reserve fund study for the roof, the solar hot water system and the green roof, which all need care over time.

The value question

At around $685 a square foot with heat and cooling listed in the fee, Cranbrooke Village is one of the more affordable ways to own a 2010s building in this part of North York. You give up size and luxury finishes. You gain a well-built, efficient building at a price that suits a first purchase. For an owner-occupier, I think it is solid value, provided the parking and title questions are settled before you firm up.

Cranbrooke Village — frequently asked questions

Who built Cranbrooke Village?

It was developed by Options for Homes, a non-profit developer focused on making ownership affordable for low- and moderate-income buyers. The City of Toronto credits Burka Architects with the design.

When was Cranbrooke Village completed?

It was completed in 2014, and its condominium corporation, TSCC-2395, was registered on 7 August 2014.

How many suites and storeys does it have?

Condos.ca lists 341 suites and 13 floors. The City of Toronto’s green-standard profile describes it as a 12-storey building, so the storey count depends on how floors are counted.

What do maintenance fees include?

Condos.ca lists common elements, heat, air conditioning, building insurance and water. The City’s profile mentions sub-metering of electricity and water in suites, so confirm the details on the status certificate.

Is Cranbrooke Village an energy-efficient building?

Yes. The City lists it as exceeding Toronto Green Standard Tier 2, with a green roof, solar hot water, a rainwater cistern and a heat recovery ventilator in each suite. It was also a LEED Gold Canada candidate.

Does every suite come with parking?

Not necessarily. The City’s profile says the building was given less parking than zoning would normally require, so check whether a particular suite includes a space and a locker.

How big are the suites?

Condos.ca records suites from about 465 to 1,139 square feet. Most of what comes up for sale is one-bedroom and one-plus-den suites under 700 square feet.

What amenities are there?

A rooftop deck with barbecues, a gym, a party room, a recreation room, bike storage, visitor parking and a security system.

Who manages the building?

Condos.ca lists Del Property Management. Confirm the current manager on the status certificate.

How does it compare with The Shermount on Lawrence West?

Cranbrooke Village is about a decade newer and averages slightly more per square foot, around $685 against about $646 per condos.ca. The Shermount is the older, larger alternative.

What rental yield does Cranbrooke Village offer an investor?

At a median price of $559,500 and a median rent of $2,100 a month, the gross yield is about 4.5%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Do mostly owners or renters live at Cranbrooke Village?

Mostly renters. Of the deals here in the last 24 months, 72% were leases and 28% were sales.

Can you Airbnb a unit at Cranbrooke Village?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
