Living here
Renters, Airbnb and elevators at 2600 Bathurst Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 2600 Bathurst Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 2600 Bathurst Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

2600 Bathurst is a building most people drive past without a second look, and it is one of the more unusual condos in midtown. It has 13 storeys and, by the count on record, only 12 suites, which points to roughly one home per floor. It is also one of the oldest condominium corporations in Toronto. That combination is rare, and it changes how you should judge it. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
2600 Bathurst Condos is a 13-storey condominium at 2600 Bathurst Street in Toronto’s Englemount-Lawrence area of former North York, with 12 suites according to condos.ca. It was built in 1970 by Manner Construction Company, and the condominium corporation, YCC-21, was registered on 13 October 1970. Sayland Property Management is listed as the manager. Maintenance fees cover common elements, heat, hydro, air conditioning, building insurance, parking, water and cable TV.
2600 Bathurst Condos at a glance
One of Toronto’s first condominiums
Ontario’s first condominium legislation dates from the late 1960s, so a building registered in October 1970 was early by any measure. YCC-21 is York Condominium Corporation No. 21, and a two-digit number in that series marks it as one of the first condominium corporations in what is now the City of Toronto.
That matters for two reasons. The building has more than 50 years of operating history, so a buyer can see exactly how it has been maintained. And it was designed in an era when condominium was a new idea, often marketed to owners moving out of large houses who wanted space rather than a small investor suite.
Very few suites, stacked high
Condos.ca records 13 storeys and 12 suites. I could not confirm the floor plans, but on those numbers the building works out to roughly one suite per floor, with the ground level likely given over to the lobby and services. A full-floor or near-full-floor suite usually means windows on several sides, no shared corridor wall, and a size closer to a house than a condo.
Because the count is so unusual, verify it. Ask the seller for the floor plan of the specific suite, its measured area and whether any suites have been combined or split over the years. The status certificate will show your unit’s share of the common expenses, which is a good cross-check on its relative size.
With so few owners, each one carries a large share of the budget. A 12-suite corporation running a 13-storey structure, an elevator, a concierge and a garage has the cost base of a much bigger building spread across a small group. That is the central question here, and I come back to it in the pricing section below.
Ask, too, how many elevators serve the building and when they were last modernized. In a slim tower with few owners, elevator work is one of the largest single projects the corporation will ever fund, and it is worth knowing whether it is behind you or ahead of you.

A fee that covers almost everything
Condos.ca lists common elements, heat, hydro, air conditioning, building insurance, parking, water and cable TV as included in the fee. That is about as complete as fee inclusions get in Toronto. You would normally pay hydro, and often heat and air conditioning, on your own meter.
An all-in fee makes the monthly figure look high next to a newer building, and the comparison is misleading. Add hydro, gas and cooling back onto a newer suite of similar size and the gap narrows. The trade-off is that you do not control those costs directly, and a hot summer or an energy price increase shows up in the corporation’s budget and eventually in everyone’s fee.
Ask for the last two years of the corporation’s financial statements and see how the utility lines have moved. In a building where hydro is bulk-metered, that line is often the biggest single expense after staff and insurance.
Inside the suites, expect a wide range. In a building of this age some homes will have been fully renovated, with new kitchens, baths and flooring, while others may still have much of their original layout. Price the renovation into your offer, and ask the board whether there are rules or approvals for work such as moving plumbing or replacing flooring.
Bathurst, south of Lawrence
The building sits on Bathurst Street in the stretch south of Lawrence Avenue, part of the City’s Englemount-Lawrence planning area. The corridor is lined with mid-century apartment buildings and condos, with established residential streets running off it on both sides.
Ridelle Plaza at 2 Ridelle Avenue, a small converted condominium, is a short walk south. Between them you get a sense of the area: practical, residential and older, with daily shopping along Bathurst rather than a destination strip.
How to think about price here
Condos.ca does not publish a building average per square foot for 2600 Bathurst, and there were no units listed for sale or rent when I checked in October 2026. With about a dozen suites, that is normal, and some years nothing trades.
For pricing, I would start with any sales shown in the panel on this page, then look at large suites in older Bathurst and Forest Hill buildings and at semis nearby. Adjust for size, condition, renovations and exposure, because a full-floor suite with views on several sides is a different product from a corridor unit.
Then do the carrying-cost maths. Take the monthly fee, subtract what you would otherwise pay for hydro, heat, cooling, cable and parking, and compare the remainder per square foot with other buildings. That is the fair comparison, and it is the only way to tell whether the fee reflects the inclusions or a high cost base spread over too few owners.
Thin trading also affects your exit. When you sell, there may be no recent sale in the building to point to, so buyers will lean on the same outside comparables you used. Buying at a price you can defend with those comparables is the best protection you have.

Amenities at 2600 Bathurst Condos
A concierge in a building this small is a meaningful service: someone at the door for every owner, shared by very few people. The gym and party room are modest extras; the staffed lobby is the amenity that actually changes daily life.
Jatin’s honest take on 2600 Bathurst Condos
Who this building suits
Owners leaving a large house who want condo-style living with space, privacy and staff at the door, and buyers who prefer an all-in monthly cost to managing utility bills. It suits people who plan to stay a long time far better than short-term investors.
What I’d want you to check
This is a 1970 building, so read the reserve fund study with care: elevators, windows, the roof, balconies, the garage membrane and the heating and cooling plant have either been replaced or are coming due. Ask what has already been done and when. Confirm the suite count and your unit’s share of common expenses, review two years of financial statements for the utility lines, and read the board minutes for planned projects.
The value question
The value case rests on space and inclusions. If the reserve fund is healthy and the major systems have been renewed, a large suite with hydro and heat included can compare well with newer condos once the bills are added back. If big replacements are still ahead, a dozen owners will share them, and that can be expensive. If you want help reading the documents, book a call.
