Living here

Renters, Airbnb and elevators at Cora Urbel Way Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Cora Urbel Way Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Cora Urbel Way Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Cora Urbel Way is a dozen townhouses from 2001 tucked in near Leslie and Lawrence, newer than almost every other townhouse condominium in Don Mills. That age is the whole story. It is old enough that the first big repairs are arriving, and young enough that the corporation may never have faced one before. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Cora Urbel Way Townhouses is a 12-home low-rise condominium townhouse complex at 5 to 27 Cora Urbel Way, Toronto, near Lawrence Avenue East and Leslie Street in Banbury-Don Mills, North York, part of the York Mills, Don Mills, Lawrence Park, Bathurst Manor and midtown-north Toronto area. It was built in 2001. The condominium corporation is MTCC-1374, registered on 14 May 2001. Condos.ca does not record a developer, a property manager or what the fees include.

A 2001 complex in a 1950s planned town

Don Mills was planned in the early 1950s by Macklin Hancock for E.P. Taylor and built between 1952 and 1965, with green space, separated paths and controlled design. Most of the townhouse condominiums that followed went up in the 1970s and 1980s. A complex registered in 2001 is late to the party.

That gives Cora Urbel Way two advantages over its older neighbours. Construction standards for insulation, windows and wiring had moved on by 2001, and the homes have had 25 years of wear rather than 45. Buyers who want a townhouse in this area without original 1970s systems should look here.

Condos.ca records the address as 5 to 27 Cora Urbel Way, and some listings use 25 Cora Urbel Way. The corporation is MTCC-1374, which is what to check on the status certificate.

For a buyer comparing homes around here, that means you should not price this complex off the 1970s townhouses nearby without adjusting for condition. A 2001 home that has been looked after is a different product, and the comparables should reflect that.

The first major repair cycle

Twenty-five years is when a townhouse complex usually starts its first round of serious capital work. Asphalt shingle roofs, sealants around windows and doors, private roadway paving and sometimes the windows themselves all reach the end of their first life around now.

In a 12-home corporation, every one of those projects is split twelve ways. A newer corporation that collected low fees in its first two decades may not have built the reserves for this moment. Read the reserve fund study carefully, compare the planned work over the next ten years with the current balance, and look at how fast the contributions are scheduled to rise.

Ask, too, whether anything has already been done. If roofs or paving were replaced in the last few years, the next buyer benefits. If none of it has started, expect it soon, and find out how the board plans to pay for it.

Watch the fees as well. Corporations that kept fees low through their first two decades often face a sharp step up when the reserve fund study catches up, and that step can land the year after you buy. Ask whether the board has approved an increase for the next fiscal year.

Small, and possibly self-managed

Condos.ca does not record a property manager here. That may mean the owners manage the corporation themselves, or just that the record is incomplete. Find out before you go firm, because it decides who keeps the books and who prepares the status certificate.

Condos.ca also does not publish suite sizes, bedroom counts or parking. I could not verify layouts from a reliable public source, so measure the home you are viewing and confirm what parking comes with it and who owns and maintains the garage, driveway and fencing.

Read the declaration for exclusive-use areas. Yards, patios and front walks are often common elements that each owner has the use of, and the declaration decides who pays when they need work. That matters more in a complex reaching its first repair cycle.

What is changing around Leslie and Eglinton

The area to the south is changing faster than anywhere else in Don Mills. Line 5 Eglinton opened in 2026, and at Leslie and Eglinton Tridel’s three-tower Auberge on the Park community has added about 868 homes on the former Inn on the Park site, across from Sunnybrook Park.

The Shops at Don Mills, which opened in 2009 at Lawrence and Don Mills Road, covers groceries, restaurants and errands. For a low-rise complex like this, the new density nearby mostly means more services and a deeper pool of buyers. Transit, school and walking details are in the panel on this page.

Expect construction around Leslie and Eglinton for some time as the corridor fills in. For a quiet low-rise complex, the trade is a few years of disruption for better services and a stronger resale market later.

Pricing a 12-home complex

There were no homes for sale or for rent here on condos.ca at the time of writing, and condos.ca did not publish a building price per square foot. With 12 homes, sales come up rarely, and one sale can swing any average.

Start with the recorded sales and leases on this page. Then compare with other townhouse condominiums in Don Mills and Banbury, adjusting for age, size, parking and the fee. Because this complex is roughly two decades newer than most of its neighbours, it should command a premium for condition, unless the reserve fund leaves a large repair bill for the next owner.

Many buyers who look here also look at the townhouse-style suites in the new towers at Leslie and Eglinton. Those come with amenities and a concierge but share costs across hundreds of suites. A 12-home complex trades the amenities for privacy, a front door at grade and a bigger voice in a smaller budget.

If you own here and want to know where your home sits, ask me for the building sold report.

Jatin’s honest take on Cora Urbel Way Townhouses

Who this building suits

Buyers who want a townhouse in Don Mills that is newer than the 1970s stock, including families and downsizers who want a home they can live in without a full renovation. It suits people who are comfortable in a small corporation. It also suits buyers moving down from a detached house nearby who want to keep a front door and a bit of outdoor space.

What I’d want you to check

Ask for the reserve fund study and compare the next ten years of planned work with the balance. Find out whether roofs, paving and window sealants have been done yet. Confirm who manages the corporation, what the fee covers, what parking comes with the home, and whether there is any special assessment on the status certificate.

The value question

A 2001 townhouse in Don Mills is a scarce thing, and newer construction is worth paying for. The value depends on the reserves. If the corporation has saved for its first repair cycle, this is one of the better townhouse buys in the area. If it has not, the next owner will pay, so price that in. Either way, get the documents early, because in a complex this small they tell you almost everything.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
