Living here
Renters, Airbnb and elevators at Highgate Condos
Do mostly owners or renters live here?
Mostly owner-occupied. Of 27 deals here in the last 24 months, 9 were leases and 18 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Highgate Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Highgate Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Highgate is the building I show buyers who are leaving a house in Don Mills and refuse to shrink into a 600-square-foot box. The suites at 1 and 3 Concorde Place are large by any modern standard, the fee covers hydro, heat, cable and parking, and the setting backs onto the East Don ravine. The monthly fee is high in absolute terms, and I want you to understand exactly what it buys before you fall for the floor plan. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Highgate is a 31-storey, 307-suite condominium complex at 1 and 3 Concorde Place in the Banbury-Don Mills area of North York, Toronto. It was built in 1984; the condominium corporation, MTCC-638, was registered on 16 May 1984. The original developer is not recorded in the sources I checked. Crossbridge Condominium Services is listed as property manager. Maintenance fees include common elements, heat, hydro, air conditioning, building insurance, parking, water and cable TV.
Highgate Condos at a glance
A 1984 complex built for people leaving houses
Highgate dates from the period when North York condos were sold to empty-nesters rather than investors, and it shows in the plans. The three current listings are all two-bedroom-plus-den layouts, which is typical of what comes up here: separate dining areas, real storage and bedrooms that take a queen bed without a fight.
The complex carries two street addresses, 1 and 3 Concorde Place, under one corporation, MTCC-638. That matters when you compare listings, because you are comparing within one budget, one reserve fund and one board, not two separate buildings that happen to share a driveway.
Do not expect 2020s finishes unless a seller has renovated. Original kitchens, older windows and in-suite heating and cooling equipment of the era are normal here, and the asking price should reflect what has and has not been updated.
With 307 suites, Highgate has enough turnover that you can usually choose, which is not true of many older buildings. I would start by deciding on the exposure you want. Suites facing the ravine side get the green view and the quiet; suites facing the office lands and roads get more noise and, over time, more construction.
Next, decide how much renovation you are prepared to take on. A fully original suite at the low end of the asking range, plus a realistic renovation budget, can end up costing the same as an updated suite at the top of the range. The difference is that you choose the finishes and you carry the disruption.
Finally, look at the floor. Higher suites in a 31-storey building get the long views over the Don Valley, but they also wait longer for elevators at peak times. Ask the concierge or the manager how elevator service has been and whether any modernization is planned, then check that against the reserve fund study.
The fee is large, and it covers almost everything
The three active listings carry fees of roughly $1,800 to $2,200 a month. On its own that number scares people, so break it down. The fee includes heat, hydro, air conditioning, water, building insurance, parking and cable TV, on top of common elements.
In a newer building you would pay your own hydro bill, a separate parking charge in many cases, and your own heating and cooling through a metered system. For a suite this size, those bills are not small. The honest comparison is total monthly housing cost, not fee against fee.
That said, an all-inclusive fee also means the corporation carries utility price risk for everyone. When energy costs rise, the budget rises, and the fee follows. Ask for the last three years of budgets and look at how fast the utility lines have grown.

Pool, tennis and a staffed front gate
Highgate has an indoor pool, a sauna and a tennis court, with a security guard and a security system on site. In a 1980s building of this scale, that is the classic recreation package, and it is one most new Don Mills towers have dropped or shrunk.
The trade-off is cost. A pool and an outdoor court are expensive to keep running, and the equipment ages. When you read the reserve fund study, find the lines for the pool mechanicals and the court surface, and check when they were last replaced.
Living off Wynford Drive, by the East Don
Concorde Place sits in the pocket east of Don Mills Road where office campuses and older towers meet the Don Valley. The East Don Trail runs through the Charles Sauriol Conservation Area from Wynford Heights, so walking, cycling and dog-walking on a natural trail are part of daily life here.
This pocket is changing. The Eglinton Crosstown opened in February 2026, which has put Wynford and Don Mills back on the radar for buyers who used to dismiss it as car-only. Expect more redevelopment applications on the surrounding office lands over the next decade, which brings construction but also new shops and services.
Daily errands lean on the car or the bus today, with the Don Valley Parkway close by for drivers. The automatic panel on this page lists the nearest transit, schools and parks.
What Highgate costs to buy and to carry
The three suites currently for sale are asking between $849,000 and $1,099,000. For the size of suite you get, that is well below what a new tower in this part of North York would charge for the same floor area, which is the main reason downsizers end up here.
Monthly fees across those listings run from about $1,800 to $2,200. Budget the fee as your housing bill for heat, hydro, cooling, water, cable and parking combined, and compare it with what you pay now in a house for the same services.
One more number to keep in mind: property tax is separate from the fee, and on a large suite it is a meaningful monthly cost of its own. Ask for the current tax bill along with the status certificate so you can see the full carrying cost in one place.
For actual traded prices, use the 12-month sales data on this page rather than asking prices. If you want me to price a specific suite against recent trades, book a call.

Amenities at Highgate Condos
An indoor pool, sauna and tennis court, behind a security guard, is the full 1980s package, and it is the reason some owners never leave. Make sure the reserve fund is ready for the cost of keeping all of it running.
Jatin’s honest take on Highgate Condos
Who this building suits
Downsizers from Don Mills, Parkwood Village and Leaside who want house-sized rooms, a pool and someone at the door, and who would rather pay one predictable bill than five. It also suits buyers who walk or cycle and want the East Don ravine as their backyard.
What I’d want you to check
This is a 1984 complex, more than 40 years old, so the questions are about big systems: elevators, the heating and cooling plant, windows, the garage and the pool. Read the reserve fund study and recent board minutes for planned work and fee increases. Condos.ca lists a pet restriction, so if you have an animal, read the declaration and rules before you make an offer. Confirm parking and locker details for the specific suite on the status certificate.
The value question
On purchase price per square foot, Highgate is good value for the space. On carrying cost, it depends entirely on how you value the inclusions. If you compare total monthly cost honestly, many buyers find it competitive with a smaller new suite plus separate bills. If the reserve fund is healthy, I think it is one of the better ways to buy real space in Don Mills.
