Renters, Airbnb and elevators at Terrace Heights III

Do mostly owners or renters live here?

Leases 50%Sales 50%

Mix of owners and renters. Of 6 deals here in the last 24 months, 3 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Terrace Heights III?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Terrace Heights III

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Terrace Heights III is the kind of building most people drive past on Sheppard Avenue West without noticing, and that is part of its appeal. It is a 7-storey, 72-suite mid-rise from 2001 with mid-sized suites, parking in the fee and a rooftop deck, in a neighbourhood that changes slowly. It suits a buyer who wants a small building, not a tower. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Terrace Heights III is a 7-storey, 72-suite condominium at 906 Sheppard Avenue West in Bathurst Manor, North York, Toronto, between Bathurst Street and Allen Road. It was completed in 2001. The builder of record is 1261075 Ontario, a numbered company, and Alba Property Management is listed as the manager. The condominium corporation, MTCC-1378, was registered on 25 June 2001. Suites run roughly 736 to 1,041 sq ft. Maintenance fees cover common elements, building insurance, parking and water.

Small building, small numbers

Seventy-two suites over seven storeys works out to about ten suites a floor. That is the scale I like for owner-occupiers. You get to know your neighbours, the elevator lobby is rarely crowded, and a resale here competes with only a handful of other listings at any one time.

The flip side is the budget. Fixed costs such as the elevator, the roof, the garage and the front entrance are shared among only 72 owners, so each major repair lands harder on each suite than it would in a 400-suite tower. A healthy reserve fund matters more in a building this size, not less.

The name tells you this is part of a series. Terrace Heights II is at 555 Wilson Heights Boulevard, a short distance away. They are separate buildings at separate addresses, so compare them as distinct properties with their own fees, budgets and rules.

Suites: mid-sized, and no tiny ones

Suites here run from about 736 to 1,041 square feet. The smallest suite in the building is larger than many new one-bedrooms, and there are none of the 400-square-foot units that fill so many newer towers.

That narrow range also makes pricing easier. When suites are similar in size, recent sales are good comparables for one another, and it is harder for a seller to argue that their suite is unlike anything else in the building.

Ask about original finishes. A 25-year-old suite that has never been updated will need a kitchen, bathrooms and flooring at some point, and the price should reflect that. Updated suites in a small building tend to stand out, because there are so few of them on the market at once.

What the fee covers

Condos.ca lists the fee as covering common elements, building insurance, parking and water. Heat, hydro and air conditioning are not listed, so expect to pay those yourself and ask the seller for a year of utility bills before you firm up.

Parking in the fee is worth noting. In many newer buildings parking is a separate purchase with its own monthly charge, so this fee is not directly comparable to a new building’s. Condos.ca also lists visitor parking and an underground garage, which helps when family comes over.

Only one suite was listed for sale in October 2026, so I will not quote its asking price or fee here. One listing is not a market. The sales panel on this page and the status certificate are the places to judge whether the fee is in line.

Bathurst Manor and Sheppard West

Bathurst Manor is a post-war suburb, built mostly between 1954 and the early 1960s on a plateau bounded by Finch Avenue West, Dufferin Street, the west branch of the Don River and Sheppard Avenue West. It has long been one of the Jewish communities along the Bathurst corridor, and today its population is more mixed.

Most of the housing in Bathurst Manor is detached houses from the 1950s and 1960s, so condo options inside the neighbourhood are limited. For long-time residents who want to stay near family and the community they know, a small mid-rise on Sheppard is one of the few ways to downsize without leaving the area.

The change that shaped this location came in 1996, when the TTC opened Sheppard West station at Allen Road and Sheppard Avenue. Terrace Heights III was completed five years later on the same avenue. The data panel on this page shows the walk to the station, the bus routes and the schools.

Day to day, Sheppard Avenue West is a busy road. Ask which way a suite faces and visit at rush hour; for many buyers, an outlook away from the avenue is worth paying a little more for.

What $795 a square foot means here

Condos.ca puts the building average at about $795 a square foot. That is higher than Crystal Towers near Bathurst and Lawrence at about $635, and close to The Lawrence Park Condominiums on Yonge at about $800. Part of the reason is the suite mix: a building with no very large suites does not have big units pulling its per-square-foot average down.

On a suite of about 900 square feet, the average works out to roughly $715,000. Use that as a sense-check, not a price. Condition, floor, exposure and parking make more difference in a building this small than the average does.

With a single listing for sale in October 2026 and none for rent, there is no asking range to quote. That is normal for a 72-suite building. If you want in, set up an alert and have your financing ready so you can move when the right suite appears.

When you compare with newer buildings along Sheppard or the Allen, add the cost of parking back into their numbers. A newer suite that looks cheaper per square foot can end up close to this one once a parking space is bought and its monthly charge is added.

The amenity package is modest: a rooftop deck, a party room, a meeting room and visitor parking. There is no gym or pool to maintain, which keeps the budget simpler, and the rooftop deck is the one shared space most owners will actually use.

Jatin’s honest take on Terrace Heights III

Who this building suits

First-time buyers who want a properly sized suite rather than a compact new one, downsizers from Bathurst Manor and the streets nearby who want to stay in the area, and anyone who prefers a quiet, small building with parking included in the fee.

What I’d want you to check

At 25 years old, the building is in the window where the roof, windows, balcony doors, the garage membrane and the elevator come up for work, and with only 72 owners the reserve fund has to carry all of it. Read the reserve fund study and recent board minutes, and ask whether any special assessment has been discussed. Condos.ca flags a pet restriction, so read the rules if you have a pet. Because heat, hydro and air conditioning are not in the fee, get a year of utility bills, and confirm which parking space and locker are tied to the suite.

The value question

At about $795 a square foot, Terrace Heights III is not the cheapest condo in North York, but you are buying a mid-sized suite in a small building with parking included, a format that is hard to find new. My view: buy here for the scale and the space, and pay for condition rather than the address. If you want me to watch for the next listing, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
