Can you Airbnb a unit at The Courtyards of Concorde?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Courtyards of Concorde

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Courtyards of Concorde is a 1995 mid-rise in a pocket of Don Mills that is about to look very different. Right now it is a quiet, low-key building with heat and parking in the fee. Over the next decade, the office blocks around it are slated to become some of the tallest towers in this part of the city. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Courtyards of Concorde is a 10-storey, 252-suite condominium at 18 Concorde Place in the Wynford-Concorde area of Don Mills, North York, north of Eglinton Avenue East and west of the Don Valley Parkway. It was completed in 1995, and condos.ca lists the developer as Concorde Square. Condos.ca lists the corporation as TSCC-2388 with registration on 21 December 1995, and Crossbridge Condominium Services as manager. The fee covers common elements, heat, air conditioning, building insurance, parking and water.

A wide mid-rise, not a tower

With 252 suites on 10 storeys, this is a broad building rather than a tall one. That works out to roughly 25 suites a floor. In a building shaped like that, expect longer corridors and a wider spread of exposures, so two suites of the same size can get very different light. Ask which way a suite faces and what it looks onto before you compare prices.

Condos.ca lists the developer as Concorde Square. I could not find a reliable source naming the architect, so I am leaving that out. It sits on Concorde Place, a street off Wynford Drive that is home to several condominiums and a block of office buildings, which is exactly what is now being proposed for redevelopment.

Some suites here use designations that begin with LC rather than a floor number. Ask the listing agent which level those suites are on and what they look onto, because ground-level and courtyard-facing suites live very differently from upper floors.

A corporation number worth checking

Condos.ca lists the corporation as TSCC-2388 and the registration date as 21 December 1995. Those two facts do not fit together well: Toronto corporations registered in 1995 normally carry an MTCC number, and TSCC numbers in the 2000s range belong to much later registrations.

There could be a simple explanation, such as a later amalgamation or a data error, but you should not have to guess. Before you firm up, confirm the corporation name and number on the status certificate and make sure every document you review, including the budget and reserve fund study, is for the right corporation.

That is not a red flag in itself. It is the kind of detail that matters in a building of this age, where you will be relying heavily on the corporation’s records.

What the fee covers

Condos.ca lists common elements, heat, air conditioning, building insurance, parking and water as included. Hydro is not on that list, so expect to pay your own electricity bill. Ask the seller for a year of hydro bills so you know the real number.

Heat and cooling in the fee are worth a lot in a 30-year-old building, where suites tend to be larger and windows are less efficient than in new construction. When you compare fees with newer buildings in the area, add back their heating, cooling and parking costs before you decide which is cheaper.

Condos.ca also flags pet restrictions. I could not find the details, so read the declaration and rules if you have a pet.

Towers proposed next door

The biggest factor in owning here over the next decade is what is planned around it. On the northwest corner of Wynford Drive and Concorde Place, at 10 to 12 Concorde Place, Fengate Properties has proposed redeveloping the Concorde Corporate Centre office site with towers of 42 to 47 storeys and roughly 3,900 units. UrbanToronto lists it as pre-construction.

A short walk away, Brookfield Residential has proposed four rental buildings of 12 to 52 storeys at 39 Wynford Drive, part of a wider plan for the Wynford, Eglinton and Gervais lands that the City is reviewing through its Don Mills Regeneration Area Study. That site is next to the Aga Khan Park and Museum stop on Line 5, and close to Don Valley station, which is planned as an interchange with the Ontario Line.

For owners, that adds up to years of construction, more traffic on Wynford, and eventually far more shops, services and transit. It also brings thousands of new suites to compete with resales here. The panel shows the nearest stations, schools and Walk Score.

Pricing a building with few comparables

Condos.ca does not publish an average price per square foot or a suite size range for this building, so I cannot give you a reliable building-wide per-foot figure. With one suite listed for sale when I checked, there is no meaningful asking range either.

That means pricing here depends on recent sales of similar layouts in the building and in the other Concorde Place condominiums. The panel shows recent sale and lease medians; with 252 suites, there should be enough turnover to give you a usable picture over a year.

When you compare, look at the total monthly cost. A fee that includes heat, cooling and parking will look higher than a newer building’s fee, but the gap usually shrinks once you add those costs back. Do the comparison with real utility estimates for the suite size you are considering, not a guess.

The redevelopment around the building cuts both ways for value. Better transit and retail tend to help prices over time; a long construction period and new supply can hold resales back in the meantime. If you want recent sales for a specific layout, book a call and I will pull them for you.

Amenities at The Courtyards of Concorde

ConciergeSecurity guardSecurity systemParty roomMeeting roomUnderground parking garage

The package is about security and service: a concierge, a security guard and system, plus a party room and a meeting room. There is no pool on the amenities list I found, so if you want one, look elsewhere along Concorde Place and compare the fees.

Jatin’s honest take on The Courtyards of Concorde

Who this building suits

Buyers who want a quiet mid-rise with heat and cooling in the fee, and who are comfortable owning through a long period of construction nearby in exchange for future transit and retail. It also suits owners who drive, given how close the Don Valley Parkway is, and people who want to be in the area before the new transit and retail arrive.

What I’d want you to check

Confirm the corporation number and registration on the status certificate, given the mismatch in the condos.ca record. This is a 1995 building, so read the reserve fund study for windows, elevators, the roof, the garage membrane and the heating and cooling plant. Ask the property manager whether construction on adjacent sites is expected to affect access, noise or the garage, and read recent board minutes for any discussion of it. Read the pet rules if they matter to you.

The value question

Without a reliable per-foot figure, value here comes down to comparing recent sales of your exact layout with the other Concorde Place buildings, and then weighing the fee inclusions. I think the long-term story is positive, with a new Line 5 stop and major redevelopment nearby, but you are buying into the construction years first. Buy here if you plan to hold for five years or more.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
