Renters, Airbnb and elevators at The Shermount

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at The Shermount?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Shermount

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Shermount is a building I point first-time buyers and downsizers to when they want an all-inclusive fee without a 1970s building. It was completed in 2003, it has 431 suites spread across a long ten-storey complex, and its fee covers heat, hydro and parking. The scale is the point and the catch: lots of choice, and lots of neighbours. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Shermount is a 10-storey condominium with 431 suites at 650 Lawrence Avenue West and 21-25 Replin Road, in the Englemount-Lawrence neighbourhood of North York, near Allen Road. It was completed in 2003 and is attributed to Tridel, and the condominium corporation, TSCC-1511, was registered on 7 April 2003. Sanderson Management is listed as the manager. Maintenance fees include common elements, heat, hydro, air conditioning, building insurance, parking and water.

A big mid-rise with many addresses

Most ten-storey buildings in Toronto hold 100 to 200 suites. The Shermount holds 431, which tells you it is a long, spread-out complex rather than a single slab, with addresses on both Lawrence Avenue West and Replin Road. CondoInvestments puts its height at about 33 metres.

The builder record is not perfectly consistent. Condos.ca leaves the developer field blank but describes the building as built by Tridel, and CondoInvestments lists Tridel as the developer. Tridel is one of Toronto’s largest and longest-running condominium builders, so if you are relying on that name, confirm it in the corporation’s documents.

Size cuts both ways. A large corporation spreads fixed costs such as staff, insurance and the concierge across many owners, which helps fees. It also means more turnover, busier elevators at peak times and more rules enforcement. Read the rules before you buy.

A building this size also tends to have a deep resale and rental history, which makes it easier to price than a small boutique building. On the other hand, at any given time you may be competing with several similar suites, so condition and presentation matter when you sell.

From 402 to 1,463 square feet

Condos.ca shows suites from about 402 square feet up to about 1,463 square feet. That range covers compact studios at one end and family-sized two-bedroom-plus-den plans at the other, which is unusual in a single building and makes The Shermount useful for buyers moving up within it.

Because the complex is long and low, two suites with the same floor area can live very differently. Ask which wing a suite is in, which way it faces, how far it is from the elevators, and whether it looks onto Lawrence Avenue, Replin Road or an internal courtyard.

A 2003 building usually has more practical layouts than a 1970s one, with open kitchens in many plans, but less glass and lower ceilings than a recent tower. Measure what you are buying and ask for the floor plan.

What the fee covers

Condos.ca lists common elements, heat, hydro, air conditioning, building insurance, parking and water in the fee. Hydro in the fee is the standout for a building of this age. Most buyers will pay only internet, phone and their own unit insurance on top.

CondoInvestments and condos.ca both list FibreStream internet in the building, which is worth asking about if you work from home. Condos.ca also lists pet restrictions, so read the rules and declaration before you assume your dog or cat is fine.

The trade-off with all-inclusive fees is that utility costs are shared. If the building’s energy bills rise, so does everyone’s fee. Look at the last three budgets to see how the fee has moved and how much of it goes to utilities.

Parking is listed as part of the fee, which is helpful in a location where most residents drive. Confirm how many spaces come with the suite, whether a locker is included, and whether the space is owned or assigned, because that affects what you can rent or sell separately.

Lawrence West, Allen Road and what is changing

The building sits on Lawrence Avenue West near Allen Road, an area some sources call Lawrence Heights and the City groups as Englemount-Lawrence. It is a practical location for anyone who drives: Allen Road connects to Highway 401 and south toward Eglinton.

The bigger story is change to the west. Lawrence Heights has been the subject of a long-term revitalization plan to replace the neighbourhood’s older housing units and the Lawrence Square area with a mix of affordable and market housing and new streets. Over the coming years that means construction, but also new housing, shops and a different street pattern next door.

Shopping is close by at Lawrence Allen Centre, with Yorkdale Shopping Centre to the north. The panel on this page summarises transit and nearby parks.

For buyers, the revitalization is both a reason to buy and a reason to be patient. Years of construction nearby can bring noise and detours, while the finished neighbourhood should offer more shops, parks and street life than the area has today. If you plan to hold for the long term, that trade usually works in your favour.

About $646 a square foot

Condos.ca puts the building average at about $646 per square foot. That sits well below new condos in the Yonge and Eglinton area and below newer towers along the Allen corridor, which is the main reason buyers look here.

There was one suite listed for sale and three for rent when I checked in October 2026, so the active market here is thin at the moment. I would use the recent sales shown in the panel on this page rather than a single asking price.

When you compare with newer buildings, add back the hydro, heat and parking that this fee includes. On a total monthly cost basis, The Shermount often comes out ahead of a smaller new suite with separate utility bills.

The amenities are practical rather than lavish: a concierge and security guard, a party room, a games and recreation room, a meeting room, an underground garage and visitor parking. In a 431-suite building, the concierge and the visitor parking get the most use, so ask how both are managed at busy times.

Jatin’s honest take on The Shermount

Who this building suits

First-time buyers who want an entry-level studio or one-bedroom with predictable costs, downsizers who want a two-bedroom-plus-den without a 1970s building, and investors who want a broad rental pool, subject to the corporation’s rules.

What I’d want you to check

At over 20 years old, the building is entering the period when garage membranes, roofing, elevators and the central mechanical plant need major work. Read the reserve fund study and the board minutes, check how the fee has moved, confirm the pet rules, and ask which wing and exposure the suite has, since that drives light and noise. Ask, too, how the corporation handles move-ins and elevator bookings, since with 431 suites that affects you on day one.

The value question

At about $646 a square foot with hydro, heat and parking included, The Shermount is a reasonable-value building in a part of the city that is going to change a great deal. If the reserve fund is healthy, I think it is a sensible buy for owner-occupiers who can live with a large, busy building. Book a call and I will go through the numbers with you.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
