Living here
Renters, Airbnb and elevators at Treviso 2
Do mostly owners or renters live here?
Renter-heavy building. Of 174 deals here in the last 24 months, 135 were leases and 39 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Treviso 2?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Treviso 2
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Treviso 2 is the phase of Lanterra’s Dufferin and Lawrence community that I show buyers who want a pool and a low entry price. It has indoor and outdoor pools, a ninth-floor terrace with a hot tub, and some of the most affordable one-bedrooms on this part of Lawrence. The catch is that parking is not in the fee, which changes the comparison with the first phase next door. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Treviso 2 is a 586-suite condominium at 830 Lawrence Avenue West, at Dufferin Street in North York’s Yorkdale-Glen Park area. Condos.ca lists 29 floors. It is the second phase of Lanterra Developments’ Treviso community, designed by Page + Steele / IBI Group Architects, and was completed in 2017. The condominium corporation, TSCC-2581, was registered on 23 March 2017, and Duka Property Management is listed as manager. Maintenance fees include common elements, heat, air conditioning, building insurance and water.
Treviso 2 at a glance
The second arm of the piazza
Treviso was planned as three phases on a site of nearly ten acres at the northeast corner of Dufferin and Lawrence, where two big-box stores and a parking lot used to be. The first phase formed one arm around a central piazza, and Treviso 2 forms the other. The 15-storey Palazzo completed the set.
The whole community shares the same design team: Page + Steele / IBI Group Architects for the towers, NAK Design Strategies for the landscape and Studio Munge for interiors. At grade, that means the same colonnades, water channel, bocce courts and street-level shops that define the first phase.
Height figures vary by source. Condos.ca lists 29 floors for this building, while UrbanToronto’s project database lists the tallest Treviso tower at 24 storeys. If the floor matters to your view or your budget, confirm it on the suite plan and the status certificate.
Pools are the reason to pick this phase
Lanterra marketed Treviso 2 with an indoor pool, an outdoor pool, a party room and a ninth-floor terrace with a hot tub and fireplace. Condos.ca also lists a sauna, a spa, barbecues and an outdoor patio. Two pools in one building is unusual in North York, and it is the clearest difference from the first phase.
Pools carry real costs. They need staffing, chemicals, energy and, eventually, major repair, and those costs sit in your fee and your reserve fund. In a 586-suite building they are spread across many owners, which helps, but read the reserve fund study for what it expects to spend on the pools and the terrace.
The ninth-floor terrace is the other amenity worth seeing in person. A shared outdoor space at podium height, with a hot tub and a fireplace, gets real use from spring to fall. If your suite sits just above or beside it, visit on a summer evening to judge noise, and check the rules on terrace hours in the declaration.

Compact suites, and the parking question
Suites here run from about 456 to 1,084 square feet, and the mix leans toward one-bedrooms and one-plus-dens. That makes it a common first purchase and a common investor buy, and it is one reason there are usually several suites for sale or lease at once.
The fee covers common elements, heat, air conditioning, building insurance and water, but condos.ca does not list parking. At the first Treviso phase, parking is in the fee. If you need a space, ask whether the suite comes with one, whether it is owned or exclusive-use, and what it costs each month, then add that to your comparison.
Condos.ca lists FibreStream internet in the building. Check what is included in your fee and what you contract separately, because bulk internet arrangements differ from building to building.
Dufferin and Lawrence, day to day
This is a practical location for people who drive. The Allen Road and Highway 401 are a short drive away, and Yorkdale Shopping Centre is close. The panel beside this review shows the nearest subway station and walking times for those who don’t drive.
Inside the community, residents of all three phases share the piazza, the park and the shops along the edges of the site, so daily errands like coffee, a pharmacy or a quick dinner can happen without leaving the block. Columbus Centre and the stores on Orfus Road are nearby too.
With 586 suites, this is a busy building. Expect a lively lobby, a steady flow of move-ins and a lot of elevator traffic at peak times. For many buyers that is the price of the amenity package; for others it is a reason to look at the smaller first phase.
Pricing: one of the lower entry points on Lawrence
The building averages about $786 per square foot, below the first Treviso phase next door at around $835. Smaller average suites and the lack of parking in the fee help explain the gap.
When I checked, eight suites were listed for sale, asking between $399,999 and $679,900, with fees from about $458 to $843 a month. Active fees work out to roughly $0.92 per square foot.
Compact suites with low monthly fees are where this building is strongest, because heat and cooling are already covered and the fee on a small plan stays modest. If you need parking, add the cost of a space before you compare totals. For a larger two- or three-bedroom plan, compare against the first phase and other North York buildings, because the price advantage narrows as suites get bigger.
With that many listings, you have real choice and real negotiating room, but also real competition from other sellers. Look at what has actually sold in the 12-month summary on this page, and for a comparison across all three Treviso phases request my building sold report.

Amenities at Treviso 2
Few North York buildings at this price offer an indoor and an outdoor pool, a sauna and a terrace hot tub together. In daily life, that means summer by the pool and a winter swim without a club membership, shared with a lot of neighbours in a 586-suite building.
Jatin’s honest take on Treviso 2
Who this building suits
First-time buyers who want a pool and a concierge at an entry-level price, and investors looking for compact one-bedrooms near Yorkdale and the 401. It suits people who like a busy, social building. It is a weaker fit for buyers who need parking at no extra monthly cost, and for anyone who wants a quiet, small building.
What I’d want you to check
Registered in 2017, the building is still young, but pools and a large rooftop terrace are expensive to maintain and to replace. Read the reserve fund study for the pool, the terrace and the garage membrane, and check the budget for how amenity costs have trended. Confirm whether a parking space and locker come with the suite and on what terms. Review the declaration and rules for leasing and any shared costs with the other Treviso phases.
The value question
At about $786 per square foot, Treviso 2 is good value for a buyer who will use the pools and does not need parking. If you do need a space, add its cost before you compare with the first phase, which includes parking in the fee. For investors, the low entry price is attractive, but the number of competing rental listings in the same building is the thing to model carefully.
