Renters, Airbnb and elevators at 202 Sprucewood Court Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 202 Sprucewood Court Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 202 Sprucewood Court Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

202 Sprucewood Court Townhouses is a 1971 complex I like for buyers who want a townhouse in north Scarborough and a corporation big enough to share the cost of getting old. It has 90 homes on Sprucewood Court near Finch and Pharmacy, under one of the earliest corporation numbers in the city. The age is the whole story here, in both directions. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
202 Sprucewood Court Townhouses is a 90-unit condominium townhouse complex at 202 to 380 Sprucewood Court in the L’Amoreaux area of Scarborough, near Finch Avenue East and Pharmacy Avenue. It was built in 1971, and the condominium corporation is YCC-38, registered on 14 June 1971. Atrens Management Group is listed as the property manager. Condos.ca lists a parking garage and visitor parking. No developer is named in the records I could find, and no fee inclusions are published.
202 Sprucewood Court Townhouses at a glance
One of the first condo corporations in the area
Ontario passed its condominium legislation in 1967. YCC-38, registered in June 1971, was created only four years later, which makes this complex part of the first wave of condominium ownership in what is now Toronto.
That matters because the people who planned this complex had almost no track record to learn from, since condominiums were brand new in Ontario. A 1971 corporation has had to learn to fund its repairs as it went, and some did that far better than others. The financial statements and the reserve fund study show you which kind this one is.
The house numbers run from 202 to 380 Sprucewood Court, all within YCC-38. Sprucewood Court has other housing too, including a separate complex at 18 Sprucewood Court, so check that the listing and the status certificate both name YCC-38.
Ninety homes is a useful size
At 90 units, this is a larger townhouse corporation than most in Scarborough. A $500,000 roofing or paving program divided by 90 owners is a very different conversation from the same job split among 20. That scale is the best argument for buying an older townhouse here rather than in a tiny complex.
Size also brings more sales. With 90 homes, there is usually a recent sale to compare against, which makes pricing an offer easier and resale more predictable than in a 13- or 20-unit complex.
The trade-off is a board that is less personal and a budget with more moving parts. Read the last two years of board minutes to see what owners are actually talking about, whether that is windows, drainage, parking or the fee.
Ask about the building insurance too: what the premium is, what the deductible is, and which damage the owner pays for below that deductible. In an older complex, a burst pipe or roof leak can raise the question of who pays, and the declaration and bylaws decide it.

Parking and the condition of the homes
Condos.ca lists a parking garage and visitor parking. In complexes from this period that can mean garages attached to each home or a shared underground garage. If it is shared, the waterproofing membrane and slab should appear in the reserve fund study with a date and a cost, because garage repairs are among the largest a townhouse corporation faces.
No suite sizes are published, and the single storey recorded on condos.ca does not tell you much about a townhouse. Ask for a floor plan, count the levels and measure the home before comparing it with others.
Fifty-five years on, the components to ask about are the windows and patio doors, the roofs, the electrical panel and wiring, and plumbing that may be original. Some of these belong to the corporation and some to the owner, depending on the declaration. Get the answer in writing before you firm up.
Condos.ca does not list barbecues as permitted here, unlike some neighbouring complexes. If grilling on your patio matters to you, read the rules before you buy rather than after.
If you plan to rent the home out, or might later, read the declaration for any leasing provisions and ask management how many units are currently rented. I could not find either published, so treat it as a question for the status certificate stage.
Finch and Pharmacy, and the Bridlewood area
This part of L’Amoreaux is a suburban neighbourhood of houses, townhouses and apartment buildings, most of them built from the late 1950s onward. It is quiet residential living with major arterials, Finch and Pharmacy, close by.
Bridlewood Mall at Warden and Finch is the main local shopping centre. It opened in 1975 and was redeveloped in 1998 and 1999. Its Toronto Public Library branch moved into a much larger space in the mall in 2024, about 20,000 square feet, which is a real amenity for families.
A redevelopment of the Bridlewood Mall site with condominium buildings was approved by the City in 2010, but no construction has followed. I would not count on it changing the area soon. The data panel on this page shows the parks, schools and transit around the complex.
How to think about price here
There were no units listed for sale when I checked, and condos.ca publishes no suite sizes, price per square foot or fees for this complex. Without those, I will not give you a per-square-foot figure.
The useful comparison is recorded sales of similar homes inside YCC-38, adjusted for renovation and parking, then a check against other early-1970s townhouse complexes in L’Amoreaux. Because the complex is large, there is usually enough sales history to work with.
Ask the seller for the current fee and what it covers. A low fee only helps you if the reserve fund study shows the corporation can pay for its next round of work.
Renovation matters more than usual in a complex this old. An original 1971 interior and one with new windows, kitchen, bathrooms and electrical can be tens of thousands of dollars apart, so compare like with like. For the recorded sales at this address, use my building sold report.

Amenities at 202 Sprucewood Court Townhouses
The amenity list is short: parking and visitor parking. That keeps the fee focused on the grounds, roofs and parking structures, which in a 1971 complex is where the money needs to go anyway.
Jatin’s honest take on 202 Sprucewood Court Townhouses
Who this building suits
Families and first-time buyers who want a townhouse in north Scarborough with more space than a condo apartment and a lower price than a freehold house. It suits buyers who value a large, established corporation over new finishes.
What I’d want you to check
The reserve fund study, recent board minutes and any special assessment history. Ask how parking works and, if the garage is shared, when its membrane was last repaired. Confirm which components are the owner’s responsibility, check the windows, wiring, plumbing, furnace and water heater, and read the rules on barbecues and pets. Make sure the documents are for YCC-38.
The value question
Ninety owners sharing the cost of an aging complex is the strongest value argument here. If the study shows the big items are funded, this is a sensible way into L’Amoreaux at a townhouse price. If the reserve fund is thin, the low entry price can be eaten by assessments, and I would negotiate hard or walk. Either way, put your money into a unit whose interior has already been updated, or price the renovation honestly, because the corporation will not do the inside of your home for you.
