Renters, Airbnb and elevators at 200 Bridletowne Circle Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 200 Bridletowne Circle Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 200 Bridletowne Circle Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

200 Bridletowne Circle is the largest of the early-1970s townhouse corporations in this group, and that size works in an owner’s favour. Its 76 homes share the cost of roofs, paving and parking more widely than the small complexes nearby, and it sits on the circle a short walk from Bridlewood Mall. It is still a 1973 complex, so the real work is in the paperwork. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

200 Bridletowne Circle Townhouses is a 76-unit condominium townhouse complex at 200 to 282 Bridletowne Circle in Toronto’s L’Amoreaux area, in the former City of Scarborough, near Finch Avenue and Warden Avenue. It was built in 1973. The condominium corporation is YCC-94, registered on 5 March 1973, and condos.ca lists Maple Ridge Community Management as manager. Listed amenities are a parking garage and visitor parking. Condos.ca does not publish what the fee includes.

Why 76 homes is a useful number

Compare this complex with its neighbours. 33 Glen Springs Drive has 32 homes and 22 Huntingdale Boulevard has 38. At 76, this corporation spreads every major repair across roughly twice as many owners, which makes each project easier to absorb.

Size also brings a deeper pool of volunteers for the board and a more regular flow of sales, which helps when you are trying to price a home. With more trades, you can see what renovated and original homes in the same complex actually achieve.

It does not remove the need for due diligence. A larger complex also has more roofs, more paving and more parking to maintain. The reserve fund study tells you whether the money set aside matches the work ahead.

The registration date helps here too. YCC-94 registered in March 1973, within five years of the first condominium corporations in the Toronto area, so it has a long financial history. A board that has kept good records for 50 years gives you far more to judge than a brand-new corporation can.

Management and governance

Condos.ca lists Maple Ridge Community Management as the manager. Ask how long they have held the contract and whether there is an on-site presence or regular site visits. In a 76-home complex, a manager who walks the property often catches problems early.

Read two years of board minutes. You are looking for a board that plans major work ahead of time, gets several quotes, and explains fee changes clearly to owners. Minutes that keep returning to the same unresolved issue are worth asking about.

When I checked, one home was listed for sale and one for lease. A mix of owners and tenants is normal in a complex this age. The data panel shows the overall picture, and the manager can tell you whether the corporation has any leasing rules you need to know.

Parking, the garage and the fee

Condos.ca lists a parking garage and visitor parking. Find out whether that is a garage at each home or a shared structure. A shared garage from 1973 is one of the most expensive things a townhouse corporation can own, because its concrete and waterproofing eventually need major repair. If there is one, look for it by name in the reserve fund study.

Condos.ca does not list what the fee includes. In most townhouse condos, owners pay their own heat and hydro, and the fee covers the exterior, common grounds, snow clearing and insurance. Confirm it here, and ask the seller for a year of utility bills.

Check which parts of the home are yours under the declaration. In some older complexes the corporation replaces windows and doors on a schedule; in others the owner does. That single difference can change your five-year costs significantly.

Inside, expect a wide range of condition between homes. Have an inspector look at the electrical system, plumbing, furnace and attic. Some Ontario homes from this period used aluminum branch wiring, which insurers often ask about.

Daily life near Bridlewood Mall

The homes here were finished before the mall at the centre of the circle. Bridlewood Mall opened in 1975, two years after this corporation registered. Today it has a Metro, Yours Food Mart, Shoppers Drug Mart and Dollarama, and the Toronto Public Library branch moved into a much larger space there in 2024.

The City’s Finch Warden Revitalization Study calls Bridletowne Circle one of the area’s key pedestrian routes and recommends better streetscapes along it. For a townhouse owner, that means the walk to groceries is part of the planning conversation, which is a good sign.

The mall has a long history of redevelopment proposals. The City approved a plan with condominiums on the north and south sides of the property in 2010, but nothing has been built. Transit, school and park details are in the data panel on this page.

What 200 Bridletowne Circle costs

When I checked, there was one home for sale and one for lease. I do not quote a single listing’s price or fee, and condos.ca does not publish a building average per square foot here. The aggregate sales data in the panel on this page is the place to start.

Because this is the largest complex in the group, it usually produces more sales than its neighbours, which gives you better comparables. Add the other 1970s complexes on the circle, such as 1000 Bridletowne Circle and 3075 Bridletowne Circle, to widen the picture.

Compare fees with inclusions side by side. A complex that covers windows or parking repairs in its fee may look more expensive and still cost you less over five years.

For sellers, the competition is usually other homes on the circle, not new construction. Buyers here often compare a townhouse with a large suite in one of the nearby towers, so make the case for the stairs, the outdoor space and the lower shared costs. Condition is what separates prices, so invest in the items buyers notice first: kitchens, bathrooms, flooring and a recent furnace.

Buyers should keep the monthly picture in view as well. Add the fee, property tax, heat and hydro together and compare that total with a tower suite of similar size. Townhouses often come out ahead once you count the space you get for the money.

The amenity list is about parking rather than recreation. That keeps the fee focused on the homes and grounds, and if you want a pool or gym, the towers on the circle have them.

Jatin’s honest take on 200 Bridletowne Circle Townhouses

Who this building suits

Families who want a townhouse near Finch and Warden with the stability of a larger corporation, and owners leaving a tower on the circle for a home with stairs, a front door and outdoor space.

What I’d want you to check

Read the reserve fund study with a focus on roofs, paving and the parking garage. Review the budgets, minutes and fee history, confirm what the fee includes, and check which parts of the home the declaration makes yours. Have the home inspected, with attention to the electrical system.

The value question

Townhouses on Bridletowne Circle generally cost well below detached homes in the surrounding subdivisions. At 76 homes, this corporation is better placed than its small neighbours to absorb major work. If the reserve fund is on plan, I think it is one of the safer townhouse choices in this pocket. If major work on the garage or roofs is due and underfunded, price that in or keep looking.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
