Mostly owner-occupied. Of 9 deals here in the last 24 months, 2 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 24 Fundy Bay Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 24 Fundy Bay Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

24 Fundy Bay Townhouses is the larger of the two 1970s townhouse corporations on Fundy Bay Boulevard, with 87 homes registered in December 1978. It sits in a settled pocket of north Scarborough near Birchmount and McNicoll, where most of the housing was finished by the early 1980s. For families who want space at a price below a freehold house, it is worth a careful look. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

24 Fundy Bay Townhouses is an 87-unit condominium townhouse complex on Fundy Bay Boulevard in the Steeles neighbourhood of north Scarborough, Toronto, next to L’Amoreaux, near Birchmount Road and McNicoll Avenue. Condos.ca lists it as built in 1978, and the condominium corporation, YCC-443, was registered on 21 December 1978. Maple Ridge Community Management is listed as the property manager. Condos.ca does not list amenities or fee inclusions, so confirm those in the status certificate.

Two complexes, one street

Fundy Bay Boulevard has two townhouse corporations that buyers often mix up. This one, YCC-443, covers the even-numbered addresses; the other, 29 Fundy Bay Boulevard Townhouses (YCC-424), is across the street on the odd side with 80 homes and registered a few months earlier, in October 1978.

Even the address range is not consistent across sources. Condos.ca files this complex under 2 to 20 Fundy Bay Boulevard and its page title cites 4 Fundy Bay, while another listing site describes it as 2 to 24. Before you rely on any data, confirm from the status certificate that the home you are buying is in YCC-443.

Both corporations are listed with Maple Ridge Community Management. Same manager does not mean same finances, though. Each has its own reserve fund, budget and board, and the fee on one side of the street tells you nothing certain about the other.

An 87-home complex at 48 years old

At 87 homes, this is a mid-sized townhouse corporation. That is a useful size: big enough that a roof or paving program is shared among many owners, small enough that the board is still made up of people you will see on the street.

The corporation registered on 21 December 1978, so the homes are about 48 years old. By now the complex will have been through at least one full cycle of roofs and probably windows, and possibly a second. The reserve fund study will show where it is in that cycle and what is due next.

Condos.ca does not publish unit sizes here, and its single-floor entry is a database convention for townhouse complexes, not a description of the homes. Townhouses of this era in north Scarborough were generally built as family homes over two levels with a basement, but measure the home and ask for the plan.

Ask about the wiring too. Homes built in Ontario in the 1970s sometimes used aluminium branch wiring, and insurers usually ask about it. A home inspector can tell you what is in the walls and whether it has been remediated.

A settled part of north Scarborough

Fundy Bay sits in the Steeles neighbourhood, which the City’s neighbourhood map places between Victoria Park and Kennedy, from Steeles Avenue down to the hydro corridor just south of McNicoll. According to Wikipedia’s history of the area, most of the residential building here was complete by the early 1980s, so you are buying into an established area rather than a construction zone.

The L’Amoreaux Community Centre is in the southeast part of the same neighbourhood, and the area is part of the broader Scarborough Chinatown that runs into Agincourt and Milliken. Bridlewood Mall at Warden and Finch, in L’Amoreaux to the south, is a short drive away.

Highway 404 to the west, the 401 to the south and the 407 to the north are all within reach by car. Bus routes and walking distances are shown in the data panel on this page.

What to ask before you buy

In a townhouse condominium, the corporation usually looks after roofs, exterior walls, grounds and roads, while owners handle the interior and their own furnace, air conditioner and water heater. The declaration sets the line, and in 1970s corporations items such as windows, doors and fences can fall on either side.

Ask for the reserve fund study, the latest budget and audited financial statements, and the last year of board minutes. Those documents show whether the fee has kept pace with the age of the buildings, and whether any large project or special assessment is coming.

No parking arrangement is listed for this complex. Ask whether the home has a garage or driveway, whether the space is owned or exclusive-use, and how visitor parking works.

Ask the seller how active the board is, how often owners meet, and whether the fee has risen steadily or in jumps. In a corporation this age, steady annual increases are usually a better sign than a fee held flat for years.

How to price a home here

There were no homes for sale or lease when I checked, and condos.ca publishes no average price per square foot for this complex. The data panel on this page shows the aggregate sales and lease history.

The best comparable is the complex across the street at 29 Fundy Bay Boulevard, which had current listings asking in the $625,000 to $658,000 range when I checked. Similar 1970s homes on the same street are about as close as comparables get, but adjust for size, condition, parking and each corporation’s fee.

With 87 homes, sales here are steady but not frequent. If you are selling, a well-kept, updated home stands out, and pricing it against the best recent sales on both sides of the street, not the average, is usually the right call.

When you compare this complex with others, compare what each fee includes as well as the dollar amount. A lower fee that leaves windows, doors or the driveway to the owner can cost more over ten years than a higher fee that covers them.

Jatin’s honest take on 24 Fundy Bay Townhouses

Who this building suits

Families who want a home with its own front door in an established part of north Scarborough, and buyers priced out of detached and semi-detached houses on nearby streets. It also suits owners who prefer a mid-sized corporation, where repair costs are shared more widely.

What I’d want you to check

Confirm the home is in YCC-443 and not the complex across the street. Read the reserve fund study for roofs, windows, exterior walls, paving and drainage, and ask what is planned for the next five years. Check the parking arrangement, the boundary of owner responsibilities in the declaration, and the age of the furnace, air conditioner and water heater. Ask an inspector to look at the wiring and the basement.

The value question

Family-sized townhouses in this part of Scarborough sell well below a detached house, which is the core value case. With a twin complex across the street, you have unusually good comparables, so use them. If you want help pricing one, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
