Living here

Renters, Airbnb and elevators at Bridlewoode Place II

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Bridlewoode Place II?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Bridlewoode Place II

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Bridlewoode Place II is one of three Tridel towers on Bamburgh Circle, and it is the kind of 1980s Scarborough building where a two-bedroom-plus-den is the normal suite, not the exception. The fee covers heat, hydro and cooling, there are pools inside and out, and the price per square foot is a fraction of anything new. Parking is the detail you need to check carefully here. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Bridlewoode Place II is a 21-storey, 290-suite high-rise condominium at 75 Bamburgh Circle in the L’Amoreaux area of Scarborough, Toronto, in the City’s Steeles neighbourhood (postal code M1W 3W1). Condos.ca describes it as developed by Tridel. It was built in 1988, and the condominium corporation is MTCC-763, registered on 2 February 1988. FirstService Residential manages the building. Suites run roughly 818 to 1,400 sq ft. Condos.ca lists the fee as covering air conditioning, common elements, heat, hydro, building insurance and water.

One of three Tridel towers on Bamburgh Circle

Bridlewoode Place was built as a set. Bridlewoode Place I is at 55 Bamburgh Circle, this tower, Bridlewoode Place II, is at 75, and Bridlewoode Place III is at 25. Condos.ca credits Tridel with this phase, and Tridel was one of the most active condo builders in Toronto through the 1980s.

Each tower is its own condominium corporation, with its own fees, rules and reserve fund. This one is MTCC-763, registered in February 1988. When you compare listings along Bamburgh Circle, make sure you know which tower you are looking at, because the addresses look alike and the finances do not.

The Tridel name still carries weight at resale. Tridel is one of the oldest and largest condo builders in the GTA and is still building today, and many buyers who grew up in the east end recognise its 1980s towers. A brand does not replace a status certificate review, but it does help when you come to sell.

With 290 suites over 21 storeys, the building is large enough to support a staffed desk and a full recreation package. It is also large enough that something is usually for sale or for lease, which keeps the market here more liquid than in a small building.

If you are choosing between the three towers, compare them on the boring things: fee per square foot, what each fee includes, the size of each reserve fund relative to its suite count, and any major projects in the last few years of board minutes. Those differences can matter more than which floor plan you prefer.

Layouts: the two-plus-den is the standard suite

Condos.ca puts suites at roughly 818 to 1,400 sq ft. In practice, that means large one-plus-dens at the small end and two-bedroom-plus-den and three-bedroom plans at the large end. The two-plus-den is the plan you will see most often, and it tells you what the building was designed around: households that need a real second bedroom and somewhere to work.

These are layouts from an era when condos were built for people moving out of houses. Expect separate dining areas, real foyers and generous storage. Expect original kitchens and bathrooms too unless the suite has been renovated, and price that into your offer.

A 21-storey tower near Steeles also means views. Upper floors on the right side look out over low-rise Scarborough and north into Markham. Ask which way the suite faces and walk it at the time of day you will actually use it.

Heat and hydro included; parking is the question

Condos.ca lists air conditioning, common elements, heat, hydro, building insurance and water as included. That covers almost all of your utilities, which is why the fee looks high next to a new building that bills hydro and heat separately.

Parking is not on that inclusion list. In many buildings of this era, parking is owned or leased separately and may carry its own monthly charge. Before you buy, confirm in the listing and on the status certificate whether the suite comes with a space, whether it is owned or exclusive-use, and whether there is a separate fee for it.

The amenity package is strong. Condos.ca lists an indoor pool, an outdoor pool, a sauna, a security guard, a security system and an underground parking garage. Two pools in one building is a real draw for families in summer, and a staffed desk matters to owners who travel. Condos.ca also flags pet restrictions, so read the rules before you bring a pet.

Daily life near Steeles and Warden

Bamburgh Circle sits just south of Steeles Avenue East near Warden Avenue, on the northern edge of Scarborough. Markham is directly across Steeles. This is a car-friendly suburban area with the 404 and 401 within a short drive. The automatic data on this page shows the transit stops, schools and Walk Score.

For errands, Bridlewood Mall on Warden Avenue to the south has a Metro and Shoppers Drug Mart, and the Toronto Public Library branch moved into the mall in 2024. Steeles Avenue itself is lined with plazas and restaurants on both the Toronto and Markham sides, so most daily needs are a short drive away.

The area is changing slowly rather than quickly. The City approved a redevelopment of the Bridlewood Mall site in 2010, but nothing has been built. For now, the neighbourhood around Bamburgh Circle looks much as it did when these towers went up.

What Bridlewoode Place II costs

Condos.ca puts the building average at about $434 per square foot. That is in line with large-suite 1980s towers in this part of Scarborough and well below newer buildings, which usually start much higher per square foot for much smaller suites.

When I checked, two suites were for sale and two for lease. Asking prices across the two sale listings ran from $509,900 to $549,980, and monthly fees ran from about $932 to $987.

Those fees look high until you remember what they cover. With heat, hydro, cooling and water included, your other monthly bills are mostly internet and contents insurance. If parking is a separate charge, add it before you compare. For sold comparables in this tower, I can pull them through my building sold report.

An indoor pool, an outdoor pool, a sauna and a staffed desk make this a family building for every season. Two pools are also two big reserve fund items, so check how they have been funded.

Jatin’s honest take on Bridlewoode Place II

Who this building suits

Families who need a two-plus-den or three-bedroom at a condo price, downsizers who want a staffed building and room for their furniture, and buyers who want a predictable fee with almost every utility included. It also suits anyone who works in Markham or along the 404 corridor.

What I’d want you to check

This is a 1988 building, so I would read the reserve fund study for windows, balconies, the parking garage, elevators, both pools and the original heating and cooling plant. Confirm exactly how parking works for the suite: whether a space comes with it and whether there is a separate charge. Make sure your documents are for MTCC-763 and not one of the sister towers. Read the pet rules.

The value question

At about $434 per square foot, with heat, hydro and cooling in the fee and a Tridel name behind it, Bridlewoode Place II is fair value for a large suite. You give up modern finishes and new-building systems, and the fee is high in absolute terms. For an owner-occupier planning to stay, I think it is a sensible buy if the reserve fund is healthy.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
