Renters, Airbnb and elevators at 3075 Bridletowne Circle Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 3075 Bridletowne Circle Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 3075 Bridletowne Circle Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

3075 Bridletowne Circle is where I point buyers who like the Finch and Warden area but do not want to live in one of its towers. It is 63 condominium townhouses from 1972, among the first homes built on the circle, and it puts a family-sized house within walking distance of Bridlewood Mall. What you are really buying, though, is a share of a 50-year-old corporation, so the documents come first. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

3075 Bridletowne Circle Townhouses is a 63-unit condominium townhouse complex at 3075 to 3089 Bridletowne Circle and 122 to 132 Beverly Glen Boulevard in Toronto’s L’Amoreaux area, in the former City of Scarborough, near Finch Avenue and Warden Avenue. It was built in 1972. The condominium corporation is YCC-88, registered on 17 August 1972, and condos.ca lists Newton-Trelawney Property Management as manager. Listed amenities are a parking garage, visitor parking and permission for barbecues. Condos.ca does not publish what the fee includes.

Built while Finch and Warden was still farmland

This complex registered in August 1972, which puts it among the first wave of homes on Bridletowne Circle. A Toronto Star photo from that same year shows a farmer still ploughing his field near Warden and Finch, with new townhouses and apartment buildings rising behind him. That is the moment this complex comes from.

Bridlewood Mall, now the centre of daily life here, did not open until 1975. The townhouses came first and the shopping followed, which is the reverse of how most new communities are planned today.

The area takes its name from horses. The mall is named for the Bridlewood area to the south and the horse farm that distiller Harry Hatch ran there in the 1920s to 1940s. The original Bridlewood subdivision south of Huntingwood was finished in 1966, and the homes around Finch came in the 1970s.

Two street addresses, one corporation

The complex has homes on two streets: 3075 to 3089 Bridletowne Circle and 122 to 132 Beverly Glen Boulevard. Listings can show either address, so search both when you are looking for comparables, and do not assume a Beverly Glen listing is a different complex.

All 63 homes share one corporation, YCC-88. That is a moderate size for a townhouse complex. Large repairs are shared among enough owners to soften the blow, but it is still small enough that a single roofing or paving project can move the fee.

Condos.ca lists Newton-Trelawney Property Management as the manager. Ask how long they have been in place, and look at the minutes for how quickly maintenance requests are dealt with. In older complexes, responsiveness on small things usually tells you how the big things are handled.

Fifty years in, a complex like this has usually been through at least one full cycle of roofs and paving. That history is useful. The reserve fund study will show what was replaced, what it cost and what is next, and you can judge the board on its record rather than on promises.

Parking, barbecues and what the fee covers

Condos.ca lists a parking garage and visitor parking. In complexes of this era, that can mean a garage at each home or a shared garage structure. If it is shared, its waterproofing and concrete are among the largest costs the corporation will ever face, so look for them in the reserve fund study.

Barbecues are permitted, according to condos.ca. Check the rules for the details, such as fuel type and where on your property you can use one, because those rules vary between corporations.

Condos.ca does not publish a fee inclusion list. In most townhouse condos, owners pay their own heat and hydro and the fee covers the exterior, grounds, snow clearing and insurance. Confirm it here in the declaration and budget, and ask the seller for a year of utility bills.

Ask which parts of the home are yours to fix. In many townhouse declarations, windows, doors and the furnace are the owner’s responsibility, and in others the corporation replaces them on a schedule. That one detail can change your five-year costs by thousands of dollars.

Living on the circle

Bridletowne Circle is a ring road around the Finch and Warden intersection. The City’s Finch Warden Revitalization Study describes the area as a cluster of 15- to 23-storey apartment buildings surrounded by low-rise neighbourhoods, and it names Bridletowne Circle as one of the community’s key pedestrian routes.

For a townhouse owner, that mix is useful. You have the quiet of a low-rise complex and the shopping of a dense area next door. Bridlewood Mall at 2900 Warden has a Metro, Yours Food Mart, Shoppers Drug Mart and Dollarama, and the library branch moved into a much larger space there in 2024.

The mall has had redevelopment plans before. The City approved a redevelopment with condominiums on the north and south sides of the property in 2010, but nothing has been built. Treat it as possible, not planned. Transit and school details are in the data panel on this page.

What 3075 Bridletowne Circle costs

There were no homes for sale or lease here when I checked, and condos.ca does not publish a building average per square foot. That is normal for a townhouse complex where homes change hands only a few times a year.

Use the aggregate sales data in the panel on this page, and widen the search to the other 1970s townhouse complexes on Bridletowne Circle, such as 200 Bridletowne Circle and 1000 Bridletowne Circle. They share the location and the era, and between them they trade often enough to give you a read.

When you compare, look at the fee and the inclusions together. A lower fee that leaves windows and furnaces to the owner is not necessarily cheaper than a higher one that covers them.

For sellers, scarce supply is an advantage. When nothing else is listed in the complex, a well-presented home gets the attention of every buyer watching the circle. Price it to the best recent comparables and have the status certificate ready.

Remember that condition drives most of the spread between townhouses of this age. Two homes with the same floor plan can sell far apart if one has new windows, a renovated kitchen and a newer furnace and the other does not, so compare like with like.

The amenity list is short because the homes are the amenity. You get your own outdoor space and permission to barbecue, and with no pool or gym to run, more of the fee can go to the roofs, paving and parking.

Jatin’s honest take on 3075 Bridletowne Circle Townhouses

Who this building suits

Families who want a house-style home near Finch and Warden without the price of a detached lot, and buyers moving out of a tower on the circle who want their own front door. It also suits people who value walking to groceries and a library.

What I’d want you to check

Read the reserve fund study, the last two budgets and the board minutes. Find out when the roofs, windows and paving were last done, whether the garage is shared and what condition it is in, and which parts of the home the owner maintains. Confirm what the fee includes, since that is not published, and have a home inspector look at the electrical and mechanical systems.

The value question

Townhouses on Bridletowne Circle generally cost far less than detached houses in the surrounding subdivisions, and the shared exterior upkeep is a real convenience. The value here comes down to the corporation. If the reserve fund is on plan, this is a good long-term family home. If big work is pending with no money set aside, negotiate hard or move on.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
