Living here

Renters, Airbnb and elevators at 33 Dundalk Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 33 Dundalk Townhouses?

2units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 33 Dundalk Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

33 Dundalk Townhouses is a small 1983 complex of 27 condominium townhouses near Kennedy Road and Ellesmere Road in Dorset Park. Homes here come up only occasionally, and buyers who find one are usually after the same thing: three bedrooms, a front door of their own and a price a detached house in this part of Scarborough will not match. Here is what I would want you to know before you make an offer. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

33 Dundalk Townhouses is a 27-unit condominium townhouse complex at 33 Dundalk Drive in the Dorset Park neighbourhood of Scarborough, near the intersection of Kennedy Road and Ellesmere Road. It was built in 1983, and the condominium corporation is MTCC-612 (Metropolitan Toronto Condominium Corporation No. 612), registered on 23 June 1983. Condos.ca does not list a developer, a property manager, amenities or the items covered by the maintenance fee.

MTCC-612

A 27-home corporation from 1983

The MTCC prefix tells you this complex was registered under the old Metropolitan Toronto numbering, before amalgamation, and number 612 places it in the early 1980s wave of Scarborough townhouse condominiums. With 27 homes, it is small enough that owners know one another but large enough that the cost of a major project is not loaded onto a handful of households.

Even so, 27 is a modest number to share a roof or window replacement across. When a project comes due, each owner’s share is noticeably larger than it would be in a complex of 100 or more homes. That is why I always tell buyers in corporations this size to treat the reserve fund study as the most important document in the package.

Condos.ca does not list a property manager for the corporation. That is common for small complexes and does not mean the place is unmanaged, but it is the first question I would ask. Who collects the fees, who keeps the books and who arranges contractors will shape how well the complex is cared for.

What forty-plus years means for the buildings

A complex registered in 1983 is now over 40 years old. It has likely been through at least one round of roofing, and windows, patio doors, fences and paving may have been replaced once already or may be due now. The question for you is where each component sits in its life today and whether the money to replace it is already set aside.

Read the reserve fund study for the big items, then read the last two years of board minutes to see whether projects are happening on schedule or being deferred. Deferred work is the most common reason older townhouse corporations end up levying special assessments, and in a 27-unit complex those assessments are felt by every owner.

Inside the home, the furnace, air conditioner and water heater are usually the owner’s responsibility in Scarborough townhouse complexes, but the declaration decides. Ask what the seller has replaced, whether the water heater is owned or rented, and what type of plumbing and wiring the home has. A good home inspection is worth every dollar in a home this age.

Dorset Park: how daily life works

Dorset Park is a mix of residential streets and a large employment and commercial area, with homes mainly on one side of Kennedy Road and shops, offices and light industry on the other. For owners at Dundalk Drive, that means groceries, services and workplaces are close, and the trade-off is busier arterial roads at rush hour.

The transit picture changed in 2023, when the TTC permanently closed Line 3, the Scarborough RT, which had stations along this corridor, and replaced it with buses. If you are buying here with transit in mind, look at the current bus routes on Kennedy and Ellesmere in the data panel on this page rather than older listing copy that may still mention the RT.

The area is beginning to see new mid-rise proposals. In 2022, Sunray Group proposed a nine-storey building with 164 units at 1296 Kennedy Road, between Lawrence and Ellesmere, stepping down to three storeys toward the houses behind it. Proposals like that bring more neighbours and some new retail, but they do not change the character of established townhouse streets like Dundalk Drive.

Townhouse or condo apartment?

Most buyers who look at 33 Dundalk are also looking at condo apartments in the towers around Scarborough Centre and at freehold semis in Dorset Park and Wexford. The townhouse sits between the two. You get more space and your own entrance than an apartment offers, without the full price or the full maintenance load of a freehold house.

What you give up compared with an apartment is a concierge, amenities and an elevator, and compared with a freehold, full control. Exterior changes, from a new fence to a different front door, usually need board approval. If you value independence above all, a freehold may suit you better; if you want space with shared upkeep, a complex like this is the middle ground.

What 33 Dundalk Townhouses costs

When I checked condos.ca, there was a single home for sale and none for rent. I do not quote a single listing’s price or fee, and one asking price is not a reliable guide to value anyway. Condos.ca does not publish an average price per square foot or a fee range for this corporation.

With only 27 homes, sales here are infrequent, so the data panel on this page may show only a few transactions a year. To price a home properly, I widen the comparison to similar condo townhouses around Kennedy, Ellesmere and Lawrence, then adjust for size, bedroom count and, above all, condition. In a 1983 complex, renovation status can explain much of the gap between two similar homes.

On fees, ask exactly what the payment covers, because condos.ca does not list inclusions here and heat and hydro are typically paid by the owner in complexes like this. A low fee is only good news if the reserve fund is healthy. The status certificate will tell you.

Amenities at 33 Dundalk Townhouses

Private townhouse entrances

Condos.ca does not list any shared amenities for this complex, which is typical of early-1980s townhouse corporations. There is no gym, pool or concierge to fund, so the fee goes mainly to the building exteriors, the grounds and the reserve fund, and your own entrance and outdoor space take the place of an amenity floor.

Jatin’s honest take on 33 Dundalk Townhouses

Who this building suits

Families and multigenerational households who need three bedrooms or more and want ground-level living near Kennedy and Ellesmere, and buyers priced out of freehold homes in Dorset Park and Wexford. It also suits people who work in the nearby employment areas and want a short commute.

What I’d want you to check

Confirm who manages the corporation, since condos.ca lists no manager. Read the reserve fund study, the current budget and recent board minutes for roofing, windows, paving and fencing, and ask about any planned special assessment. Confirm parking for the specific home, which mechanical systems you own and the plumbing and wiring types, and get a full home inspection.

The value question

The value here is space and a front door at a price below detached and semi-detached homes nearby. In a small, 40-year-old corporation, though, value depends on two things a listing will not tell you: the condition of that particular home and the health of the reserve fund. If you want a second set of eyes on either, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
