Renters, Airbnb and elevators at 665 Kennedy Road Condos

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 665 Kennedy Road Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

1elevator outage of 48 hours or more reported to TSSA since July 2022, about 6 days out of service in total, most recent Sep 2, 2022

TSSA lists 2 elevators serving 5 floors, installed around 1975. Ask whether elevator modernization is in the reserve fund plan.

Before you buy here

Five things the listing will not tell you about 665 Kennedy Road Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

665 Kennedy Road does not look like much from the street: a six-storey 1970s mid-rise in Kennedy Park. Inside, it has something unusual for the price, including two-storey suites that Toronto Life once featured for their concrete walls and nine-foot ceilings. It suits a buyer who wants space and is willing to renovate. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

665 Kennedy Road Condos is a six-storey, 107-suite condominium at 665 Kennedy Road in Kennedy Park, Scarborough (Toronto M1K 5E2). It was developed by Shon Construction Company, and its condominium corporation, YCC-346, was registered on 4 August 1977; Toronto Life has given the year as 1979. General Property Management is listed as the manager. Condos.ca lists the fee as covering cable TV, common elements, heat, building insurance, parking and water.

Two-storey suites in a six-storey building

The feature that sets 665 Kennedy apart is format. Toronto Life profiled a two-storey penthouse here of roughly 1,500 square feet, with three bedrooms, two bathrooms, concrete walls and floors, a concrete staircase and nine-foot ceilings.

That is the kind of space most buyers expect from a townhouse, inside a building with an elevator and parking in the fee. Not every suite is a two-level plan, so ask which floors and stacks have them and walk more than one if you can.

Toronto Life also noted that the owners of that suite had to rebuild walls and floors, rewire and re-plumb before it was liveable. That is one suite, not the building, but it is a fair reminder that suites in a building of this age vary a great deal in condition.

Concrete walls and floors are part of the appeal of these suites, and they also tend to help with sound between neighbours. They make some renovations harder, though: running new wiring or moving plumbing through concrete costs more, and any work on structure or common-element walls needs board approval.

When was it built? Sources differ

Condos.ca and CondoInvestments give 1977, and the condominium corporation, YCC-346, was registered on 4 August 1977. Toronto Life describes the building as standing since 1979.

The registration date is the firm record, so I use 1977. The difference may reflect when construction finished versus when the corporation was registered, but it does not change the advice: this is a building approaching 50 years old.

At six storeys and about 23 metres tall, it is a true mid-rise. With 107 suites, it is large enough to have a proper reserve fund and small enough that you will know your neighbours.

That age is why the reserve fund study matters so much. Original windows, balcony slabs, plumbing risers and the garage are typical items coming due in buildings from the late 1970s, and you want to see them planned and funded.

A building of this size also tends to have a mix of long-term owners and renters. The panel shows the rental activity; for daily life, ask the manager how move-ins, parking for visitors and noise complaints are handled.

What the fee covers and what the building offers

Condos.ca lists the fee as covering cable TV, common elements, heat, building insurance, parking and water. Hydro and air conditioning are not on that list, so budget for both.

The amenities are basic: a party room, a meeting or function room, a games room, BBQs permitted, an entry-phone system, a security system and visitor parking. One property site mentions a pool in an automated summary, but no amenity list I found includes one, so do not assume there is a pool.

BBQs being permitted is worth noting, since many Toronto buildings ban them on balconies. Check where and what type of grill the current rules allow before you buy one.

For transit, schools, stores and parks around this part of Kennedy Road, use the data panel on this page.

Living with a two-storey layout

A two-level suite gives you separation that a flat cannot: living space on one floor and bedrooms on the other, or a quiet upper floor for working from home. For families with teenagers, that difference is real.

The trade-off is the stairs. They are a daily fact for anyone with mobility issues, young children or heavy furniture, and a bedroom tucked under a staircase, like the one Toronto Life described, will not suit everyone. Think about who will live in the suite in five or ten years, not just now.

Two-level suites also make heating and cooling uneven. Heat is in the fee, but cooling is on you, so an upper floor in summer may need its own air conditioning plan.

Pricing: too few listings for an asking range

Only one suite was for sale when I checked, so I will not quote an asking range, and I do not have a building-wide price per square foot. The 12-month TRREB figures in the panel are the better guide to what has actually traded here.

The value question at 665 Kennedy is mostly about condition. A renovated two-storey suite and an original one can be very different homes at very different prices, even with the same floor plan. Ask for the renovation history and permits for any suite you are considering.

Fees cover heat, cable, water and parking, so when you compare 665 Kennedy with a newer building, add those costs back to the newer building’s fee. For a family-size suite, that comparison often looks better here than the headline fee suggests.

If you want a closer look at recent trades here before you offer, ask me for a building sold report.

When you compare suites inside the building, compare like with like: a two-storey suite against other two-storey suites, and a renovated suite against renovated ones. Mixing them is how buyers overpay in older buildings.

Jatin’s honest take on 665 Kennedy Road Condos

Who this building suits

Families and buyers who want three bedrooms or a two-storey layout at a mid-rise price, and who are comfortable taking on a renovation. It also suits buyers who prefer a six-storey building to a large tower. A buyer who likes the idea of loft-style concrete interiors without paying downtown loft prices may also find what they want here.

What I’d want you to check

Condition first: for any suite, ask what has been renovated, when, and whether permits and board approvals were in place. Then read the reserve fund study for a building of this age, looking at the roof, windows, balconies, plumbing, the garage and the elevators. Confirm the hydro and cooling arrangements, and read recent board minutes. For a two-storey suite, check how the upper floor is cooled and whether the stairs work for everyone who will live there.

The value question

With heat and parking in the fee and family-size layouts, the value case is real, but it depends heavily on the suite. A well-renovated two-storey suite here can be one of the better ways into a three-bedroom home in this part of Scarborough. An unrenovated one needs a realistic budget. Either way, judge it on the full monthly cost, including the hydro and cooling you will pay yourself, and on the condition of the specific suite.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
