Renter-heavy building. Of 37 deals here in the last 24 months, 24 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Mondeo Springs?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Mondeo Springs

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Mondeo Springs is the building I point to when a buyer in Scarborough tells me they want a predictable monthly bill above everything else. It is a 17-storey Tridel tower from 2003, the first of two Mondeo Springs phases, and its fee covers hydro and air conditioning as well as water and parking, which very few buildings of any age still do. The trade-off is a 20-plus-year-old building that has to be read carefully before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Mondeo Springs is a 17-storey, 323-suite condominium at 8 Mondeo Drive in the Dorset Park neighbourhood of Scarborough, Toronto. It was developed by Tridel, designed by Burka Varacalli Architects, and completed in 2003. The condominium corporation is TSCC-1566, registered on 28 November 2003, and Del Property Management is listed as the manager. Suites run about 592 to 1,129 sq ft. Condos.ca lists the maintenance fee as covering common elements, hydro, air conditioning, building insurance, parking and water.

A Tridel tower from the era when the fee covered almost everything

Mondeo Springs was built by Tridel and designed by Burka Varacalli Architects, the same pairing behind several early-2000s Tridel towers in Scarborough, including Forest Vista near Scarborough Town Centre. At 17 storeys, roughly 54 metres, it is a mid-height slab rather than a landmark, and it was built for owner-occupiers who wanted space and amenities at a Scarborough price.

There are two phases. This first phase at 8 Mondeo Drive has 323 suites. Mondeo Springs II next door at 18 Mondeo Drive followed in 2005 with another 17 storeys and 329 suites, also by Tridel. They are separate condominium corporations, so the fees, reserve fund and rules are not shared, even though the buildings look like siblings.

What sets this phase apart on paper is the fee structure. Condos.ca lists hydro and air conditioning in the fee, alongside common elements, building insurance, parking and water. In most buildings completed after about 2010, hydro is on your own meter and parking is a separate line, so this is a meaningful difference.

Suite sizes that suit people who actually live here

Suites run from about 592 to 1,129 sq ft. There is no micro-studio end to this range, which tells you who the building was designed for: couples, small families and downsizers rather than investors chasing the lowest entry price.

A 1,000-plus sq ft two-bedroom here is the kind of plan that is now hard to find in new Scarborough towers without paying a large premium. If you are moving out of a house and want to keep your dining table and a proper primary bedroom, this size band is the reason to look at Mondeo Springs before anything newer.

Floor plans are not well published online for this building, so I cannot give you ceiling heights or a reliable plan list. For a building of this vintage, expect conventional ceilings and enclosed kitchens or galley kitchens rather than open loft plans. Ask for the plan of the exact suite and walk it with a tape measure.

The amenities and what changes on the transit map

The building has a concierge, a security guard, guest suites, a party room, a meeting room, an exercise room and a sauna, and TalkCondo also lists a pool. The condos.ca summary I worked from shows the sauna but does not list the pool in its short list, so confirm what is operating today before it becomes part of your decision.

The bigger change around Mondeo Springs is transit. Line 5 Eglinton opened on 8 February 2026, with Kennedy Station as its eastern end, so the trip west along Eglinton from Kennedy no longer depends on buses. Further east, the Line 2 extension to Scarborough Centre and Sheppard and McCowan is under construction, with opening expected around 2029 to 2030. The data panel on this page shows the walking and transit times from the door.

Phase one or phase two: how to choose between the Mondeo buildings

Buyers often look at 8 and 18 Mondeo Drive in the same afternoon, and they should. The buildings share a builder, a height and a street, and the suite sizes overlap, so the decision usually comes down to the condition and finances of each corporation rather than the suites themselves.

Phase one is about two years older, which means its big-ticket repairs tend to arrive first. That can be good news if the work has already been done and paid for, and bad news if it is still ahead. Ask both managers for the latest reserve fund study and the most recent budget, and compare the fee per square foot and exactly what each fee covers.

If the two look similar on paper, choose on the suite: exposure, floor, the view over the neighbourhood, and whether the parking spot and locker are where you want them. Do not assume the sister building is identical just because it looks it.

What a square foot costs here, and why the fee needs context

Condos.ca puts the building average at about $612 per square foot. On a 700 sq ft suite that works out to roughly $430,000, and on a 1,000 sq ft suite to roughly $610,000. That sits below most newer towers around Scarborough Town Centre and well below anything new along the Eglinton line.

There were no active sale listings when I checked, so I cannot give you a current asking range. That is not unusual for a building where many owners have stayed a long time, but it means you should be ready to move when the right suite appears, and you should lean on recent sold data rather than asking prices.

When you compare fees, do it properly. A fee that covers hydro, air conditioning, water and parking will always look high next to a newer building where those are separate. Add your own hydro bill and a parking charge to the newer building’s fee before you decide which is cheaper. Use my building sold report to see what has actually traded here.

This is a full early-2000s Tridel package: staffed front desk, guest suites for visiting family, a party room and a sauna. For daily life it means you can host and stay active without leaving the building, but every one of those rooms is also a cost line in the reserve fund.

Jatin’s honest take on Mondeo Springs

Who this building suits

Downsizers and small families who want real square footage and a fee they can plan around, with hydro and parking already inside it. It also suits buyers who like the idea of a staffed lobby and guest suites but cannot stretch to a new tower near the Scarborough Town Centre core.

What I’d want you to check

This building is more than 20 years old, so the questions are about what is coming due. Read the reserve fund study for the garage membrane, windows and balcony doors, elevators and the heating and cooling plant, and check whether any of those projects have already been funded. Because hydro is in the fee, ask how the corporation has handled rising utility costs and how fees have moved over the last few years. Confirm the pet rules, since condos.ca flags restrictions, and confirm which amenities are open.

The value question

At around $612 per square foot with hydro and parking included, this is one of the more straightforward value cases in this part of Scarborough, provided the reserve fund is healthy. You give up new finishes and modern open plans. You gain size, a full amenity package and Tridel construction from a period many buyers trust. Compare it directly with Mondeo Springs II next door, because the two corporations can be in very different financial shape.

TalkCondo lists a pool along with a sauna and exercise room. The short amenity list I used from condos.ca shows the sauna but not the pool, so confirm it with management.

Is parking included?

Parking is listed as part of the fee. Check that the specific suite you are buying actually comes with a deeded or assigned spot.

Who is Mondeo Springs best for?

Buyers who want a larger suite and predictable monthly costs, such as downsizers and small families. Investors chasing the smallest entry price will find little here.

Has Line 5 Eglinton changed things for this area?

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
