Mix of owners and renters. Of 15 deals here in the last 24 months, 7 were leases and 8 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 120 Dundalk Drive Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 120 Dundalk Drive Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

120 Dundalk Drive is a plain-spoken 1978 tower in Dorset Park that does one thing well: it gives you a family-sized suite with almost every utility paid, a short drive from the Kennedy Road shopping strip and Highway 401. It is not glamorous and it is not new. What you are really buying is the reserve fund, so that is where I would start. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

120 Dundalk Drive Condos is a 15-storey, 173-suite condominium at 120 Dundalk Drive in Scarborough’s Dorset Park neighbourhood, just off Kennedy Road between Ellesmere Road and Highway 401. It was built in 1978 by Index Investments, and the condominium corporation, YCC-405, was registered on 27 July 1978. Condos.ca lists Maple Ridge Community Management as property manager. The maintenance fee covers common elements, heat, air conditioning, hydro, water, parking and building insurance. Condos.ca records suite sizes of roughly 925 to 1,140 square feet.

A 1978 family tower in Dorset Park

Dorset Park is one of Scarborough’s postwar neighbourhoods, mostly built up in the 1950s, with Kennedy Road running through its middle. The stretch of Kennedy from Highway 401 down to Lawrence Avenue is a long commercial strip of stores, offices and high-rises, and 120 Dundalk Drive sits just off it.

The building went up in 1978, built by Index Investments according to condos.ca. At 15 storeys and 173 suites, it is mid-sized for a tower of its era: big enough to support an indoor pool and staff, small enough that the lobby doesn’t feel like a transit hub.

Its neighbour at 100 Dundalk Drive, Kennedy Place, is a separate condominium. Buyers sometimes confuse the two on listing sites, so check the address and corporation number on anything you are sent.

Suites and the three-bedroom question

Condos.ca records suite sizes of roughly 925 to 1,140 square feet, and the building includes three-bedroom plans. In a 1978 building, a three-bedroom of that size usually means compact bedrooms, a separate kitchen and a defined dining area, rather than the open plan of a new build.

That is still a lot of bedrooms for the money in Toronto. For a family that needs three rooms and can’t stretch to a house or a new townhouse, buildings like this are one of the few realistic options left in the city.

I would treat the published size range with some caution. Listings sometimes understate or overstate square footage in older buildings, and the fees on current listings suggest some suites may be larger than the top of that range. Ask for the floor plan and, if size matters to your decision, measure.

Families should also think about how the building works day to day. Ask where strollers and bikes go, how storage lockers are allocated, how busy the elevators are at school and work rush hours, and whether the party or games room can be booked for children’s birthdays. In a 173-suite building, those small things shape daily life more than finishes do.

An inclusive fee, and how to read it

Current listings show fees of about $1,170 to $1,177 a month. According to condos.ca, that covers common elements, heat, air conditioning, hydro, water, parking and building insurance. Cable is not on the list.

With hydro, heat and cooling included, the headline fee will always look high next to a new building. Add a typical household’s electricity, gas or cooling bill and a parking charge to the newer building’s fee and the gap shrinks. Do that sum with real numbers before you decide.

The other side of an inclusive fee is that the corporation absorbs energy price changes. Ask the manager how the utility line in the budget has moved over recent years, and whether the board has considered sub-metering or energy upgrades.

Ask, too, what the corporation has already renewed. In a building of this age, the answer to which windows, elevators and mechanical systems have been replaced, and when, tells you more about the next ten years of fees than the current fee does.

Kennedy Road, the busway and what is changing

For daily errands, the Kennedy Road strip is the point. Kennedy Commons, a large shopping plaza on Kennedy between Highway 401 and Ellesmere Road, is in the same stretch, and Scarborough Town Centre is a short drive east. Highway 401 access is close by.

Transit in this part of Scarborough has been in flux. The Line 3 Scarborough RT was replaced by buses in 2023, and according to blogTO, a dedicated busway on the old rail corridor from Kennedy Station via Lawrence East and Ellesmere stations to Scarborough Town Centre was set to open on 30 September 2026. The Line 2 subway extension to Sheppard and McCowan is expected around 2030. Exact distances and routes are in the data panel on this page.

Development is coming to Kennedy Road too. KingSett Capital has proposed three condominium towers of 34 to 36 storeys and about 950 units at 2075 Kennedy Road, near Highway 401, keeping an existing office tower on the site. As of the most recent report I found, it was still seeking approval.

Pricing context

Condos.ca puts the building average at about $405 per square foot. That is well below new construction in Scarborough and broadly in line with other 1970s towers in the area with inclusive fees.

Current asking prices across two active listings run from about $529,000 to $649,000. That spread is wide for a building with such a narrow size range, which tells me condition and renovation are doing much of the pricing work here.

For family-sized space with hydro and heat paid, that is hard to match elsewhere in Toronto. Run the full monthly cost, mortgage plus fee plus taxes, and compare it with what you would pay to rent similar space nearby. For recent aggregate sales, request my building sold report.

An indoor pool, sauna, gym and games room cover the basics for families and older residents alike, with the pool doing a lot of work in winter. Pools are expensive to keep running in a building this age, so check what the reserve fund study plans for it.

Jatin’s honest take on 120 Dundalk Drive Condos

Who this building suits

Families who need three bedrooms on a condo budget, buyers who want utilities paid in one predictable cheque, and people who work in Scarborough, Markham or along the 401 corridor and will drive. It also suits buyers who want to be near Kennedy Road’s shops and services rather than in a quiet residential pocket.

What I’d want you to check

This is a 1978 building, so read the reserve fund study for windows, balconies, the garage, elevators and the heating and cooling plant, and look at board minutes for any discussion of special assessments. Ask how utility costs have trended. Condos.ca flags a pet restriction; get the actual rule in writing. Confirm parking and locker details, and verify the suite’s square footage against the floor plan.

The value question

At about $405 per square foot with hydro, heat and parking included, 120 Dundalk Drive is a practical, family-sized buy. It won’t appreciate like a new tower near a subway, but it can carry far more cheaply than a house. If the reserve fund is healthy, it is good value for an owner who plans to stay. If it shows major projects coming with thin reserves, either negotiate the price down to reflect them or keep looking.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
