Do mostly owners or renters live here?

Leases 21%Sales 79%

Mostly owner-occupied. Of 19 deals here in the last 24 months, 4 were leases and 15 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Mondeo Townhomes?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Mondeo Townhomes

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Mondeo Townhomes is what I show buyers who are tired of elevators but are not ready to take on a freehold house. It is a 1997 condominium townhouse community in Dorset Park, built in phases in the late 1990s, and it gives you a front door at grade and a fee that covers your parking. The age is the thing to manage, and I will tell you exactly what to look at. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Mondeo Townhomes is a low-rise condominium townhouse community at 83 Mondeo Drive in the Dorset Park neighbourhood of Scarborough, near Kennedy Road and Progress Avenue. Condos.ca lists 326 units under corporation MTCC-1171, registered on 10 July 1997, with Malvern Property Management as manager. City of Toronto planning reports from 1998 name Mondeo Developments Inc. as the developer of a townhouse project delivered in four condominium phases on the east side of Mondeo Drive. Condos.ca lists the fee as covering air conditioning, common elements, building insurance and parking.

A phased townhouse community, not a tower

Mondeo is easy to misread on a listing site because it shows up next to Scarborough high-rises. It is a townhouse complex. The City of Toronto’s 1998 planning reports describe it as a townhouse development by Mondeo Developments Inc. on land known municipally as 740 Ellesmere Road, on the east side of Mondeo Drive, in the Dorset Park community.

The project was registered in stages. A May 1998 staff report says the first two condominium components were already completed and registered, and asks for approval of the third, with 72 units. An August 1998 report covers the fourth and final component, with 86 units. Condos.ca lists 83 Mondeo Drive as 326 units in MTCC-1171, registered in July 1997.

Those numbers do not line up neatly, and I would not try to force them. Listing sites often group several addresses or phases under one building page. Before you buy, confirm from the status certificate which corporation your unit actually belongs to, how many units share that corporation’s costs, and whether any roads, landscaping or facilities are shared with the other Mondeo phases.

Parking and cooling in the fee, and what that means

Condos.ca lists air conditioning, common elements, building insurance and parking as covered by the fee. Parking being included is normal for a townhouse complex. Air conditioning being listed is less usual, so ask the seller or the management office how cooling is supplied to each unit, who repairs or replaces the equipment, and whether that is a common expense or yours.

Heat, hydro and water are not on that inclusion list, so budget for them on top of the fee. In a 1990s townhouse, the age and type of the furnace or heating system makes a real difference to your winter bills, so ask for the age of the equipment and a year of utility bills if the seller has them.

The 1998 planning reports also show how parking was laid out. The third phase was approved with 86 resident spaces and 8 visitor spaces for 72 units, and the fourth with 102 resident spaces and 20 visitor spaces for 86 units. That is more than one resident space per home in those phases, plus visitor parking, which condos.ca also lists as an amenity. Confirm how many spaces come with the unit you are looking at, and whether any are exclusive-use or assigned.

What you are really buying in a 1997 condo townhouse

In a condo townhouse you own the inside of your unit, and the corporation looks after the common elements. In most complexes that includes roofs, exterior walls, windows, private roads and walkways, but every declaration draws the line differently. Read the declaration so you know which repairs are yours and which come out of the reserve fund.

A complex registered in 1997 is at the age where roofs, windows, doors, paving and site drainage tend to come due. None of that is a reason to walk away. It is a reason to read the reserve fund study carefully, look at how much is set aside per unit, and check the last few years of board minutes for planned projects and any discussion of fee increases.

Condos.ca also lists a pet restriction and a security system. I could not find the actual pet rules, so read the rules yourself before you assume a dog of any size is fine. Malvern Property Management is listed as the manager; ask them for the current budget and the date of the last reserve fund study.

Daily life near Kennedy and Progress

Mondeo sits in Dorset Park, between Kennedy Road, Progress Avenue and Ellesmere Road. For drivers it is practical: Kennedy Road takes you up to the 401, and Scarborough Town Centre is a short drive east. The transit picture is shown in the data panel on this page, and it is changing.

The old Scarborough RT, Line 3, is closed. According to blogTO, its replacement busway runs from Kennedy Station to Lawrence East and Ellesmere stations, then uses priority lanes on Ellesmere Road to reach Scarborough Town Centre, with service starting on 30 September 2026. The Line 2 subway extension from Kennedy to Sheppard and McCowan is expected around 2030, and the busway stays in place until then.

For a townhouse owner, the practical point is simple. You get the space and privacy of a townhouse in an area where the transit network is being rebuilt around you. That should help long-term demand, but it will not change your daily commute until those projects are finished.

What Mondeo Townhomes costs

When I checked, three units were for sale and one for lease. Asking prices across the three listings ran from $689,900 to $709,000, a tight range that tells you the layouts here are fairly consistent. Monthly fees across those listings ran from $536 to $570.

Condos.ca does not publish square footage or a price per square foot for this complex, so I cannot give you a clean per-square-foot comparison with nearby apartments. What I can say is that a fee in the mid-$500s that includes parking is reasonable for a townhouse, as long as the reserve fund is healthy. If it is underfunded, that low fee is a warning, not a bargain.

If you want to know what townhouses here have actually sold for, rather than what sellers are asking, I can pull the recorded sales through my building sold report.

Amenities at Mondeo Townhomes

Visitor parkingSecurity systemPet restriction (check the rules)Public transit nearby

There is no gym, pool or party room here, and that is part of the appeal. With no big amenity package to run, more of your fee goes to the roofs, roads and grounds that actually hold the value of a townhouse.

Jatin’s honest take on Mondeo Townhomes

Who this building suits

Families and couples who want stairs, a front door and parking at their own home without the price of a freehold house. It also suits buyers who never use a condo gym and do not want to pay for one. If you work in the Kennedy, Progress or Town Centre area, or you drive the 401 daily, the location is practical.

What I’d want you to check

Start with the corporation question: which corporation your unit is in, and how many units share its costs. Then read the reserve fund study with roofs, windows, paving and drainage in mind, because a 1997 complex is at the age where those come due. Ask how air conditioning is supplied and who maintains it, since it is listed in the fee, and confirm how many parking spaces come with the unit. Read the pet rules before you assume anything.

The value question

At about $690,000 to $710,000 asking, with a fee in the mid-$500s that includes parking, Mondeo is one of the more affordable ways to get townhouse living in central Scarborough. You give up new-build finishes and amenities and gain space, privacy and lower fees. I think it is a good fit for an owner-occupier planning to stay five years or more, provided the reserve fund supports the work this age of complex needs.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
