Renter-heavy building. Of 19 deals here in the last 24 months, 12 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Platinum East?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Platinum East

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Platinum East is the building on Alton Towers Circle for buyers who need room. Every suite condos.ca records is over 1,000 square feet, and the fee already covers hydro, heat, cooling, water and parking. In a city where new two-bedrooms keep shrinking, that is a rare combination at well under $500 a square foot. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Platinum East is a 19-storey, 266-suite high-rise condominium at 80 Alton Towers Circle in the Milliken neighbourhood of Scarborough, Toronto, built by Marchant Building Corporation. It was completed in 1991, and the condominium corporation is MTCC-974, registered on 12 July 1991. Shiu Pong Management is listed as manager. The maintenance fee includes air conditioning, common elements, heat, hydro, building insurance, parking and water.

Only large suites: 1,084 to 1,314 square feet

The defining fact about Platinum East is size. Condos.ca records suites from about 1,084 to 1,314 square feet, which means the smallest suite here is larger than the biggest suite in many new towers.

A narrow, large size range tells you who the building was designed for: families and households who want a condo that works like a small house, with a proper living and dining room and bedrooms that fit real furniture. It also means the resale market is made up of those same buyers, so you are not competing with investors buying studios.

Large suites from the early 1990s often have original kitchens and bathrooms. Price the renovation before you offer, and look closely at windows and balcony doors, since they are a big part of comfort in a suite this size.

Ask how many parking spaces come with the suite. Households in suites this size often have two cars, and whether a second space is owned, rented from the corporation or simply unavailable makes a real difference to daily life and to resale.

A fee that covers hydro and heat, and is not high

The fee covers air conditioning, common elements, heat, hydro, building insurance, parking and water. That is close to fully inclusive. Across the circle, the two Optima on the Park towers leave heat and hydro out of their fees.

Both current listings here carry fees of about $665 a month. On suites of more than 1,000 square feet, with hydro and heat included, that works out to roughly 60 cents a square foot or less, which is modest by any standard and unusual for an all-inclusive building.

A low fee in an all-inclusive 1991 building is good news only if the reserve fund is keeping pace. The corporation owns and pays for the central heating and cooling plant, and those systems are expensive to replace. Read the reserve fund study to see whether the fee is low because the building is efficient and well run, or because big projects are still ahead.

Marchant’s tower on the circle

Platinum East was built by Marchant Building Corporation and finished in 1991, two years after the Optima towers next door. It is the tallest of the three at 19 storeys and has the most suites, 266, while the Optima buildings have 238 and 224.

The amenity list includes an indoor pool, a sauna, a gym, a tennis court, a security guard and security system, and an underground parking garage. A tennis court is uncommon in a Toronto condo, and here it sits alongside a pool and gym, which covers most of what residents actually use.

Shiu Pong Management is listed as the property manager. With a manager, a board and a reserve fund that are separate from the towers next door, this building’s track record is its own, and you should judge it on its own documents. I have not found a source naming the architect, so I have left that out.

Milliken, and the change coming to Steeles and Kennedy

Alton Towers Circle is a quiet loop of towers in Milliken, on the northern edge of Scarborough near the York Region boundary. The area’s commercial life is in the malls and plazas around Steeles and Kennedy, including Pacific Mall on the Markham side of Steeles.

That intersection is where change is concentrated. UrbanToronto reported in 2025 that a rezoning application had been filed for a transit-oriented community of towers between 25 and 50 storeys on the former Market Village lands beside Milliken GO, with more high-rise applications on surrounding sites. Milliken GO is on the Stouffville line, and Metrolinx has added entrances north of Steeles.

For an owner at Platinum East, that means more shops, services and transit nearby over time, and more new condo supply competing for buyers. Neither will happen quickly. The panel beside this review shows the current transit, schools and parks.

What Platinum East costs

Condos.ca puts the building’s average around $453 per square foot. That is almost the same as Optima on the Park II next door, even though this building’s fee includes heat and hydro and the Optima fee does not. On an all-in monthly basis, that gives Platinum East an edge.

Two suites are listed for sale as I write, asking between $469,900 and $499,000, both with fees of about $665 a month. Asking prices are a starting point, not values, and recent sales of comparable suites are the better guide.

Because every suite here is large, compare price per square foot against other large-suite buildings rather than against towers full of one-bedrooms, which always look more expensive per square foot. My building sold report lists recent sales at this address.

There is also a financing angle. Lenders count part of the condo fee when they assess what a buyer can borrow, and a fee of this size on a suite this large is easier to carry than most all-inclusive buildings. That helps both you and your eventual buyer.

Amenities at Platinum East

Indoor poolSaunaGymTennis courtSecurity guardSecurity systemUnderground parking garage

Pool, gym, sauna and a tennis court are more than most buildings of this size offer, and the guard gives the lobby supervision. All of them are long-term costs, so the reserve fund matters here. Ask when the pool and court were last resurfaced and what the study plans for them next.

Jatin’s honest take on Platinum East

Who this building suits

Families who need two or three bedrooms’ worth of space, downsizers from nearby houses who want to keep their furniture, and buyers who like one predictable monthly bill. It also suits anyone who works in north Scarborough or Markham and wants to be near Milliken GO.

What I’d want you to check

For a 1991 all-inclusive building with a modest fee, the reserve fund study is the key document. Check when the central heating and cooling plant, the pool, the tennis court, the garage, windows and roof are due, and whether the fund is on track. Read recent board minutes, confirm the pet rules in the declaration, since a pet restriction is listed, and confirm the parking spaces and locker for the suite.

The value question

Large suites, a fee that covers hydro and heat, and an average around $453 a square foot make Platinum East one of the stronger value cases on Alton Towers Circle. The thing that would change my view is a thin reserve fund. If the documents are clean, this is a building I would show to any family priced out of a townhouse. Book a call and I will go through them with you.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
