Living here
Renters, Airbnb and elevators at Scarborough Fair II
Do mostly owners or renters live here?
Mix of owners and renters. Of 28 deals here in the last 24 months, 13 were leases and 15 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Scarborough Fair II?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
TSSA lists 3 elevators serving 23 floors, installed around 1991. Ask whether elevator modernization is in the reserve fund plan.

Five things the listing will not tell you about Scarborough Fair II
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Scarborough Fair II is the building I show buyers who want one monthly number and no surprises. The 1992 RMIC tower at 2550 Lawrence Avenue East bundles heat, hydro, water, air conditioning and parking into the fee, and its suites run larger than almost anything new in Scarborough. You are buying a 34-year-old building, though, and the reserve fund matters more here than the paint colour. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Scarborough Fair II is a 21-storey, 277-suite condominium at 2550 Lawrence Avenue East, just east of Midland Avenue in Scarborough’s Dorset Park neighbourhood. It was developed by RMIC Building Corporation and completed in 1992. The condominium corporation is MTCC-1039, registered on 2 November 1992, and condos.ca lists Crossbridge Condominium Services as manager. The fee includes common elements, heat, hydro, water, air conditioning, parking and building insurance. Its twin, Scarborough Fair at 1470 Midland Avenue, is a separate corporation, MTCC-1038.
Scarborough Fair II at a glance
The second tower of a matched pair
RMIC built the two Scarborough Fair towers together. The first, at 1470 Midland Avenue, registered in October 1992; this one registered on 2 November, two weeks later. Scarborough Fair II is one storey shorter, at 21 floors, but holds four more suites, 277 in total.
Buyers often treat the pair as one building, and on the street they look like one. On paper they are two corporations, each with its own board, budget, reserve fund and repair schedule. The fee you pay here and the projects this board is planning have nothing to do with the tower next door, so read this corporation’s documents, not a summary of the complex.
That separation can work in your favour. If one tower is mid-way through an expensive window or garage project and the other has already finished it, comparable suites can carry very different risk. Compare the two reserve fund studies side by side if you are open to either.
Bigger plans than the first tower, and a few one-bedrooms
Condos.ca records suites here from about 638 to 1,266 square feet, a slightly larger top end than 1470 Midland. Most of what is for sale today is two-bedroom stock in the 900s of square feet, but there is one-bedroom stock as well, which gives a first-time buyer a lower entry point than the first tower currently offers.
These are early-1990s plans, built for people who intended to live in them. The rooms are squarer than in a new tower, kitchens are usually enclosed, and storage is generous. The trade-off is finishes: suites that have not been renovated will need work, and that cost belongs in your offer, not your second year.
I could not find a published architect or ceiling height for this tower. One listing source names Douglas B. Pollard for 1470 Midland, but I would not assume the same credit here without confirmation.

One of the fullest fee-inclusion lists in Scarborough
Active listings here work out to about $0.90 per square foot in fees, with current monthly fees between roughly $546 and $854. That sits near the top of what I see in Scarborough high-rises, and on paper it looks expensive.
Then read the list. The fee covers common elements, heat, hydro, water, central air conditioning, parking and building insurance. In a typical newer tower you would pay hydro yourself, often heat, and frequently a separate parking charge. Add those back in and the gap narrows sharply; for a larger suite through a cold winter it can close completely.
Two things to understand about all-inclusive buildings. First, every owner’s energy use is pooled, so a household that runs the air conditioning all summer is partly subsidised by one that does not. Second, utility price increases arrive as fee increases. Neither is a reason to walk away, but both are reasons to read the budget line by line.
Parking being included is not the same as every suite having a space. Confirm on the status certificate that the suite you are buying has an owned or exclusive-use spot, and whether a locker comes with it.
Lawrence East: a corridor waiting for its subway
Lawrence Avenue East through Dorset Park is a busy arterial lined with plazas and everyday services, with residential streets behind and employment lands to the north. It is a convenient, unpretentious place to live, and it is where a lot of Scarborough actually shops.
The transit story is the change to watch. The Scarborough RT has been out of service since 2023. Its replacement is a dedicated busway on the old RT corridor between Kennedy Station and Scarborough Town Centre, with a stop at Lawrence East; NOW Toronto reported an opening date of 30 September 2026. The busway is a bridge to the Scarborough Subway Extension, which is expected in the 2030s.
Further south, Line 5 Eglinton opened on 8 February 2026, ending at Kennedy. For distances to the nearest stops, schools and parks from this address, use the data panel on this page.
Pricing: about $507 a square foot
Condos.ca puts the building average at about $507 per square foot, essentially level with its twin at about $500. That is a low figure for Toronto and it reflects two things buyers price in: the age of the building and the size of the fee.
The five suites for sale right now ask $409,900 to $519,900. The range is tight, which tells me the market agrees on what a suite here is worth, and that condition and floor are deciding the small differences.
When you compare this tower with a newer building nearby, compare the total monthly cost rather than the fee alone. Add hydro, heat and a parking charge to the newer building’s fee and set that against the single number here. For a larger suite, the older building often comes out ahead on carrying cost as well as on space.
Asking prices are only half the picture. The 12-month data panel above shows what has actually sold and leased here, and my building sold report will give you the comparables for a specific suite.

Amenities at Scarborough Fair II
A pool, sauna and games room with a concierge on duty is a solid package for a building at this price point, and the games room is a genuine plus for families with teenagers. Expect the pool and its equipment to be a recurring line in the reserve fund study.
Jatin’s honest take on Scarborough Fair II
Who this building suits
Households that want a large suite and a single predictable monthly cost, including families who need two real bedrooms and buyers moving from a rental who do not want to start managing utility accounts. The one-bedroom inventory also gives first-time buyers an affordable way into a full-amenity building.
What I’d want you to check
Ask for the reserve fund study, the current budget and a year of board minutes, and look specifically at windows and balcony doors, the garage, elevators, the pool and the central heating and cooling equipment, all of which are of an age to need attention. Confirm the parking space and any locker on the status certificate. Condos.ca lists a pet restriction without detail, so read the rules yourself before you commit.
The value question
At around $507 a square foot with utilities and parking included, this is a lot of space for the money in Toronto. The price is not the risk; the building’s repair cycle is. If the reserve fund is healthy and the major projects are planned and funded, I think this is one of the stronger space-for-dollar buys in central Scarborough, especially as the transit picture improves.
