Living here

Renters, Airbnb and elevators at Sky Garden II

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Sky Garden II?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Sky Garden II

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Sky Garden II at 2330 Bridletowne Circle is the second of the two Skygarden towers, and it is where I look first when a buyer needs genuinely large space in a condo. Suites here run past 2,000 square feet at the top end, the fee covers hydro and heat, and there is a pool for every season. It is also a 1981 building, and that shapes every part of the decision. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Sky Garden II is a 23-storey, 269-suite condominium at 2330 Bridletowne Circle in the East L’Amoreaux neighbourhood of Scarborough, Toronto, near Bridlewood Mall at Warden and Finch. It was built in 1981, and the condominium corporation, MTCC-566, was registered on 24 December 1981. Condos.ca lists Crossbridge Condominium Services as the property manager; I could not confirm the original developer. Suites run roughly 842 to 2,239 sq ft. Condos.ca lists the fee as covering common elements, heat, hydro, air conditioning, water, cable TV, building insurance and parking.

The second half of a twin-tower plan

Skygarden was conceived as two matching 23-storey towers. A Toronto Star archive photo from the time carried the caption that the second tower had already started rising, and that tower is this one. The first, Skygarden at 2350 Bridletowne Circle, was registered a year earlier.

Twins on paper are not twins on title. Sky Garden II is its own corporation, MTCC-566, with its own board, budget and reserve fund, and condos.ca lists a different manager here, Crossbridge Condominium Services, than next door. A good reserve fund in one tower tells you nothing about the other, so read this building’s documents on their own merits.

I could not find a reliable record of the original developer or architect. Rather than guess, I would put the effort into what is knowable: the reserve fund study, the engineering reports behind it, and how the board has handled the big projects so far.

The upside of a twin is a ready-made comparison. If a suite here and one in 2350 have similar layouts, compare their fees, recent sale prices and reserve fund positions side by side. A meaningful difference in any of those is a question worth asking before you commit.

Where the very large suites are

Condos.ca puts suite sizes here at roughly 842 to 2,239 square feet. The bottom of that range is already larger than many new two-bedroom condos, and the top end is bigger than plenty of semi-detached houses. That range is wider than at 2350 next door, which tops out around 1,722 square feet.

Large suites like this are rare in Toronto at any price, and they attract a specific buyer: families combining generations, downsizers who refuse to give up a full dining room, and people who work from home and need a real office. If that is you, the supply of comparable space elsewhere in Scarborough is thin.

The flip side is that big suites in an older building can carry big renovation bills. Kitchens, bathrooms, flooring and windows across 1,500 square feet or more add up quickly. Get a contractor’s rough number before you settle on a price, and ask the seller what has already been updated.

Big suites also change the maths on price per square foot. A building average of about $398 per square foot sounds cheap, but on a 1,800 square foot suite it still adds up to a substantial purchase price. Work from the total you can afford, then see which suite sizes fit, rather than shopping by the per-foot number.

One fee that covers nearly everything

Condos.ca lists hydro, heat, air conditioning, water, cable TV, building insurance, parking and common elements in the fee. That leaves you with little more than internet and phone to pay on your own. In a newer building, hydro, heating and cooling and often parking come on top of the fee.

That bundle is a big reason the fee here looks high next to newer towers. Before you compare, add a hydro bill, a heating and cooling bill and a parking charge to the newer building’s number. For a large suite in particular, those utilities would be substantial on your own meter.

Because the corporation pays the utilities, energy prices flow straight into the budget. Look at how fees have moved over the last few years, and ask whether the board has studied energy upgrades or suite metering, since either would change how your costs are shared.

Living on Bridletowne Circle

Bridletowne Circle loops through the Bridlewood development, with apartment buildings around Bridlewood Mall at Warden and Finch. UrbanToronto described the mall as having two grocery stores, more than 60 other retailers and a public library, which covers most weekly errands within walking distance.

Change around the mall has been gradual. UrbanToronto reported a proposal for a 12-storey, 242-unit building with ground-floor retail on the southwest corner of the mall property. Further infill on the mall lands is a reasonable long-term expectation, so check the City of Toronto development applications map before you buy a suite whose view faces that way.

Transit, schools and walkability for this address are in the data panel on this page. L’Amoreaux Park and the L’Amoreaux Community Centre are part of the wider neighbourhood.

What Sky Garden II costs per square foot

Condos.ca puts the building average at about $398 per square foot, almost level with Skygarden next door at about $396. That is low for Toronto, and it reflects large suites, the building’s age and a fee that carries most utilities.

When I checked, one suite was listed for sale and one for lease. With a single sale listing, I will not quote an asking price or fee. Low listing counts are typical of buildings where owners stay a long time, but they also mean you will lean more on past sales than on current competition when you price an offer.

For buyers stretching to get space, the honest comparison is with a townhouse or a semi in the same part of Scarborough. A condo here gives you similar room without exterior maintenance, at the cost of a monthly fee and a vote shared with 268 other owners.

If you want to see what similar suites here have actually sold for, I can pull the comparables through my building sold report.

Amenities at Sky Garden II

Indoor poolOutdoor poolSaunaSecurity guardSecurity systemParking garage

An indoor pool, an outdoor pool and a sauna give residents year-round swimming without a membership, and a security guard is on the amenity list. Those pools are also among the most expensive items the corporation maintains, so look for them in the reserve fund plan.

Jatin’s honest take on Sky Garden II

Who this building suits

Multi-generational families, downsizers with a house full of furniture, and anyone who needs a dedicated home office. It also suits buyers who value one predictable monthly payment over a lower fee with separate utility bills.

What I’d want you to check

This is a 1981 building, so the reserve fund study and board minutes carry most of the weight. Look for planned work on windows, balconies, elevators, the garage membrane, both pools and the heating and cooling plant, and ask whether any special assessment has been discussed. Confirm parking and locker allocation for the specific suite. Condos.ca notes a pet restriction, so read the declaration and rules before you bring a pet.

The value question

At about $398 per square foot with nearly every utility included, you get more space per dollar here than almost anywhere in Toronto’s condo market. The question is the cost of keeping a 45-year-old tower in good shape. If the reserve fund is healthy, I think Sky Garden II is good value for an owner who will live here long term.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
