Leases 33%Sales 67%

Mostly owner-occupied. Of 6 deals here in the last 24 months, 2 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Sheppard Point?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Sheppard Point

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Sheppard Point at 1 Reidmount Avenue is the building I bring up when a downsizer tells me they want to leave their house but cannot face living in 700 square feet. Every suite here starts at roughly 1,550 square feet, there are only 80 of them, and the price per square foot is a fraction of what newer towers ask. It is a 1987 building, and buying it well means reading the paperwork harder than you would for a new tower. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Sheppard Point is a 15-storey, 80-suite condominium at 1 Reidmount Avenue in Agincourt, Scarborough, on Sheppard Avenue East near Kennedy Road. Condos.ca lists Sheppard Point Holding as developer, a 1987 build year, corporation MTCC-729 registered on 23 February 1987, and Brilliant Property Management as manager. Suites run roughly 1,558 to 3,100 sq ft. Condos.ca lists the fee as covering cable TV, air conditioning, common elements, building insurance, parking and water.

Few suites, and all of them large

The defining fact about Sheppard Point is the suite size. Condos.ca puts the range at about 1,558 to 3,100 sq ft, so even the smallest suite here is bigger than a typical new two-bedroom-plus-den by several hundred square feet, and the largest is the size of a detached house.

With 80 suites over 15 storeys, that works out to roughly five suites per floor. Fewer neighbours per corridor means quieter hallways, a lobby where staff and residents recognise each other, and less waiting for the elevator. It also means a smaller group of owners carrying the building’s costs, which I come back to below.

In my experience, layouts in buildings from this era tend to have separate dining rooms, larger kitchens with more enclosed walls, and generous closets. That suits people bringing furniture from a house. If you want an open-plan kitchen, budget for renovation and ask management about the rules and approvals for moving walls or plumbing.

What the fee covers in a 1987 building

Condos.ca lists cable TV, air conditioning, common elements, building insurance, parking and water as included in the fee. Heat and hydro are not on that list, so ask the seller how the suite is heated and request a year of utility bills. For a 1,500-plus square foot suite, that figure matters.

I could not find current fee figures for this building, because there were no active listings when I checked. Large suites mean large fees in absolute terms even when the per-square-foot rate is reasonable, so get the exact monthly fee for the suite you are looking at and compare it on a per-square-foot basis with other buildings.

Cable TV in the fee was common in buildings of this age. Find out whether it is still a bulk contract, when it expires, and whether the board has looked at switching to a bulk internet arrangement instead, since that affects both your costs and the building’s budget.

The real work: reading a 1987 building’s paperwork

A building registered in 1987 is close to 40 years old. By this age, most corporations have already replaced or are planning to replace things like windows, balcony railings and membranes, roofing, elevator equipment, the garage waterproofing, and the original heating and cooling plant. Which of those are done and which are coming is the most important thing you can learn before you buy.

With only 80 suites, each owner carries a bigger share of those projects than in a 400-suite tower. That is not a reason to avoid the building. It is a reason to read the reserve fund study, the last two or three years of budgets and the board minutes, and to look at whether major work has been paid for from reserves or with extra charges to owners.

Condos.ca also lists a pet restriction. I could not find the actual rules, so read them in the declaration and rules before you plan around a pet. Brilliant Property Management is listed as manager; ask them for the date of the last reserve fund study and any planned capital projects.

Daily life on Sheppard in Agincourt

Sheppard Point sits on Sheppard Avenue East in Agincourt, close to Kennedy Road. The Sheppard corridor here is lined with retail plazas, so day-to-day errands are close, and the 401 is a short drive south. The transit, school and walkability details are in the data panel on this page.

The area is starting to change. In 2017 UrbanToronto reported proposals to redevelop strip plazas on Glen Watford Drive, just north of Sheppard, including two 28-storey condo towers at the Dragon Centre site and an 11-storey retirement residence. Further out, according to blogTO, the Line 2 subway extension from Kennedy Station is planned to end at Sheppard and McCowan, east of here, with completion expected around 2030.

For owners, that means more density and more services along Sheppard over the next decade, and eventually better rapid transit to the east. It also means more new condo stock nearby, which will compete with resale suites for buyers who care more about finishes than space.

What Sheppard Point costs

Condos.ca puts the building average at about $351 per square foot. That is roughly half of what the newer Solaris towers at Kennedy and the 401 average, at about $643 to $652, and well below Forest Mansion near the Town Centre at about $451. Large suites usually trade for less per square foot, and the building’s age is the other part of the gap.

At that average, a suite at the smaller end of the range works out in the mid-$500,000s. That is the same money as a much smaller new-build suite, which is the whole argument for this building.

There were no suites for sale or for lease when I checked. In a building this small, listings come up infrequently, so be ready to move when one does. If you want to know what suites here have actually sold for, I can pull the recorded sales through my building sold report, or set up an alert so you hear when one comes up.

Amenities at Sheppard Point

The amenity list is modest: a gym, a sauna, a meeting room and a security guard. That suits the owners this building attracts, who usually want space and security more than a party room, and it keeps the fee focused on the building itself.

Jatin’s honest take on Sheppard Point

Who this building suits

Downsizers leaving a house who want to keep their furniture and their dining table, families who need more room than a typical condo without buying freehold, and buyers who value a small, quiet building with a security guard. It also suits anyone who already lives in Agincourt and wants to stay close to the Sheppard shops.

What I’d want you to check

This is a 1987 building with only 80 owners, so the reserve fund study, recent budgets and board minutes are where the decision gets made. Find out which major components, such as windows, balconies, elevators, the garage and the heating and cooling plant, have been replaced and which are coming due. Get the exact fee and a year of heat and hydro bills for the suite, confirm parking and locker allocation, and read the pet rules.

The value question

At about $351 per square foot, Sheppard Point gives you more space for the money than almost anything else in this part of Scarborough. You trade new finishes, a big amenity package and some resale liquidity for room to live. For an owner-occupier planning to stay many years, I think it can be excellent value, provided the building’s capital plan is funded.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
