Renters, Airbnb and elevators at 15 Guildwood Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 15 Guildwood Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 15 Guildwood Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

15 Guildwood Townhouses is one of the more affordable ways into Guildwood, a neighbourhood that was planned in the late 1950s to feel like a garden village and still does. The complex is 64 homes from 1979, plain on amenities, and only worth buying if its reserve fund has kept pace with its age. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
15 Guildwood Townhouses is a 64-home condominium townhouse complex at 15 Guildwood Parkway and 45 to 61 Guildcrest Drive in Guildwood, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Kingston Road and Scarborough Golf Club Road. It was built in 1979, and the condominium corporation is YCC-487, registered on 16 August 1979. Condos.ca lists Newton-Trelawney Property Management as the manager and does not record a builder or fee inclusions. Listed amenities are BBQs permitted, garage parking and visitor parking.
15 Guildwood Townhouses at a glance
A townhouse at the front door of Guildwood
Guildwood Parkway is the neighbourhood’s main road, and at its Kingston Road corner stand the Guildwood Gates, relocated there from the Stanley Barracks. This complex sits near that corner, close to Kingston Road and Scarborough Golf Club Road, so you are inside Guildwood but a short drive from the main commercial corridor.
That location is the main reason to look here. Most of Guildwood is detached homes on large, treed lots, and entry prices reflect it. A condominium townhouse is one of the few ways to get the Guildwood address, its parks and its GO station at a lower price point.
The trade-off is that you are on the busier edge of a quiet neighbourhood. Ask which homes in the complex back onto Kingston Road or Guildwood Parkway and which face inward, because that affects noise and, over time, resale.
64 homes, 1979, and a very short amenity list
YCC-487 was registered on 16 August 1979. Condos.ca records 64 homes and lists BBQs permitted, garage parking and visitor parking, with no pool or party room. It does not record the builder, and I could not confirm one elsewhere.
A short amenity list keeps the operating budget focused on the exterior and grounds. At 64 homes the corporation is mid-sized: large enough to spread the cost of a roof or paving project across a reasonable number of owners, small enough that a handful of engaged owners can shape the board.
Newton-Trelawney Property Management is listed as the manager. Condos.ca does not list the fee inclusions, so the status certificate is where you confirm whether water or anything else is part of the monthly fee.
Nearby apartment options are useful context. Gates of Guildwood at 20 Guildwood Parkway is a 15-storey, 203-suite tower from around 1990 with a long fee-inclusion list, and The Village at Guildwood on Kingston Road is a 262-suite Tridel building from 2006. Neither gives you a front door and a garage of your own.

What to check in a 1979 townhouse
Forty-seven years in, the complex should have replaced its original roofs and probably its windows, doors and asphalt. Ask for the dates, the costs, and whether each project was funded from the reserve or by special levy. Then look at the reserve fund study’s next ten years.
Condos.ca lists a parking garage. Clarify whether each home has its own built-in garage or whether there is a shared structure. That decides who pays for slab, door and drainage repairs.
Inside, have an inspector check the electrical panel and wiring, because homes of this era can include aluminum branch wiring, and look at the lowest level for water staining. Note the age of the furnace, air conditioner and water heater. Read the declaration for who owns windows, doors and the backyard, which in many complexes is exclusive-use common element.
Living in Guildwood
Guildwood is one of the most deliberately designed neighbourhoods in the east end. Rosa and Spencer Clark sold 450 acres of their Guild Inn property for the subdivision and helped shape it, keeping trees and naming many of the streets. When building started in 1957, planners used winding roads, cul-de-sacs, buried power and phone lines and English-style footpaths behind the lots.
Its centrepiece is Guild Park and Gardens on the Scarborough Bluffs, known for architectural fragments salvaged from demolished buildings, most of them from downtown Toronto. It gives the neighbourhood a lakeside park with real character rather than a plain field.
Guildwood GO station serves the Lakeshore East line and VIA Rail, which makes this one of the few parts of Scarborough with a direct train downtown. The data panel on this page shows the walking distance from the complex.
Longer term, the City’s proposed Eglinton East LRT would run along Kingston Road with stops planned at Guildwood GO and Guildwood Parkway. As of April 2026 it was still a proposal without an opening date, and the province had said it was not a current priority. I would treat it as upside, not as a reason to pay more.
Pricing without many data points
There were no homes listed for sale at the time of writing, and condos.ca does not publish a size range or average price per square foot for this complex. Resales in a 64-home complex come up a few times a year at most, so the sold data in the panel above is the place to start.
Beyond that, I would compare against other Guildwood townhouse complexes and against West Hill complexes of the same age. Check in the panel whether Guildwood sales are running above nearby West Hill complexes of the same age. If they are, a home here can justify some of that gap for the neighbourhood and the GO station, but the condition of the specific home and the corporation’s finances should decide how much.
Ask for the current fee, what it includes and the history of increases. A fee that has risen steadily is healthier than one that has been frozen for years.
Finally, budget for the home itself. Many townhouses of this age have been updated piecemeal, so two homes with the same layout can need very different amounts of work. A furnace near the end of its life, original windows the owner is responsible for, or an unfinished basement can each change what a fair offer looks like by more than the difference between two listing prices.

Amenities at 15 Guildwood Townhouses
There is nothing to maintain here beyond the homes, the grounds and the parking, which keeps the budget straightforward. Guild Park, the bluffs and the neighbourhood footpaths do the work that a clubhouse would do elsewhere.
Jatin’s honest take on 15 Guildwood Townhouses
Who this building suits
Buyers who want Guildwood’s trees, footpaths and GO train without a detached-house budget: young families, commuters who work downtown, and Guildwood downsizers who want to stay in the neighbourhood with less to maintain.
What I’d want you to check
Read the reserve fund study for roofs, windows and doors, paving and the garages, and ask about any special levies in the past decade. Confirm the fee inclusions and whether each home is separately metered. Ask which side of the complex the home faces, because homes backing onto Kingston Road or Guildwood Parkway live differently from those facing inward. Have an inspector check wiring and the lowest level.
The value question
Guildwood is one of the steadiest neighbourhoods in the east end, and a townhouse here is a reasonable way into it. I think it is good value for an owner-occupier if the corporation’s finances are sound. Pay for location, but do not pay Guildwood prices for deferred maintenance.
