Mostly owner-occupied. Of 11 deals here in the last 24 months, 2 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 15 Sewells Rd Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

Before you buy here

Five things the listing will not tell you about 15 Sewells Rd Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

15 Sewells Road is one of the cheapest ways to own a condo in Toronto, and I want you to understand why before you get excited. It is a 13-storey, 126-suite Bradsil tower from 1989 beside Malvern Town Centre, and its monthly fee covers nearly every bill you would otherwise pay. That fee is also the highest per square foot of the three Bradsil buildings around it. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

15 Sewells Road is a 13-storey, 126-suite high-rise condominium in Malvern East, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area of Toronto. Condos.ca lists Bradsil as the developer and 1989 as the year built. The condominium corporation is MTCC-827, registered on 7 July 1989, and Maple Ridge Community Management is listed as the manager. Suites run roughly 670 to 1,121 sq ft. Condos.ca lists the fee as covering cable TV, air conditioning, common elements, heat, hydro, building insurance, parking and water.

The youngest of Bradsil’s Malvern towers

Bradsil built a small cluster of condo towers around Malvern Town Centre in the 1980s. Carriage House at 10 Tapscott Road and Carriage House II at 99 Blackwell Avenue both date from 1984. 15 Sewells Road followed in 1989, and at least one listing portal, REW, calls it Carriage House III. Condos.ca does not use that name, so you will see the building marketed both ways.

Being five years younger than its siblings does not make a big difference at this age; all three are old enough that major components such as roofs, windows, garages and mechanical systems are being repaired or replaced on a cycle. What it does give you is a direct comparison. Three towers by the same builder, on neighbouring streets, with similar fee structures, are about as close as Toronto gets to a controlled experiment in how boards and managers run buildings.

At 126 suites over 13 floors, this is also the smallest of the three. That means roughly ten suites a floor, a quieter building and fewer owners sharing each repair bill.

Suites, and a fee that covers cable too

Suites run from about 670 to 1,121 sq ft, from one-plus-den plans through two-bedrooms to three-bedrooms. That is generous for the price. Late-1980s layouts tend to be practical: enclosed kitchens, defined living and dining rooms and decent storage, though finishes vary a lot from suite to suite.

The fee is unusually inclusive. Condos.ca lists cable TV, air conditioning, common elements, heat, hydro, building insurance, parking and water. Very few buildings still bundle both hydro and cable, so your only big separate bills are internet and property tax.

Bundled cable is usually a bulk contract between the corporation and a provider. Ask when that contract expires and what it costs the building each year. If the board renegotiates or drops it, the fee could change, and if you never watch cable you are paying for something you do not use.

Here is the catch. When I checked, the four suites listed carried fees from $918 to $1,455 a month, about $1.22 per square foot. Carriage House next door was at about $0.86 and Carriage House II at about $0.77 on their active listings, with very similar inclusions apart from cable.

Why the fee gap matters more than the price

A fee difference of 40 cents a square foot on an 850 sq ft suite is about $340 a month, or roughly $4,000 a year. Buyers know this, and they pay less for the suite to make up for it. That is the main reason 15 Sewells averages less per square foot than its two sister buildings.

Before you buy, find out why the fee is higher. It may reflect the cable contract, higher energy use, a reserve fund being rebuilt after a large project, or simply a more conservative budget. Each of those means something very different for your future costs, and the answer is in the budget, the reserve fund study and the board minutes.

If the board is funding repairs properly now, a higher fee can be the healthier sign. If it is covering past shortfalls, you want to know how long that will last.

Living beside Malvern Town Centre

The daily reality is convenience. Malvern Town Centre, on Tapscott Road, is the neighbourhood’s shopping hub, and the surrounding streets are a mix of townhouse complexes, schools and parkland. It is a family neighbourhood first, organised around schools, parks and everyday shopping rather than nightlife, and that suits the people who tend to buy here. The data panel on this page shows the transit, school and park details.

The City of Toronto’s planned Eglinton East LRT, now part of its Scarborough East Rapid Transit project, would end at a Malvern Town Centre stop just north of Tapscott Road. The City has finished early design work, but the line is not funded, and the province said in April 2026 that it is not a priority. I would treat it as a possible long-term bonus, not part of the price.

What 15 Sewells Road costs

Condos.ca puts the building average at about $365 per square foot, below Carriage House at about $408 and Carriage House II at about $455. That gap lines up closely with the fee gap, which tells you the market is pricing the monthly cost in.

When I checked, four suites were for sale, asking $268,800 to $399,000, with none for lease. Those are asking prices, not sale prices, and they put this building near the very bottom of the Toronto condo market by price.

Run your numbers on total monthly cost, not price. A cheaper suite with a higher fee can cost you more each month than a more expensive suite next door, and lenders count the fee when they qualify you. If you want to see what has actually sold here, use my building sold report.

Jatin’s honest take on 15 Sewells Rd Condos

Who this building suits

First-time buyers who want to own rather than rent and can carry a higher fee, and families who want two or three bedrooms at the lowest entry price in the city. It also suits anyone who wants one predictable bill with hydro, heat and cable included.

What I’d want you to check

Find out why the fee per square foot is so much higher than at the two sister buildings. Read the budget, the reserve fund study and at least two years of board minutes, and ask whether any large projects are planned. Confirm the pet rules, since condos.ca lists a pet restriction, and confirm which parking space is assigned to the suite. Inside the suite, check the age of the windows, the heating and cooling unit and any renovation work, since condition varies widely in buildings of this age.

The value question

On price alone, this is one of the cheapest condos in Toronto. On total monthly cost, it is much closer to its neighbours. If the higher fee reflects a well-funded building, I think it can be good value for an owner-occupier. If you cannot get a clear answer on the fee, look at Carriage House or Carriage House II first. To compare all three properly, book a call.

It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
