Living here
Renters, Airbnb and elevators at 8 Cromwell Road
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 8 Cromwell Road?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 8 Cromwell Road
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

8 Cromwell Road is a small, quiet condo community tucked into Guildwood, and it is the opposite of a resort-style complex. There is no pool, no garage to share and a fee that covers very little, which means you get freehold-like living with a smaller monthly bill and more of the upkeep on your own shoulders. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
8 Cromwell Road is a 55-home low-rise condominium at 8 Cromwell Road and 29 to 55 Guildpark Pathway in Guildwood, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area. It was built in 1997 by Aragon Properties Ltd. The condominium corporation is MTCC-1167, registered on 3 November 1997, and the property manager is listed as Newton-Trelawney Property Management. Maintenance fees include common elements and building insurance.
8 Cromwell Road at a glance
One corporation, two street names
Condos.ca places this corporation at 8 Cromwell Road and 29 to 55 Guildpark Pathway. Other listing sites group the Guildpark Pathway homes differently, using a 1 to 55 range, and at least one uses the name Classics at Guildwood for the street. I could not confirm whether every home on Guildpark Pathway belongs to MTCC-1167.
That matters because two neighbouring homes can belong to different corporations with different fees, rules and reserve funds. Before you rely on a nearby sale as a comparable, confirm the corporation number on the listing and in the status certificate.
The street name fits the neighbourhood. When Guildwood Village was laid out in the late 1950s, it was planned with walkways behind the lots modelled on English footpaths, and the Guildpark Pathway name echoes that idea.
What 55 homes and a lean fee mean
Condos.ca records homes of roughly 1,232 to 1,849 square feet, a townhouse-sized range, and classes the complex as low-rise. The amenity list is short: visitor parking, a security system, BBQs permitted and pets permitted. There is no pool, gym or party room.
The fee covers common elements and building insurance only. Parking is not on the inclusion list, which in a complex like this usually means parking is part of the home itself, such as a garage or driveway, rather than a shared underground structure. Confirm the parking arrangement for the home you are considering. Heat, hydro and water are also not included, so budget for utilities as you would in a freehold.
No homes were listed for sale or rent when I wrote this, and condos.ca does not publish an average price per square foot or a current fee range. In a 55-home complex, that is normal. Turnover is slow, and you may wait months for the right home to come up.

The builder and the age of the homes
Aragon Properties Ltd. built the complex, according to condos.ca. After nearly 30 years, though, the maintenance record matters more than the original builder, and that record lives in the corporation’s reserve fund studies and board minutes.
Homes of this age may already be on their second roof, and windows, doors, decks and furnaces are coming up for replacement if they have not been done already. In a small corporation, the cost of shared work such as roofs, paving or exterior repairs is divided among only 55 owners, so each project lands harder on each home than it would in a large complex.
Ask the seller what has been replaced inside the home, and ask the corporation which exterior items it has replaced and when. The declaration will say which items are the owner’s responsibility and which are the corporation’s.
Living in Guildwood
Guildwood Village began in 1957, when Rosa and Spencer Clark sold the land around their Guild Inn for a subdivision they helped design. It was built with winding streets, cul-de-sacs, buried power lines and a deliberate effort to save trees, and it still reads as one of the calmest neighbourhoods in Scarborough.
Guild Park and Gardens, a 50-acre park on the Scarborough Bluffs, is the neighbourhood’s landmark. Its gardens hold remnants from more than 60 demolished buildings, and the restored Guild Inn now hosts weddings and events.
The inn has a long history. It opened in 1914 and served over the years as a private residence, the Clarks’ artists’ colony, a hotel and, from 1941 to 1947, a military facility. It closed in 2001, and the City adopted a management plan for the park, forest, bluffs and heritage buildings in 2014. The Clark Centre for the Arts now occupies an expanded building on the grounds.
Guildwood GO station on the Lakeshore East line is the neighbourhood’s rail link downtown, and the data panel on this page shows how far it is from Cromwell Road.
Pricing without much data
Condos.ca does not publish an average price per square foot for this complex and showed no active listings at the time of writing, so there is no current asking range to quote. The sold figures in the data panel above are the best available guide.
For context, Guildwood Townhomes on Livingston Road averages about $368 per square foot on condos.ca, with a pool, garage parking and water in the fee. A home here with a smaller fee and no shared amenities should be judged on the same price per square foot, then adjusted for the lower monthly cost and the extra utilities you will pay directly.
If you are serious about this complex, I suggest setting an alert and being ready to move. In small corporations, the best homes are often sold to people who were already waiting.
When a home does come up, compare it on more than size. In a complex with a fee this lean, the condition of the roof, windows, furnace and air conditioner affects your real cost of ownership more than a few hundred square feet either way, and so does the amount of exterior work the corporation has already completed.

Amenities at 8 Cromwell Road
The amenity list is deliberately short, and that is the point: you are paying for grounds, insurance and the corporation’s shared repairs, not for a pool or gym. Guild Park and the Bluffs are the recreation.
Jatin’s honest take on 8 Cromwell Road
Who this building suits
Buyers who want a townhouse-sized home in Guildwood with a small, quiet community and a lean monthly fee, and who are comfortable handling their own utilities and some of their own upkeep. It suits downsizers from Guildwood Village who want to stay in the area and couples who want space without a freehold lot. It suits buyers less well if they want building amenities, staff on site or parking and utilities rolled into one predictable monthly bill; Guildwood Townhomes nearby is closer to that model.
What I’d want you to check
Confirm the home belongs to MTCC-1167, given the conflicting address ranges online. Read the reserve fund study for the roof, paving and exterior replacement schedule, and divide any upcoming project by 55 to see what it means per home. Check the declaration for owner versus corporation responsibilities, and confirm the parking arrangement, since parking is not in the fee.
The value question
With no published price per square foot and no active listings, value here is judged home by home against sold data. The structural argument is the low fee and the location. If the reserve fund is sound and the exterior has been kept up, I think this is one of the more sensible ways to own in Guildwood. If big exterior work is overdue, the small size of the corporation magnifies the cost.
