Do mostly owners or renters live here?

Leases 0%Sales 100%

Mostly owner-occupied. Of 5 deals here in the last 24 months, 0 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 200 Murison Boulevard Townhomes?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 200 Murison Boulevard Townhomes

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

200 Murison Boulevard Townhomes is a 40-year-old condominium townhouse complex, and that single fact should shape every question you ask. Complexes this age can be some of the best value in Scarborough, or a slow-motion repair bill, and the difference is almost entirely in the paperwork. Here is how I would approach it. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

200 Murison Boulevard Townhomes is a condominium townhouse complex of 82 homes at 200 Murison Boulevard and 800 to 814 Milner Avenue in Malvern East, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area. It was developed by Perez Corporation and registered on 29 November 1985 as MTCC-689. Condos.ca lists McCall Wynne Property Management Inc. as manager. Maintenance fees include common elements, building insurance, parking and water.

A mid-1980s townhouse corporation

This complex dates from 1985, when much of Malvern was being built out as a planned suburban community. It is a low-rise townhouse condominium of 82 homes, registered as MTCC-689 under the old Metropolitan Toronto numbering, which tells you it predates amalgamation.

Condos.ca records the complex as one storey, which is how its data lists many townhouse complexes and is unlikely to describe the homes themselves. Townhouses of this era in Scarborough are usually two or more storeys, often with a basement, but I could not confirm the layout from public sources. Check the listing and walk the home before you rely on any square footage.

Perez Corporation is the developer of record. I found little public information about the company or its other projects, so the building’s own history, as shown in its records, is what you should judge it on.

Why age is the main question

A 40-year-old townhouse complex has been through at least one cycle of major repairs, and probably more. Roofs, windows, doors, siding or brick repairs, fences, paving and underground services all have lifespans, and by now the corporation has either replaced them on schedule or deferred them.

The reserve fund study is where you find out which. Look at what has been replaced in the last ten years, what is scheduled in the next ten, and whether the reserve balance and contributions match that plan. A healthy older complex can be a far better buy than a new one, because the big costs are already behind it.

Inside the home, ask what has been updated: plumbing, electrical panel, furnace, air conditioning and windows if they are owner items. Some homes built in Ontario in the 1980s used polybutylene plumbing, so ask the seller and have your home inspector look. A thorough inspection is not optional at this age.

Insurance is worth a call too. Your own unit insurance needs to cover improvements made by past owners, and in a 40-year-old home there are usually plenty. Ask your broker what the corporation’s policy covers and what deductible would fall to you.

What you own, and what the corporation owns

In a condominium townhouse complex, you own your home as a unit and share ownership of everything else: roads, walkways, landscaping, visitor parking and often parts of the building exterior. The declaration sets out exactly where that line falls, and in older complexes it can be drawn in ways buyers do not expect.

Some corporations maintain roofs, windows and doors as common elements. Others make the owner responsible for some of them. That decides how much the reserve fund has to cover, and how much you will pay directly when something wears out. Read it before you compare this fee with a newer complex.

Ask about alterations as well. If you plan to replace a deck, change windows or finish a basement, the corporation may need to approve it first, and some older complexes have specific rules about colours and materials so the homes stay consistent.

Daily life in Malvern East

The complex sits on Milner Avenue and Murison Boulevard in Malvern East, a largely residential pocket of northeast Scarborough. This is a car-oriented area, with Highway 401 within easy reach and most shopping a short drive away.

Nearby, Greenwin has proposed a small one-storey retail development at 850 Milner Avenue, at the northwest corner of Milner Avenue and Grand Marshall Drive. It is still at the pre-construction stage, but if built it would add local shops within walking distance.

Visitor parking is on site, which matters in a townhouse complex where families often have more than one car. The transit panel on this page shows the nearest bus routes and stations.

Pricing and fees

At the time of writing there was only one home listed for sale and none for rent, so I cannot give you a fair asking range. A single listing is not a market. Look at the aggregate sales on the data panel and the building sold report before you set a number.

The fee covers common elements, building insurance, parking and water. Heat and hydro are not on the condos.ca inclusion list, so budget for them yourself and ask for recent bills, since older homes can cost more to heat if windows and insulation have not been upgraded.

The value case for a complex like this is space for the money. Older Scarborough condo townhouses usually offer more room than a new condo apartment at a similar price, with your own front door. The risk is in the fee trajectory. In a 40-year-old corporation, a fee that has stayed flat for years can be a warning sign rather than a comfort, because it may mean repairs were put off.

When you compare this complex with a newer townhouse development, do it on total monthly cost, not the fee alone. Add heat, hydro, property tax and a realistic allowance for updating the home itself, then compare. Older complexes often win on space and price, and lose on energy bills and renovation budget.

Amenities at 200 Murison Boulevard Townhomes

Visitor parkingBBQ permitted

There are no shared facilities beyond visitor parking and barbecue permission, which is typical of 1980s townhouse complexes. That keeps the fee focused on the buildings and grounds, which is where you want the money to go at this age.

Jatin’s honest take on 200 Murison Boulevard Townhomes

Who this building suits

Families and first-time buyers who want a townhouse with room to grow, who drive, and who are comfortable doing some updating. It also suits buyers who would rather put money into a home they can renovate than pay a premium for new construction.

What I’d want you to check

Start with the reserve fund study, the status certificate and the last two years of board minutes. Ask what major items have been replaced and when, and whether any fee increase or special assessment is planned. Read the declaration for who maintains windows, doors, roofs and decks. Get a full home inspection, ask about the plumbing type and the age of the furnace and air conditioner, and confirm the layout and square footage yourself.

The value question

With so few listings, value here is judged home by home. A well-run 1985 complex that has already replaced its roofs and windows can be one of the better buys in northeast Scarborough. One that has deferred them is not cheap at any price. I would not make an offer without reading the reserve fund study first, and if you want help reading it, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
