Do mostly owners or renters live here?

Leases 57%Sales 43%

Mix of owners and renters. Of 23 deals here in the last 24 months, 13 were leases and 10 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Mayfair on the Green III?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Mayfair on the Green III

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Mayfair on the Green III at 430 McLevin Avenue is the tower in the Korank cluster where the fees catch my eye. Suites listed here when I checked carried fees roughly half of what similar listings next door were paying, and the building trades at a higher price per square foot as a result. A lower fee is good news only if you understand why it is low. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Mayfair on the Green III is an 18-storey, 282-suite high-rise condominium at 430 McLevin Avenue in the Malvern area of Scarborough, Toronto. It was built by Korank Properties; condos.ca gives 1991 as the build year and REW gives 1990. The condominium corporation is MTCC-996, registered on 14 November 1991. General Property Management is listed as the manager. The maintenance fee includes common elements, heat, air conditioning, building insurance, parking and water; hydro is not listed as included.

The biggest of the first three towers

Korank Properties built the Mayfair on the Green towers on McLevin Avenue at 400, 410, 430 and 480. At 282 suites over 18 storeys, number 430 is the largest of the first three; its neighbours at 400 and 410 each have 222 suites over 19 storeys.

More suites means more owners sharing the cost of the roof, the pool, the elevators and the garage. That is one possible reason the fees here are lower, though it would not explain a gap this large on its own.

Size also shapes daily life. A 282-suite building has more people per elevator and more traffic through the lobby and garage than its smaller neighbours. Ask how many elevators serve the tower and how move-ins are booked, and spend a few minutes in the lobby at the morning rush before you commit.

The building goes by more than one name. Condos.ca calls it Mayfair on the Green III, while REW lists it as Mayfair by the Green. Both point to the same address, but search both names when you look for past listings and documents.

A separate corporation with its own history

Number 430 is MTCC-996, registered in November 1991, the last of the three to register. Condos.ca lists General Property Management as the manager, while 400 and 410 have different managers. Each tower has its own board, budget and reserve fund.

Sources disagree on the build year. Condos.ca says 1991 and REW says 1990. The registration date suggests construction finished around the turn of 1990 and 1991, and either way the building is now past 30 years old.

That age is when big systems come due: windows and balcony doors, elevators, the garage membrane, the pool’s mechanical plant and the central heating and cooling equipment. The question for any buyer is whether those are already done, funded or still ahead.

Layouts: a slightly larger minimum

Condos.ca records suites at 430 McLevin from about 805 to 1,263 square feet. The smallest plan is larger than the smallest at 400 or 410, so this is a building of one-plus-dens and two-bedrooms rather than compact one-bedrooms.

A one-plus-den in the 900 to 1,000 square foot range is a generous suite by today’s standards, and the den in buildings of this period is often big enough to work as a home office or a small bedroom. Two-bedrooms are the most common plan.

Condition varies widely after three decades. Look past staging to the kitchen, bathrooms, windows and electrical panel, and budget for updates where they are needed. I could not confirm ceiling heights or locker arrangements from published sources.

Parking is in the fee and there is an underground garage, but confirm whether the suite you want comes with an owned space, an assigned space or none. In a building where most owners drive, a suite without parking is a harder resale, and that should show up in the price you offer.

Life on McLevin Avenue in Malvern

Malvern grew from farmland assembled in the late 1950s for a planned community of affordable homes, and its first residents moved in during 1972. It is a settled, family-heavy part of northeast Scarborough, close to the Rouge Valley and the Toronto Zoo.

The local mall, Malvern Town Centre, has plans for redevelopment into residential towers and green space with a large public park. On transit, the City decided in 2023 to plan the Eglinton East LRT to Malvern, and Metrolinx has studied a Sheppard subway extension east through the southern part of the neighbourhood. These are long-range plans, so do not pay today for something that may be a decade away.

Day to day, errands are a drive or a bus ride to the plazas and the mall.

Pricing and the fee gap

Condos.ca puts the building average at about $511 per square foot, the highest of the first three Mayfair towers. Mayfair I averages about $467 and Mayfair II about $444.

When I checked, three suites were for sale, asking between $489,000 and $529,900. Fees on those listings ran from about $518 to $631 a month, compared with roughly $912 to $1,064 on listings at 410 and about $1,030 to $1,056 at 400. Buyers pay more per foot here partly because the monthly cost of owning is lower.

Before you treat that as a bargain, find out why the fee is lower. It could reflect the larger owner base, different staffing, energy contracts or past decisions on reserve contributions. If the reserve fund is healthy, the low fee is a genuine advantage; if it is underfunded, the bill may arrive later as a fee jump or a special assessment. For aggregate sold figures, see my building sold report.

Jatin’s honest take on Mayfair on the Green III

Who this building suits

Buyers who care most about monthly carrying cost: first-time buyers stretching to qualify, retirees on fixed incomes and owners who want a family-sized suite with a pool without a $1,000 fee. The larger minimum suite size also suits buyers who want a den or a second bedroom.

What I’d want you to check

The fee gap is the first thing to investigate. Read the reserve fund study, the latest budget and several years of board minutes, and compare them with the documents at 400 and 410 McLevin. Ask whether major projects such as windows, elevators or the garage are done or still ahead. Ask for a hydro bill, since hydro is not in the fee. Sources disagree on pets: condos.ca lists a pet restriction and REW says cats and dogs are allowed, so read the rules in the status certificate.

The value question

At about $511 per square foot, you pay more up front than in the neighbouring towers, but the lower fee can make 430 the cheapest of the three to own over five or ten years. If the reserve fund supports that fee, I think this is the strongest buy in the cluster for an owner who plans to stay; if it does not, the advantage disappears. Read the documents first, then decide.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
