Living here
Renters, Airbnb and elevators at Mayfair on the Green II
Do mostly owners or renters live here?
Mostly owner-occupied. Of 29 deals here in the last 24 months, 10 were leases and 19 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Mayfair on the Green II?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Mayfair on the Green II
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Mayfair on the Green II at 410 McLevin Avenue is the middle tower of the Korank cluster in Malvern, and on the numbers it is the cheapest per square foot of the first three. Cheap per foot is not the same as cheap to own, though. The difference between a good buy and a bad one here is in the status certificate, and I will show you what to look for. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Mayfair on the Green II is a 19-storey, 222-suite high-rise condominium at 410 McLevin Avenue in the Malvern area of Scarborough, Toronto. It was built in 1991 by Korank Properties, and the condominium corporation is MTCC-991, registered on 24 October 1991. Dove Square Management is listed as the manager. The maintenance fee includes common elements, heat, air conditioning, building insurance, parking and water; hydro is not listed as included.
Mayfair on the Green II at a glance
The middle building in a four-tower cluster
Korank Properties built the Mayfair on the Green towers along McLevin Avenue at 400, 410, 430 and 480. This one, at 410, sits between Mayfair I and Mayfair III and was registered in October 1991, a few months after its neighbour at 400.
Same builder and same era, but it is a separate corporation, MTCC-991, with its own board, budget and reserve fund. Condos.ca lists Dove Square Management as the manager here, compared with Crossbridge at 400 and General Property Management at 430. Management firms differ in how they run tenders, communicate with owners and plan long-term work, so ask owners and read the minutes.
Its twin at 400 McLevin has the same storey and suite count, 19 and 222. If you like the layouts in one, you will likely find similar plans in the other, which gives you two sets of listings to choose from rather than one.
Layouts and what they are like to live in
Condos.ca records suites at 410 McLevin from about 732 to 1,227 square feet, slightly narrower than the range at 400. Two-bedroom plans dominate what comes up for sale, and both active listings when I checked were two-bedrooms.
Expect the floor plans of the period: a separate kitchen, a defined dining area, generous closets and bedrooms that fit a queen bed and a dresser without a fight. Many suites have been renovated at some point; some still have original kitchens and bathrooms, and that is where the price spread comes from.
When you compare suites, price the renovation honestly. A dated kitchen and two original bathrooms can easily absorb the difference between the low and high end of the asking range, so a renovated suite at the top of the range is sometimes the better buy. Get a contractor’s rough number before you decide which end of the market is cheaper for you.
I could not confirm ceiling heights, balcony sizes or locker arrangements from published sources. Ask for the floor plan and the parking and locker details in the status certificate for the specific suite.

Reading the fee at 410
The fee includes heat, air conditioning, water and parking, plus common elements and building insurance. Hydro is not listed, so ask for a recent bill.
Fees on the two active listings ran from about $912 to $1,064 a month, a little below 400 McLevin and well above 430 McLevin. When three towers built by the same company in the same year have fees this far apart, there is a reason, and it is usually a mix of past reserve contributions, staffing decisions and upcoming capital work. The budget and reserve fund study tell you which.
A lower fee is not automatically better. A corporation that has kept fees low by underfunding its reserve may need a large increase or a special assessment later. A higher fee that funds a healthy reserve can be the safer buy.
Malvern’s daily reality and what is coming
Malvern began as a planned community; its farms were assembled in the late 1950s for a model neighbourhood of affordable homes, and the first residents arrived in 1972. It is now an established, family-oriented part of northeast Scarborough with a library branch, sports facilities and the Rouge Valley and Toronto Zoo nearby.
The local mall, Malvern Town Centre, opened in the late 1980s and has plans to become residential towers and green space, including a large public park. The City also decided in 2023 to plan the Eglinton East LRT to Malvern, and Metrolinx has studied extending the Sheppard subway east through the southern part of the neighbourhood. These are plans, not shovels in the ground, so treat them as long-term upside rather than something to pay for today.
For now, it is a car and bus neighbourhood, with shopping in plazas and the mall.
Pricing at 410 McLevin
Condos.ca puts the building average at about $444 per square foot, the lowest of the first three Mayfair towers. Mayfair I averages about $467 and Mayfair III about $511.
When I checked, two suites were for sale, asking between $474,999 and $499,000, and one was for rent. Those asks are above the current asks at 400 McLevin even though the per-foot average is lower, which tells you that condition and size drive price here more than the tower does.
Put the fee into the comparison too. A suite asking a little more at 410 with a lower fee than a similar suite at 400 can cost less to own over five years. Run the numbers on total monthly cost, including hydro and your mortgage, not just the asking price.
With only two active listings, the asking range is a thin guide. Look at the sold history across all three towers before you make an offer; my building sold report gives aggregate figures for the building.

Jatin’s honest take on Mayfair on the Green II
Who this building suits
Families and first-time buyers who want a two-bedroom with real square footage on a modest budget, and long-term owners who see value in Malvern’s redevelopment and transit plans. It also suits buyers who want the Mayfair amenity package at the lowest average price per foot of the first three towers.
What I’d want you to check
Get the status certificates for 400, 410 and 430 McLevin and compare their reserve fund balances, recent fee increases and planned capital work. For a 1991 building, look closely at the pool, elevators, windows, garage membrane and mechanical plant. Ask for a hydro bill, since hydro is not in the fee. Condos.ca lists a pet restriction without details, so read the rules if you have an animal.
The value question
At about $444 per square foot, this is one of the lowest-cost ways to own a family-sized suite with a pool in Toronto. The value case depends on the reserve fund and on the suite’s condition. If both check out, I think 410 is a sensible buy; if the reserve looks thin, the low per-foot price may be the market telling you something.
