Living here
Renters, Airbnb and elevators at Markham Place
Do mostly owners or renters live here?
Mix of owners and renters. Of 34 deals here in the last 24 months, 18 were leases and 16 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Markham Place?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Markham Place
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Markham Place is one of the buildings I show first-time buyers who want a newer tower in Scarborough without a downtown price per foot. It is a 16-storey, 205-suite building from 2010 near Markham Road and Sheppard, and its fee covers heat, air conditioning, water and parking. It is not a destination building; it is a practical one, and that is its strength. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Markham Place is a 16-storey, 205-suite condominium at 8 Rosebank Drive in the Malvern East neighbourhood of Scarborough, Toronto. It was developed by V.H.L. Developments and completed in 2010. The condominium corporation is TSCC-2070, registered on 4 May 2010, and Shiu Pong Management is listed as the property manager. Suites run about 546 to 1,096 sq ft. The maintenance fee covers common elements, heat, air conditioning, building insurance, parking and water.
Markham Place at a glance
Part of a planned community at Markham and Sheppard
Rosebank Drive sits in the multi-phase residential community that was planned for the southeast quadrant of Markham Road and Sheppard Avenue in the late 1990s. City records from 1999 describe a townhouse phase at 19 Rosebank Drive with underground parking and a shared recreation building, so this tower arrived later into a neighbourhood that was already largely built out.
Markham Place has a sister building, Markham Place II at 6 Rosebank Drive. If you like the location, look at both. Separate corporations make separate decisions on fees, repairs and rules over time, and comparing their status certificates is one of the easiest ways to see which is being run better.
V.H.L. Developments is a smaller builder without the public profile of a Tridel or a Daniels. That is not a mark against the building, but it means the corporation’s own record since 2010 is the evidence that matters, not the developer’s name.
Suites built for owners, not just investors
The size range runs from about 546 square feet to about 1,096 square feet. The current listings were mostly one-bedroom-plus-den plans in the 600 to 800 square foot range, which is a sensible size for a first-time buyer or a single professional and noticeably larger than the newest one-bedrooms in many towers.
At the top of the range, plans around 1,000 square feet give a family or downsizer two bedrooms and room for a real dining table. A 2010 building also tends to have more conventional layouts than today’s compact plans, with a proper entry and a kitchen that isn’t simply a wall in the living room.
At 16 storeys, upper floors here are not high by Toronto standards, so views depend heavily on which way a suite faces and what sits across the street. Check the exposure and the view from the actual suite, not the marketing photos, before you fall for it.
For an investor, the inclusions help too. A tenant paying only hydro is easier to find and keep than one facing separate heating and cooling bills, and the den in a one-plus-den plan widens the pool of renters to couples and people working from home.

The fee covers the big bills
The fee includes common elements, heat, air conditioning, building insurance, parking and water. Your suite’s hydro is the main utility left for you. Having both heating and cooling in the fee makes monthly costs very predictable, which matters when you are stretching to qualify for a first mortgage.
Across the current listings, fees ranged from about $429 to $557 a month, which condos.ca puts at roughly $0.76 per square foot. For a building that includes parking, heat and air conditioning, that is reasonable for Scarborough. When you compare it with a newer tower quoting a lower fee, add back a monthly parking charge, a winter heating bill and a summer cooling bill before you decide which is cheaper.
The trade-off with a fee that covers heating and cooling is that the central plant belongs to everyone. At 16 years old, the building is approaching the point where mechanical equipment, the garage and common-area finishes need attention, so read the reserve fund study for the timing of those items.
Daily life in Malvern
Malvern is a residential, family-oriented part of northeast Scarborough. Daily errands mostly happen along Markham Road and Sheppard Avenue, and many residents here drive, so the parking space included in the fee earns its keep.
Transit is set to improve over the next several years. The Line 2 subway extension under construction will end at Sheppard Avenue and McCowan Road, and the City’s planned Eglinton East LRT is intended to run from Kennedy Station to Malvern Town Centre by way of the University of Toronto Scarborough. Neither will open soon, so buy for the transit you have today, which the panel on this page shows.
Suites on the side facing the busiest roads will hear more traffic, so visit at rush hour if noise matters to you. Also walk the route to your nearest grocery store and bus stop; the panel on this page lists both, and seeing them in person is the quickest way to know whether the location fits your routine.
What suites ask, and what that means
Condos.ca puts the building average at about $586 per square foot. Four suites were for sale when I checked, asking from $375,000 to $419,900.
That makes Markham Place one of the more affordable ways into a 2010-era tower with heat, cooling and parking included. Compare it with Markham Place II next door and with older Malvern and Morningside buildings, which often ask less per foot but carry higher fees and older systems.
Four listings at once, mostly in similar sizes, means buyers have a little leverage. Use the comparables in my building sold report to judge where a fair offer sits. Pay attention to how long recent suites took to sell; if days on market are stretching, that is room to negotiate on price or closing date.
Remember that the asking price is only half of the monthly picture. Two suites at similar prices can carry fees more than $100 apart, so compare total monthly cost, mortgage plus fee plus hydro, rather than the price alone.

The package is about service rather than recreation: a concierge and security guard at the front, guest suites for visiting family and rooms for gatherings. If a gym or pool is on your list, confirm what is actually on site before you book a showing.
Jatin’s honest take on Markham Place
Who this building suits
First-time buyers and young couples who want a newer tower and a fee that covers almost every utility, and families with relatives who visit often, given the guest suites. It also suits buyers who work in northeast Toronto or Markham and drive, since parking is included.
What I’d want you to check
Read the reserve fund study with attention to the heating and cooling plant, the garage and the elevators, which are all moving into their second decade. Ask how often the fee has risen in the last five years. Condos.ca lists a pet restriction, so get the exact rules from the status certificate. Compare all of it with Markham Place II.
The value question
At under $600 a square foot with heat, air conditioning and parking in the fee, this is solid value for an owner-occupier. It will not appreciate like a building beside a subway station, but the planned transit nearby gives it some long-term upside, and the monthly costs are easy to plan around.
