Leases 57%Sales 43%

Mix of owners and renters. Of 21 deals here in the last 24 months, 12 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Orchid Place Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Orchid Place Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Orchid Place Condos is the kind of building buyers drive past on the way to the newer Daniels mid-rises next door, and some of them should stop. It is a small, low-rise corporation from 2017 with parking in the fee, two-bedroom plans and almost no amenities to pay for. Whether that is a bargain or a compromise depends on how you live. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Orchid Place Condos is a low-rise condominium of 105 homes at 80 and 90 Orchid Place Drive and 1070 Progress Avenue in Malvern East, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area. It was built in 2017 and registered on 27 December 2017 as TSCC-2632. Condos.ca lists FirstService Residential as manager and does not name a developer. Maintenance fees include common elements, building insurance and parking. Suites run from about 514 to 1,072 sq ft.

A small, low-rise corporation

Orchid Place is not a tower or a mid-rise. Condos.ca classes it as a low-rise of 105 homes spread over three addresses, two on Orchid Place Drive and one on Progress Avenue. That size cuts both ways: there are fewer owners to share big repairs, but there is also less common area and equipment to maintain.

Condos.ca records the building as two storeys, while suite numbers on current listings run into the 300s. I could not confirm the exact format from public sources, so check the floor plan and ask the listing agent which level the suite is on and whether it has stairs inside. That changes who the suite suits more than the square footage does.

I also could not confirm the developer. Condos.ca leaves that field blank and I found no reliable builder record online, so ask for the original disclosure documents or the declaration if the builder’s track record matters to you.

Sizes and layouts

Suites run from about 514 to 1,072 square feet. At the larger end, that is real family space for a condominium in this part of Scarborough, and current listings lean toward two-bedroom plans.

In a low-rise building, ask about outdoor space. Ground-level suites often get a patio and upper suites a balcony or terrace, and the declaration will say whether that space is exclusive-use common element you are responsible for keeping clean and clear. Also ask where your locker is, if there is one, because condos.ca does not list lockers here.

Barbecues are permitted, according to condos.ca, which is not a given in Toronto condominiums. Confirm the rules for fuel type and where they can be used before you buy one.

What an eight-year-old low-rise needs next

A building registered at the end of 2017 is past the builder’s warranty period and is now funding its own repairs. For the next decade, the items that usually come up in a low-rise of this age are roofing, caulking and sealants around windows and doors, paving, and the garage or parking surface if there is one.

None of that is a red flag on its own. What you want to see is a recent reserve fund study that names these items, puts a realistic date and cost on each, and a budget that is actually contributing what the study recommends. Low fees in a young building can mean good management, or they can mean contributions that have not caught up yet.

The status certificate will tell you the current reserve fund balance and whether any increase or special assessment is planned. Read the last year of board minutes as well. In a 105-home corporation, a single large repair is felt by every owner, so it pays to know what is coming.

Living next to a newer community

Orchid Place sits beside Daniels FirstHome Markham Sheppard, a community of three six-storey wood-frame mid-rises and townhomes on former TTC land at Sheppard Avenue East and Markham Road. That project registered in 2021 and brought several hundred new homes to the block.

For an Orchid Place owner, that is mostly good news. More households on the block support local retail, and the Daniels project added landscaped outdoor space nearby. It also means you are competing with a larger, newer building when you sell or rent, so presentation and price matter.

Day to day, this is a car-oriented corner. Highway 401 is a short drive, Centennial College is close, and errands along Markham Road and Sheppard are easy by car. The transit panel on this page shows the nearest stops.

What Orchid Place costs, and what the fee covers

Condos.ca shows an average of about $557 per square foot here. That is noticeably below what newer mid-rises nearby ask, and well below Toronto’s new-construction pricing.

At the time of writing there were four suites for sale, asking between $489,900 and $585,000, with five more for rent. Maintenance fees on the listings for sale ran from $486 to $590 a month.

The fee covers common elements, building insurance and parking. Heat, hydro and water are not on the condos.ca inclusion list, so ask for recent utility bills and add them to your monthly cost before you compare with the Daniels buildings next door. Parking in the fee is a real saving in a car-dependent location, since you are not paying a separate monthly charge.

One more point on value. With so few amenities, most of your fee goes to insurance, management, grounds and the reserve fund rather than to running a gym or party room. That is the efficient case for a building like this. Ask to see the reserve fund study to confirm the contributions are keeping pace.

Amenities at Orchid Place Condos

BBQ permittedBike storageVisitor parking

This is a building with almost no shared facilities: bike storage, visitor parking and permission to barbecue. If you want a gym or a party room, look next door; if you would rather not pay for them, that is the point of Orchid Place. Fewer shared facilities also means fewer things to break, fewer bookings to manage and less staff on the payroll, which is a large part of why fees here stay where they are. Bike storage is handy for students heading to Centennial College.

Jatin’s honest take on Orchid Place Condos

Who this building suits

Owner-occupiers who drive, want two bedrooms, and would rather keep fees and amenities simple. It also suits buyers moving up from renting in the area who want a newer building than the 1980s and 1990s stock without paying mid-rise prices. Students and staff at Centennial College make the rental pool steady.

What I’d want you to check

Confirm the suite’s level and whether it has internal stairs, since public records are not clear on the building format. Ask for utility bills, because heat, hydro and water are not on the inclusion list. Read the declaration for exclusive-use patios and terraces, and review the reserve fund study, board minutes and the status certificate. If the developer matters to you, ask for the original disclosure documents, as I could not confirm who built it.

The value question

At about $557 per square foot with parking included, Orchid Place is one of the cheaper ways into an eight-to-ten-year-old condominium in Scarborough. You give up amenities and some resale buzz compared with the Daniels buildings next door. For a buyer who plans to live here and drive, I think that is a fair trade, provided the reserve fund is healthy. If you are buying to rent out, compare the listed rents with the five suites currently for rent before you set your number.
