Renters, Airbnb and elevators at 50 Silverbell Grove Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 50 Silverbell Grove Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 50 Silverbell Grove Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

50 Silverbell Grove is a 28-home townhouse complex from 1978 on a short residential street in Malvern, near Neilson Road and Sewells Road. Listings here describe two-storey homes over basements, with garages built in, which is a lot of house for a condominium. The size of the corporation is what I would think hardest about. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
50 Silverbell Grove Townhouses is a low-rise condominium townhouse complex of 28 homes at 50 Silverbell Grove (also written Silver Bell Grove) in the Malvern East neighbourhood of Scarborough, Toronto, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Neilson Road and Sewells Road. It was built in 1978, and the condominium corporation, YCC-436, was registered on 21 November 1978. Condos.ca lists No. 1 Simply Property Management Ltd. as the manager, with a parking garage, visitor parking and barbecues permitted. It does not name a builder or list what the fee includes.
50 Silverbell Grove Townhouses at a glance
Two-storey homes with basements and garages
The listings I have reviewed at 50 Silverbell Grove describe two-storey townhouses over a basement, with a garage built into the home, a private driveway and a backyard, and some of them are end units. That is much closer to a freehold townhouse than to a condo apartment.
Condos.ca also lists a parking garage and visitor parking for the complex. Confirm whether the garage listing refers to the built-in garages or to a separate shared structure, because a shared garage is a significant reserve fund item.
Finished basements are common in this kind of home, and they add real space for a family room, an office or a guest room. Check whether any basement bathroom or bedroom was added with permits, and look for signs of past water in the lower level. A 48-year-old foundation deserves a careful look from your inspector.
A 28-home corporation
Twenty-eight homes is very small for a condominium. Decisions can be quick and owners know the board, but a roofing programme or a repaving job is split only 28 ways, so the reserve fund study and the budget deserve real attention.
Condos.ca lists No. 1 Simply Property Management Ltd. as the manager. Ask for the current budget, the latest reserve fund study and recent board minutes, and read them for planned exterior work and how it will be paid for.
The corporation, YCC-436, was registered on 21 November 1978. Ten days later, 170 Wickson Trail Townhouses registered nearby as YCC-437. I could not confirm whether the same builder put up both, and condos.ca names none, so treat them as separate corporations with their own finances.
In a complex this small, owner participation matters. Ask how many owners sit on the board, how often it meets, and whether the annual general meeting reaches quorum. A board that struggles to fill its seats is worth knowing about before you buy, because you may be asked to join it.

Fees, and what you pay yourself
Condos.ca does not publish a list of what the fee covers here, so I will not guess at it. The budget and status certificate will show it. In a townhouse with its own furnace and garage, owners usually pay their own heat and hydro, but confirm water and anything else before you budget.
Listings describe homes with their own equipment, such as air conditioning and a water heater. Ask the seller for the age of each, and whether the water heater is owned or rented, because a rental contract transfers with the home and adds a monthly cost.
Your own insurance covers contents, improvements and liability. Ask the corporation what deductible it carries, and make sure your policy covers it, since owners are often charged that deductible when a claim starts inside their unit.
Silverbell Grove and Malvern
Silverbell Grove is a short residential street with this townhouse complex and Park Vista, a 10-storey condominium at 8 Silver Bell Grove. Listings here point to Wickson Trail Park and the Malvern Community Recreation Centre as nearby draws, and the data panel on this page lists the nearest parks, schools, shops and transit.
The transit picture is changing on both sides of the neighbourhood. The City’s planned Scarborough East Rapid Transit line would run 18.6 kilometres from Kennedy Station to Malvern Town Centre, with 27 stops, passing the University of Toronto Scarborough campus on the way. It is still in planning, with no construction or opening date.
The Line 2 East Extension is already under construction, with its new terminus at Sheppard Avenue and McCowan Road. Tunnel boring started from that site in January 2023. The City has not published an opening date, but when it opens, this part of Scarborough gets a direct subway link to the rest of the city.
Malvern today is a car-friendly, family neighbourhood rather than a walk-to-everything one. The transit projects should change that over time, but buy for the commute you have now.
What 50 Silverbell Grove costs
When I checked, nothing was listed for sale or lease here, and condos.ca does not publish a price per square foot for the complex, so there is no asking range to quote.
With 28 homes, sales are rare, and a single sale can swing the averages. Use the aggregate figures in the panel on this page, and ask me for a building sold report that brings in comparable townhouses nearby.
The obvious comparisons are 170 Wickson Trail Townhouses, registered the same month, freehold townhouses in Malvern, and the apartment suites at Park Vista if you are weighing a tower against a townhouse. A freehold removes the fee but puts every roof and window on you; a tower bundles more into its fee but gives up the garage and the yard.
Inside the complex, condition and finishes will move the price most: the kitchen and bathrooms, the basement, the furnace and the windows where the owner is responsible for them.
Small complexes also have few listings, so a well-kept home can move quickly when one appears. Have your financing ready and build enough time into your conditional period for your lawyer to review the status certificate properly.

Amenities at 50 Silverbell Grove Townhouses
The amenities are the practical ones a townhouse owner actually uses: parking, visitor spaces and permission to barbecue in the backyard. There are no shared facilities to staff or repair, so the fee should be going mostly to the buildings, the grounds and the reserve fund.
Jatin’s honest take on 50 Silverbell Grove Townhouses
Who this building suits
Families who want a house-like townhouse with a basement, garage and yard in Malvern for less than a freehold, and buyers moving up from a condo apartment who want space without a full house to maintain. The very small complex suits people who like knowing their neighbours.
What I’d want you to check
Read the reserve fund study closely, because 28 owners share every big project, and check the minutes for planned roof, window or paving work. Confirm what the fee includes and what the owner maintains under the declaration. Have your inspector look at the basement, foundation, furnace and electrical, and ask whether the water heater is rented.
The value question
I have no published price per square foot or active listings to anchor on, so value here comes down to the home’s condition and the corporation’s health. A well-run complex with this much space per home is a strong way into Malvern. A thin reserve fund in a 28-home corporation is the one thing that would make me hesitate.
