Leases 24%Sales 76%

Mostly owner-occupied. Of 25 deals here in the last 24 months, 6 were leases and 19 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Gates of Guildwood?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Gates of Guildwood

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Gates of Guildwood is the building I show to downsizers who are leaving a house and refuse to move into a shoebox. The suites here start at roughly 900 square feet and run past 2,600, and the monthly fee covers heat, hydro, air conditioning, cable, parking and water. The fee looks large on paper, and the work is figuring out whether it is actually large once you add up what it replaces. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Gates of Guildwood is a 15-storey, 203-suite high-rise condominium at 20 Guildwood Parkway in the Guildwood neighbourhood of Scarborough, Toronto. The condominium corporation is MTCC-873, registered on 14 February 1990; condos.ca gives the build year as 1990 and another listing portal gives 1991. Del Property Management is listed as the manager. The maintenance fee includes common elements, heat, hydro, air conditioning, cable TV, building insurance, parking and water.

A building named for the gates at the village entrance

Guildwood Village was planned from 1957 onward on land sold by Rosa and Spencer Clark, the couple behind the Guild of All Arts and the Guild Inn. The subdivision was designed around winding streets, buried utility lines and as many mature trees as could be saved, and it still reads that way today.

Where Guildwood Parkway meets Kingston Road, the village entrance is marked by iron gates salvaged from the Stanley Barracks after their demolition in 1953. The building’s name points straight at them. That matters for one practical reason: you are living at the edge of a quiet, low-rise, tree-heavy enclave rather than in a tower district, so the views and the street life are suburban, not urban.

Gates of Guildwood has a sister building at 10 Guildwood Parkway, marketed as Gates of Guildwood II. They are separate corporations, so compare their status certificates separately rather than assuming the two are run the same way.

Suite sizes that belong to another era

The size range is the headline. Condos.ca records suites from about 912 to 2,699 square feet, which means even the smallest plan here is larger than most two-bedrooms in a new downtown tower. Most of what comes up is one-plus-den, two-bedroom and two-plus-den, with larger penthouse-level plans at the top.

A one-plus-den in the 900 to 1,000 square foot band is a common entry point, and the den in buildings of this vintage is often a real room rather than an alcove. Walk it with your furniture in mind: these are plans built for people moving out of houses, with proper dining areas and closets.

Expect original or partly renovated interiors in many suites. A building registered in 1990 has had more than three decades of owners, so condition varies widely from one suite to the next, and the asking price usually reflects the kitchen and bathrooms more than the floor plan.

Parking is part of the fee and the building has an underground garage plus visitor parking. What I could not confirm is how many spaces come with each suite or whether lockers are owned or assigned. For a downsizer bringing two cars, or a basement’s worth of storage, ask the listing agent and check the parking and locker units in the status certificate before you firm up.

Who owns the history: developer and records

Sources disagree on who built it. Condos.ca does not name a developer, while REW lists Tridel. I would not lean on a brand name for a building this old anyway. What tells you how it has been run is the paper trail: the reserve fund study, the last few years of budgets and the board minutes.

The same applies to the build year. The corporation was registered in February 1990, condos.ca says 1990 and REW says 1991. The small gap does not change much, but it does tell you this building is now in the stage where original systems such as windows, balcony doors, boilers, chillers, elevators and the garage membrane are being replaced or planned for.

Daily life at Kingston Road and Guildwood Parkway

This is a car-optional address only if you are comfortable with buses and GO. Guildwood GO Station serves the Lakeshore East line, and Kingston Road runs along the north edge of the village with its strip retail and services.

The draw is everything south of the building. Guild Park and Gardens, with its collection of architectural fragments rescued from demolished downtown buildings, sits at the south end of the village above the Scarborough Bluffs. For buyers who walk every day, the combination of a quiet subdivision, a large waterfront park and a building with a security guard at the door is the real case for living here.

What the fee buys and what suites are asking

Condos.ca puts the building average at about $602 per square foot. That is low by Toronto standards, but the large suite sizes mean total prices are higher than the per-foot figure suggests.

When I checked, eight suites were for sale, asking between $569,999 and $1,225,000. Fees on those listings ran from about $784 to $1,802 a month, roughly $0.84 per square foot on average. Before you react to that number, remember what it covers: heat, hydro, air conditioning, cable, parking and water. In a newer building you would pay most of those on top of a lower fee.

My rule here is to do the full monthly comparison, not the fee comparison. Add a realistic hydro bill, internet and TV, and a parking charge to a newer building’s fee, then compare. On a 1,300 square foot suite the gap often shrinks a lot. If you want a building-specific sold history, my building sold report pulls the aggregate numbers.

Condos.ca lists a party room, guest suites, a sauna, a security guard and an underground garage; REW also lists a gym and a pool, so confirm on a tour what is actually operating. Guest suites are more useful than they sound for downsizers, because family visiting from out of town can stay in the building.

Jatin’s honest take on Gates of Guildwood

Who this building suits

Downsizers above all: people leaving a Guildwood or West Hill house who want to stay in the neighbourhood, keep their dining table and stop managing a roof and a furnace. It also suits buyers who like predictable costs, because with almost every utility in the fee the monthly number does not swing much between July and January.

What I’d want you to check

Start with the reserve fund study and the capital plan. A building from 1990 with an all-inclusive fee carries the cost of central heating, cooling and electricity for every suite, so ask how energy costs have moved in recent budgets and whether any large projects are scheduled. Sources also disagree on pets: condos.ca lists a pet restriction while REW says cats and dogs are allowed, so read the declaration and rules in the status certificate before you bring an animal. Finally, inspect the suite itself carefully, since renovation quality varies a lot.

The value question

At around $600 per square foot with utilities included, this is a lot of space for the money compared with anything newer in the east end. You give up modern finishes and pay a fee that will keep rising with energy prices. For a buyer planning to stay for years in a large suite, I think the trade is a good one, provided the reserve fund is healthy and the suite you buy does not need a full renovation you have not priced in.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
