Living here
Renters, Airbnb and elevators at Platinum Rouge
Do mostly owners or renters live here?
Mix of owners and renters. Of 24 deals here in the last 24 months, 11 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Platinum Rouge?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Platinum Rouge
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Platinum Rouge is the building I point to when a buyer asks where in Toronto they can still get 1,000-plus square feet for about the price of a downtown one-bedroom. It is a 1991 tower at the very east end of Sheppard Avenue, a few minutes from Rouge National Urban Park, and almost every utility sits inside the monthly fee. You give up a short commute; you gain space, green space and a predictable budget. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Platinum Rouge is a 12-storey, 227-suite high-rise condominium at 11753 Sheppard Avenue East in the Rouge area of east Scarborough, Toronto, near Sheppard Avenue East and Kingston Road. It was built in 1991 by Marchant Building Corporation, and the condominium corporation is MTCC-994, registered on 1 November 1991. Goldview Property Management is listed as the manager. The maintenance fee covers common elements, heat, hydro, water, air conditioning, cable TV, building insurance and parking.
Platinum Rouge at a glance
A 1991 tower built around big suites
The defining fact about Platinum Rouge is suite size. Recorded suites run from about 966 to 1,361 square feet, and there are no small studios or compact one-bedrooms in that range. This is a building of two-bedroom and two-plus-den plans, which is what late-1980s and early-1990s Scarborough towers were designed for: families and downsizers moving out of houses, not investors buying shoeboxes.
Listing descriptions here regularly mention a solarium off the living area, ensuite laundry and two full bathrooms. The solarium is the useful part. In a 1,200-square-foot plan it gives you a real home office or reading room with light on three sides, without stealing from a bedroom.
Exposure matters more than usual in a 12-storey building surrounded by low-rise housing. South-facing suites take in strong natural light and, from the upper floors, open views over the surrounding houses and trees, since little nearby is tall enough to block them. Interiors vary a lot after 35 years of owner renovations, so judge each suite on its own kitchen, bathrooms and flooring rather than on the building’s average.
The developer, Marchant Building Corporation, is not a name most buyers will recognize today, and there is little public record to research. In a building this age that matters less than usual: 35 years of operating history, reserve fund studies and board minutes tell you far more than a builder’s brand would.
The fee covers almost everything, including hydro and cable
Fee inclusions are where this building separates itself. The monthly fee covers common elements, heat, hydro, water, central air conditioning, building insurance, parking and even cable TV. Most newer buildings bill hydro and heat to your own meter and charge parking separately, so a direct fee comparison against them is misleading.
Current listings show fees of roughly $856 to $954 a month. Against suites of 1,000 to 1,300 square feet, that works out to something like 70 to 95 cents a foot, depending on the suite. Once you strip out the hydro, heat and cooling you would otherwise pay yourself on a suite this size, the effective cost of running the building is reasonable.
The flip side of all-inclusive fees is that the corporation carries the energy risk. When utility rates rise, everyone’s fee rises with them, regardless of how careful each owner is. Ask how the last three budgets moved and why.

Pool, tennis and a staffed front desk
The amenity list is the classic package of its era: an indoor pool, a sauna, an exercise room, a tennis court, a party room, landscaped grounds, a concierge and security staff. A tennis court in particular is something almost no recent Toronto condo has built, because of the land it takes.
These are also the amenities that cost the most to keep up. A pool, its mechanical room and an outdoor court all need periodic rebuilding, and in a 1991 building some of that work is either done or coming. The reserve fund study will show which.
Living at the east edge of the city
This is the far east end of Toronto. The building sits near Sheppard Avenue East and Kingston Road, in an area that real estate boards file under West Hill and condo sites file under Rouge. The address is a reminder of how far east you are: Sheppard numbers climb past 11,000 only out here.
The draw is nature. Rouge National Urban Park, one of the largest urban parks in North America, has its trails, marshland and Lake Ontario beach within a short drive, and the Port Union waterfront trail is close by. If your weekends involve hiking, cycling or a dog, this location is a genuine advantage over anything in the core.
Daily errands mostly mean a car or a bus. Highway 401 is close for drivers, and GO trains run on the Lakeshore East line to the south; the transit details are in the data panel on this page. Anyone commuting downtown daily should test the trip at rush hour before buying.
What Platinum Rouge costs per square foot
The building average sits around $425 per square foot, which is low even by east Scarborough standards and a fraction of what newer Toronto condos ask. The low per-foot number is partly the age of the building and partly the large suite sizes; big suites always price lower per foot than small ones.
When I checked, four suites were for sale with asking prices from $490,000 to $500,000, a remarkably tight range, and one was for rent. Asking prices are not sale prices, so ask me for the building’s recent sold numbers before you set an offer. In a building where every listing is a similar large two-bedroom, the difference between suites usually comes down to floor, view and how recently the kitchen and bathrooms were redone.
Put the price and fee together and the value case is clear: roughly half a million dollars buys a two-bedroom-plus suite of well over 1,000 square feet with parking and most utilities covered. The questions are about the building’s condition, not the arithmetic.

Amenities at Platinum Rouge
For a building of this price, the amenity list is generous: you can swim, play tennis and use a gym without leaving the property. The trade-off is that all of it is paid for through the fee, so its upkeep belongs in your due diligence.
Jatin’s honest take on Platinum Rouge
Who this building suits
Downsizers coming out of a house who want real square footage and no utility bills to juggle. Also families who need two bedrooms plus a solarium office on a budget, and anyone who values Rouge Park and the waterfront trail more than a short drive to downtown.
What I’d want you to check
This is a 1991 building, so read the reserve fund study for the big-ticket items: windows and balcony doors, the garage membrane, elevators, the pool and the tennis court surface. With hydro, heat and cooling in the fee, ask how the corporation’s utility costs have trended and whether energy retrofits are planned. Condo sites list a pet restriction, so check the declaration and rules before you bring an animal.
The value question
At around $425 per square foot with nearly every utility included, Platinum Rouge is one of the cheapest ways to get a large suite in Toronto. It is not a building that will gain from a new subway any time soon, so buy it for space and lifestyle, not for a quick appreciation story. If the status certificate is clean, I think it is solid value for an owner who plans to stay.
