Living here
Renters, Airbnb and elevators at Presto Modern Towns
Do mostly owners or renters live here?
Renter-heavy building. Of 33 deals here in the last 24 months, 31 were leases and 2 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Presto Modern Towns?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Presto Modern Towns
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Presto Modern Towns is one of the very few brand-new condo options in Malvern: 232 townhouse homes by Ambria Homes at Tapscott Road and McLevin Avenue, registered at the end of 2024. The fees are low and the asking prices sit well under what most of Toronto charges for a new two-bedroom. The questions worth asking are about a corporation that is less than two years old, not about the finishes. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Presto Modern Towns is a 232-home townhouse condominium at 155-165 Tapscott Road, 235-255 McLevin Avenue, 25-35 Priya Lane and 30 Liben Way in Malvern West, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area of Toronto. It was developed by Ambria Homes and designed by SRN Architects, with landscape architecture by STUDIO tla. It was completed in 2024 and registered on 6 December 2024 as TSCC-3089. Condos.ca records the buildings as two storeys, while UrbanToronto lists them as three-storey townhouse blocks. Condos.ca does not list fee inclusions or amenities for the corporation.
Presto Modern Towns at a glance
New construction in a neighbourhood that rarely gets it
Most of what you can buy in Malvern was built in the 1970s and 1980s: townhouse complexes from the neighbourhood’s first planned years and the Mayfair on the Green towers further along McLevin Avenue. Presto Modern Towns is the exception. It sits on the southeast corner of Tapscott and McLevin and is one of the few condominiums completed in Malvern in recent years.
Ambria Homes built it as a cluster of low townhouse blocks set along new internal streets, which is why the addresses include Priya Lane and Liben Way as well as the two main roads. UrbanToronto credits the architecture to SRN Architects, a Vaughan firm whose work includes other stacked-townhouse projects in Toronto, and the landscape to STUDIO tla.
For a buyer, newness changes the checklist. You are not looking at 40-year-old windows or a tired garage. You are looking at a corporation that has only just been handed over by the developer, a budget that the developer set, and warranty deadlines that are running now.
How many storeys, and how many homes? The sources disagree
Condos.ca records 232 homes in TSCC-3089 and describes the buildings as two storeys. UrbanToronto’s project file describes ten three-storey blocks, roughly 13.5 to 18.3 metres tall, with unit counts that add up to about 298 homes. Condos.ca also keeps a separate page for a Presto Towns Phase 1 at 165 Tapscott Road.
My reading is that the project was built in more than one phase and that this corporation covers part of it, but I could not confirm from public sources exactly which blocks belong to TSCC-3089. That matters more than it sounds. If there are two corporations, they will have separate budgets, separate reserve funds and possibly a shared-facilities agreement for roads, landscaping or services. Ask for the declaration and any shared-facilities agreement with the status certificate.
The storey count is the same kind of question. The listings I saw cluster around 700 to 799 square feet for a two-bedroom, which is consistent with a stacked or back-to-back plan where one home sits above another. Before you book a showing, ask the listing agent which level the home is on, whether it has its own entrance, and whether it includes a terrace or rooftop space.

A young corporation: the paperwork that matters now
Under Ontario’s Condominium Act, a new corporation has to commission a performance audit of the common elements between six and ten months after registration, and it needs its first reserve fund study within its first year. For a corporation registered in December 2024, both should now exist. Ask for them. The audit is where problems with roofs, drainage, grading or building envelope are first written down, and it is the basis for warranty claims on the common elements.
Tarion warranty coverage is also on a clock. The two-year coverage for items such as water penetration through the building envelope and defects in electrical, plumbing and heating systems runs from each home’s original possession date, and for homes that closed in 2024 it ends during 2026. The seven-year major structural coverage runs longer. Warranty coverage transfers to a resale buyer for whatever term remains, so ask whether any claims are open on the home you are buying.
Finally, read the current budget closely. The first-year budget of any new condominium is prepared by the developer, and owners’ boards often find it needs adjusting once real operating costs are known. A low fee today is good news only if the reserve fund study supports it.
Tapscott and McLevin, day to day
This is a car-and-bus corner of northeast Scarborough. Malvern Town Centre, the neighbourhood’s main mall, is close by on Tapscott Road, and the plazas along Neilson and Sheppard cover groceries and services. The Rouge Valley and Rouge National Urban Park are a few minutes east by car, which is the area’s real outdoor asset, and Highway 401 is close for commuters.
Two things may change the area over the next decade. The City is reviewing a phased plan to redevelop Malvern Town Centre into residential towers with retail and a large new park, and the planned Eglinton East LRT, now being studied as Scarborough East Rapid Transit, includes a branch to Malvern Town Centre. Neither is funded to completion or has a date, so I would treat them as possible upside rather than a reason to pay more today.
Inside the complex, position matters. Homes facing Tapscott Road or McLevin Avenue take more traffic than those on the internal lanes, and ground-level homes trade privacy for a door at grade. Walk the site at rush hour and after dark before you choose between two similar listings.
What Presto Modern Towns is asking, and the fee question
When I reviewed the building, condos.ca showed 16 homes for sale and 5 for rent. Of the active listings I could see in detail, every one was a two-bedroom, and asking prices ran from $425,000 to $548,888. That is a narrow range for a complex this size, which tells me most of the homes are similar in plan and size, and that you will be competing with other sellers in the same building.
Fees on those listings ran from about $249 to $340 a month, which works out to roughly $0.40 per square foot. That is very low by Toronto standards and is typical of townhouse condominiums with no amenity building to run. Condos.ca does not list what the fee covers, so assume you pay your own utilities until the status certificate says otherwise, and confirm whether parking is owned, included or rented.
With so many similar homes listed at once, I would price any offer against the other active listings here first, then against newer stacked townhouses elsewhere in Scarborough. Floor level, exposure, outdoor space and parking will explain most of the spread. The data panel on this page shows what has actually sold.

Jatin’s honest take on Presto Modern Towns
Who this building suits
First-time buyers and young families who want new construction and a ground-oriented home for well under the price of a new two-bedroom in central Toronto, and who are comfortable relying on a car. It also suits buyers moving from an older Malvern high-rise who want lower fees and a front door of their own.
What I’d want you to check
Ask for the performance audit, the first reserve fund study, the current budget, the declaration and any shared-facilities agreement with another phase. Confirm which level the home is on, what outdoor space comes with it, and how parking and lockers are held. Check whether any Tarion claims are open or the two-year window has closed on the home you are buying.
The value question
At these asking prices and fees, the monthly cost of owning here is hard to match in Toronto. The risk is not the building’s age but its youth: an untested budget and a lot of near-identical homes competing for buyers. If the audit and reserve study are clean, I think this is a sensible entry point to ownership; if fees are about to rise, price that in.
