Living here

Renters, Airbnb and elevators at 121 Charlton Settlement Avenue Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 121 Charlton Settlement Avenue Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 121 Charlton Settlement Avenue Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The 33 townhouses at 105 to 139 Charlton Settlement Avenue and 66 to 88 Shining Star Crescent are small, quiet and easy to overlook. They were registered in 2002, two years after the near-identical complex across the street, and they rarely come up for sale. What makes them worth a look now is the new rail hub a short trip away at Mount Dennis. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

121 Charlton Settlement Avenue Townhouses is a condominium townhouse complex of 33 homes at 105 to 139 Charlton Settlement Avenue and 66 to 88 Shining Star Crescent in the Mount Dennis neighbourhood of the former City of York, Toronto, near Jane Street and Weston Road. It was built in 2002, and the condominium corporation is TSCC-1480, registered on 12 December 2002. Condos.ca lists Cheval Property Management as the property manager. Condos.ca does not list the developer or what the fees include.

The second of two Charlton Settlement complexes

Charlton Settlement Avenue has two condominium townhouse complexes facing each other. This one, TSCC-1480, takes the odd numbers from 105 to 139 and wraps onto Shining Star Crescent from 66 to 88. The other, MTCC-1326, covers 100 to 120 Charlton Settlement and 21 to 71 Rivers Edge Drive and was registered in 2000.

Both are managed by Cheval Property Management, according to condos.ca, and from the street they read as one development. They are not. Each has its own declaration, budget, reserve fund and board, and their fees and repair schedules can differ even if the homes look the same.

Shining Star Crescent needs extra care. Condos.ca lists other homes on that street, including 17 and 23 Shining Star Crescent, under a separate townhome grouping, and some addresses may be freehold. Only 66 to 88 belong to this corporation, so check the corporation number on every listing.

Thirty-three owners and a 24-year-old exterior

A complex this small spreads its costs across very few owners. A roof programme or a window replacement split 33 ways is a noticeable amount for each household. If the reserve fund has kept pace, that is manageable. If it has not, the gap shows up as fee increases or a special assessment.

At 24 years old, the complex is approaching the window where roofs, windows, exterior doors and paving tend to come due. Some of that work may already have been done. The reserve fund study will show what has been replaced, what is scheduled, and whether the money to pay for it is actually there.

Small corporations also depend on a few owners willing to serve on the board. Read the last year of board minutes to see how often the board meets, whether projects are being deferred, and how the manager reports. Those minutes tell you more about your future costs than the listing does.

What daily life looks like here

These are multi-level townhouses on short residential streets, so the daily feel is closer to a subdivision than a condo building. Condos.ca records the complex as one storey, which is how its database treats many townhouse complexes, so measure the home and ask whether the listed area includes the lower level.

The big local change is transit. Mount Dennis station, on Eglinton Avenue West between Weston Road and Black Creek Drive, opened in November 2025 for GO Kitchener line trains and the UP Express to Pearson. Line 5 Eglinton started running there on 8 February 2026, with Mount Dennis as its western end. The data panel on this page shows the distance from these homes.

Weston’s village main street on Weston Road is to the north, with its own GO and UP Express stop at Lawrence. To the west is the Humber River valley, which gives this pocket a green edge and a long trail system close to home. The station itself reuses the old Kodak Building 9 from the Kodak Heights plant that operated here until 2006.

Who fixes what: read the declaration

In a townhouse condominium, the declaration decides who pays for which parts of the home. Some declarations make the corporation responsible for roofs, windows, doors and decks. Others leave some of those items to each owner, even though they sit on the outside of the building. Two complexes on the same street can answer this differently.

That is why I would not assume this corporation works the same way as the one across the street. Ask the manager for the maintenance and repair schedule, and check whether driveways, fences and backyard areas are exclusive-use common elements, which you use but the corporation owns.

The answer affects both your monthly fee and your own repair budget. A low fee in a complex where owners pay for their own windows is not cheaper than a higher fee where the corporation does.

Pricing in a 33-home complex

At the time of writing there were no homes listed for sale or lease here, and condos.ca did not publish a building price per square foot. In a complex this size, there may be only one or two sales in a year, so any single sale moves the averages a lot.

Start with the recorded sales and leases in the data panel on this page. The most useful comparison is the complex across the street at 100 to 120 Charlton Settlement and 21 to 71 Rivers Edge Drive, which is two years older and similar in format. Compare the fees as well as the prices, because the two corporations may have funded their reserves differently.

Then compare with small freehold houses in Mount Dennis and Weston. If a freehold house costs only a little more, it may be the better long-term buy because there is no monthly fee. If the gap is wide, the townhouse is the cheaper way into house-style living near the new station. I can pull these comparables for you through my building sold report.

Jatin’s honest take on 121 Charlton Settlement Avenue Townhouses

Who this building suits

Families who want a townhouse with a private entrance and bedrooms on their own floor, and commuters who can use the new rail links at Mount Dennis to reach the airport, midtown or Union. It also suits buyers who prefer a small, quiet complex to a large one.

What I’d want you to check

Confirm the home is in TSCC-1480 and not in the complex across the street or a freehold home on Shining Star Crescent. Read the reserve fund study and the status certificate with roofs, windows and paving in mind, and ask what the corporation maintains under this declaration. Read recent board minutes, confirm what the fee includes, since condos.ca does not list it, and look at how much the fee has risen over the last few years.

The value question

The value case is the same as for its neighbour: house-style living near a brand-new rapid transit hub at a townhouse price. The small size cuts both ways. Fewer owners means fewer voices and lower shared overhead, but each large repair weighs more on each household. With a healthy reserve fund, I think it is a sound long-term hold for an owner-occupier.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
