Living here
Renters, Airbnb and elevators at 345 Driftwood
Do mostly owners or renters live here?
Mostly owner-occupied. Of 20 deals here in the last 24 months, 4 were leases and 16 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 345 Driftwood?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 345 Driftwood
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

345 Driftwood is where some of the lowest asking prices for a two-bedroom condo in Toronto sit, and the fee covers your hydro, heat and parking on top. That combination is the whole story here, along with an outdoor pool. The catch is a high fee per square foot and a 1972 corporation you need to understand before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
345 Driftwood is a 12-storey, 300-suite condominium at 335 to 353 Driftwood Avenue in the Black Creek neighbourhood of North York, Toronto, north of Finch Avenue and west of York University. It was built in 1972 and registered on 2 February 1972 as York Condominium Corporation 70 (YCC-70). Condominium Living Management is listed as the manager; the developer is not recorded. Fees include common elements, heat, hydro, water, building insurance and parking.
345 Driftwood at a glance
A large 1972 corporation under several addresses
This is a big building by any measure. Condos.ca records 12 storeys and 300 suites under one corporation, YCC-70, registered in February 1972, with addresses running from 335 to 353 Driftwood Avenue. I could not confirm how many separate towers or entrances that covers, so check which address and lobby the suite you are considering belongs to.
The developer is not recorded in the sources I reviewed. What the registration date does tell you is that this was one of the first generation of Toronto condominiums, built during the period when North York was planning the Jane and Finch area as a dense, high-rise suburb.
Three hundred suites is a meaningful number for owners. Large projects such as a garage repair, new windows or a pool rebuild are shared across many households, which spreads the cost. It also means more owners to agree on decisions, and more traffic through shared spaces.
For a buyer, the practical question is how well the corporation has kept up with the work that a 50-year-old concrete complex needs. The status certificate will show the reserve fund balance and any special assessments, the reserve fund study will show what is coming over the next decade, and the board minutes will show how the board handles it. In a building this size, the minutes are usually long and detailed, so set aside time to read them properly.
Two-bedroom suites around 800 to 900 square feet
Every suite listed for sale when I checked was a two-bedroom marketed in the 800 to 899 square foot band. That is a comfortable size for a small family or for sharing, and larger than many two-bedrooms in new towers. Condos.ca does not record the building’s full range of sizes, so other layouts may exist.
Condition will vary widely in a building of this age. Some suites will have original 1970s kitchens and bathrooms, and some will be renovated. Ask about the age of the electrical panel, the windows and the plumbing in the suite itself, and whether any renovation needs board approval.
Older layouts here tend to include balconies and real closets, and fewer open-plan kitchens. Whether that appeals is personal, but it is worth walking through more than one suite so you can compare original and renovated versions.

The outdoor pool and the amenity budget
Condos.ca lists an outdoor pool, a sauna, a gym, a recreation room and barbecue permission, along with visitor parking and a security system. An outdoor pool is a genuine summer asset for families, and it is rare in this price range.
Pools cost money to run, staff and eventually rebuild, and that cost is part of why the fee here is high. When you read the budget, look at what the corporation spends on recreation, and what the reserve fund study says about the pool, deck and mechanical equipment.
If you rarely use a pool, think about whether you want to share its cost. If you have children, a summer pool can be worth more than any finish upgrade inside the suite.
Living near York University and the new Line 6
The building sits north of Finch Avenue in the area the city calls Black Creek, with York University and Black Creek Pioneer Village, the open-air heritage museum, to the east. Driftwood Park and the Driftwood Community Centre are local names you will see on the map.
Line 6 Finch West opened along Finch Avenue on 7 December 2025, with a stop named Driftwood. It connects east to Finch West station on Line 1 and west to Humber Polytechnic. For a building that was long dependent on buses and cars, that is a real change in daily convenience. The panel on this page shows the walking times.
Proximity to York University supports steady rental demand from students and staff. For an owner-occupier, check the panel’s owner and renter mix and the board minutes so you know how the building handles move-ins, noise and shared facilities.
Low prices, a high fee per square foot
Four suites were for sale when I prepared this review, asking from $299,777 to $358,900. With every listing in the 800 to 899 square foot band, that works out to under $450 per square foot, among the lowest in the city for a condo of this size.
Fees on those listings ranged from about $940 to $968 a month, roughly $1.13 per square foot. That looks steep next to a newer building at $0.60 to $0.80, but the comparison is uneven. Here the fee covers hydro, heat, water, building insurance and parking. Add your own electricity, heating and parking costs back onto a newer building before you compare.
The fee level still matters for resale and for qualifying for a mortgage, since lenders count it in your carrying costs. If you are deciding between this building and a nearby option, book a call and I will run the full monthly cost for both.

Amenities at 345 Driftwood
The outdoor pool is the standout, and it makes this one of the few low-priced buildings in the city where kids can swim in summer without leaving home. The gym, sauna and recreation room round out a practical package for a building of 300 suites.
Jatin’s honest take on 345 Driftwood
Who this building suits
First-time buyers who need two bedrooms at the lowest possible price, families who want a pool and predictable monthly costs, and buyers who work or study at York University. Investors also look here for the low entry price and the student rental market, but they need to model the high fee carefully.
What I’d want you to check
Read the status certificate, the reserve fund study and two years of board minutes. In a 1972 building with a pool, focus on the garage, windows, balconies, elevators, the heating plant and the pool itself. Ask how the energy cost in the budget has moved, since hydro is included. Confirm which address and entrance the suite uses, what parking comes with it, and any leasing or renovation rules. If several suites are for sale at once, ask the listing agents whether anything in the building is driving it.
The value question
Asking prices around $300,000 to $360,000 with hydro and parking included are hard to find anywhere in Toronto. The fee per square foot is high, so this is a building where you buy on total monthly cost, not on price alone. If the reserve fund is healthy, I think it is a reasonable entry-level purchase; if it is not, the low price will not save you.
