Living here
Renters, Airbnb and elevators at 444 Silverstone Drive Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 444 Silverstone Drive Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 444 Silverstone Drive Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

444 Silverstone Drive Townhouses is a 1970 complex of 142 condominium townhouses at the corner of Silverstone Drive and Albion Road, and it is one of the cheaper ways to get a family-size home with a garage space in Toronto. The thing that sets it apart from a typical older townhouse complex is the shared parking garage, and that garage is where I would start my due diligence. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
444 Silverstone Drive Townhouses is a condominium townhouse complex at 436 to 464 Silverstone Drive, 1667 to 1671 Albion Road and 2 to 22 Litchfield Court in north Etobicoke, Toronto, in the area Condos.ca files under West Humber-Clairville. It has 142 homes and was built in 1970. The condominium corporation is York Condominium Corporation No. 19 (YCC-19), registered on 31 August 1970, and it is managed by Maple Ridge Community Management. Listed features are a parking garage, visitor parking and permission to barbecue.
444 Silverstone Drive Townhouses at a glance
A 1970 complex built around a parking garage
Condos.ca lists a parking garage among the features here, along with visitor parking. In a townhouse complex, a shared garage is a different animal from individual driveways. It is a structure with a roof slab, waterproofing membrane, drainage, lighting, ventilation and doors, and the corporation pays to keep all of it working.
Garage structures of this age typically need membrane replacement, concrete repairs and drainage work at some point, and those are among the largest projects any townhouse corporation ever funds. Read the reserve fund study for the garage line items, see when the last major repair was done, and look in the minutes for any engineering reports.
Ask what the specific home gets: one space, two, or a space plus a driveway. Ask whether the space is exclusive-use common element under the declaration or assigned by the board, and how far it is from the front door.
Family-size homes in a 142-home corporation
This is a family complex. The homes that come up for sale include plans with four bedrooms, and Condos.ca lists barbecues as permitted, which tells you there is private outdoor space at many homes. Confirm the yard or patio for the home you are viewing.
The building data I had did not include suite sizes or a price per square foot. Ask the seller for a floor plan or measurement, and find out whether the basement is finished and whether it is counted in any size quoted.
At 142 homes, the corporation is large enough to spread major costs over many owners, but small enough that individual owners can follow what the board is doing. Maple Ridge Community Management is the listed manager. Ask how long they have run the complex and whether the board has changed managers recently.

Silverstone, Albion Road and Line 6
The complex sits at Silverstone Drive and Albion Road, with a short frontage on Albion and an inner court on Litchfield. Homes on Albion face a busy road; homes on Litchfield Court and the interior of the site are quieter. Location within the complex matters here.
Wikipedia describes the Silverstone area as the part of the Smithfield neighbourhood west of Martin Grove and north of Finch. Smithfield urbanized after the Second World War as part of the Rexdale district, and Albion Centre is the area’s main shopping mall.
Line 6 Finch West opened on 7 December 2025, an 11 kilometre light rail line along Finch Avenue West from Finch West station on Line 1 to Humber College, with stops at Martin Grove and Albion among others. For a commuter living here, it is the most important change to the area in decades.
Two other early condominiums sit close by: 43 Lexington Townhouses (YCC-10) and 2068 Martin Grove Road Townhomes (YCC-1). The panel on this page covers the transit stops, schools and parks nearby.
What a 56-year-old townhouse needs
The declaration decides who pays for roofs, windows, doors, fences and exterior walls. Read it before you price the home, because in older complexes owners are sometimes responsible for windows and doors and sometimes not.
For the home itself, hire an inspector who knows 1970 construction. Ask about the plumbing, the electrical panel and wiring, insulation and ventilation, and any older materials that need further assessment. Get the ages of the furnace, air conditioner and water heater, and ask whether the water heater is rented.
Then ask about alterations. Finished basements, moved walls and new patio doors are common after 56 years, and some need board approval under the declaration. Ask the seller for the paperwork.
Ask one more question that buyers often skip: what is the corporation’s insurance deductible, and when can the board charge it back to an owner? In older complexes with shared plumbing runs and a common garage, a water leak can cross several homes, and the answer decides who pays.
Pricing a family townhouse in north Etobicoke
Only one home was listed for sale when I checked, so I will not quote an asking price; a single listing is not a market. What I can say is that complexes of this age in this pocket of north Etobicoke trade well below freehold townhouses and semis nearby, which is the main reason families look here.
Fee inclusions were not published in the data I had. Ask exactly what the fee covers, because with a shared garage, visitor parking and 142 homes of grounds, insurance and exteriors, the fee is doing a lot of work. Then compare the all-in monthly cost against a freehold home with its own roof, insurance and snow clearing.
The best comparables are other 1970 townhouse corporations nearby, including YCC-10 and the larger YCC-25 on John Garland Boulevard. Use my building sold report for closed-sale aggregates.
Supply is the other factor. With one home on the market at a time, there is little to compare against inside the complex, and a well-kept home can sell quickly. Have your financing approved and your status certificate review lined up before you book showings, so you can move when the right home appears.

Amenities at 444 Silverstone Drive Townhouses
There is no gym or party room here, and the listed features are practical ones: a parking garage, visitor parking and permission to barbecue. For a family, covered parking and room for guests to park matter more day to day than a lobby amenity would.
Jatin’s honest take on 444 Silverstone Drive Townhouses
Who this building suits
This complex suits families who need three or four bedrooms and a parking space at a price well below a freehold house, and who are comfortable in an older home. It also suits buyers who commute along Finch now that Line 6 is running.
What I’d want you to check
Start with the parking garage: its condition, its last major repair and what the reserve fund study plans for it. Then read the declaration for who pays for windows and doors, and inspect the home for the plumbing, wiring and insulation typical of 1970. Choose a home off Albion Road if noise matters to you.
The value question
The value is real if the garage and the reserve fund are in good shape: a family-size Toronto townhouse with covered parking for well under freehold prices. If a large garage repair is coming and not funded, the fee or a special assessment will tell you. Ask before you offer, not after. Book a call and I will help you read the documents.
